Case Study on the Diagnosis and Repair for Window Condensation Problems in Apartment Buildings

There is a high risk of condensation on the window because insulation performance is relatively poor compared to opaque components of apartment building envelope. Condensation on the window may cause problems such as obstructing a view, damage to the interior finish, freezing in a colder climates, and so on, it is necessary to be prevented. Disputes and repairs caused by window condensation problems have occurred frequently after completion of apartment buildings. However, these have been done individually and confidentially, due to the conflict of interest between construction company and residents. The aim of this study is to share the dispute and repair case of window condensation problems for helping to objectify the diagnosis and repair process in similar cases. Test methods in both field and laboratory were presented to check whether the required performance prescribed in the specifications was satisfied. Repair measures according to the test results, and performance improvement effects were also presented.
