A Study on the Equilibrium-Pricing Mechanism of Apartment

The aim is to get comprehensive view point for the price of apartment. Apartment construction cost is the sun of land cost and building cost. Land price reflects the value of location where building stands. When the gap between price and affordability is narrow enough, effective demand promote apartment construction. The today's trends of rising price, which began in apartment housing, spreads to real estates market and finally overall consumer price. Problem is that price is decided only by supplier's interest. Equilibrium-pricing is common process in housing market. However it is important to review hedonic price and the factor of housing services and focused on the affordability of demanders. AHP analysis was used to study real needs and preference of demanders and dealt with 200 interviewees with brief checklists. We found that social factor is more important than building cost or site development. Especially location of apartment is most important to affect environment quality and accessibility to facilities.
A Study on the Reasonable Selection of New Ward Office Building Site Using Analytic Hierarchy Process

The purpose of this study is to present the rational decision process for new ward office building site. AHP Technique used in this study considers both quantitative and qualitative factors on the basis of decision maker's intuitive, reasonable or unreasonable judgement by giving weight through mutual comparision of publicity factors. The evaluaion factors were refer to another five ward office there were executed these kinds of new site selection before. These standards are composed of 6 middle groups and classified into 9 detailed standards. Alternative building sites are five places in this district. The final evauation standards are Accessibility, Urban Expansion Possibility. Distrct balance, Environment, Financing. Development easiness. And It became clear that the priority of evaluation is Financing > Urban expansion > Accessibility > Development easiness > District balance > Environment. In conclusion, it was determined that alternative " E " is the most adequate place for new ward office building.
Utilization of Stone Sludge Produced by Stone Block Manufacturing Process as Concrete Admixtures

The stone sludge produced during the manufacturing process of stone blocks is considered as one of industrial waste materials. This stone sludge are managed to either burying under the ground or stacking in the yard, but this disposal process is required an extra costs. The stone sludge disposal like burying or stacking also cause environmental pollutions such as ground pollution and subterranean water pollution. Thus, this study was conducted to explore the possibility of recycling of stone dust sludge as a concrete mixing material in order to extend recycling methods and to solve the shortage of aggregate caused by recently increased demand in construction. Based on the experiment results on various ratios of cement to stone sludge content, the compressive strengths of concrete were recorded in the range of
. The results did not show any decrease in compressive strength due to the stone dust content. It can be concluded that the stone sludge produced by stone block manufacturing can be sufficiently recycled as one of concrete mixing materials in the aspect of compressive strength.
A Study on Optimization Model of Time-Cost Trade-off Analysisusing Particle Swarm Optimization

It is time-consuming and difficulty to solve the time-cost trade-off problems, as there are trade-offs between time and cost to complete the activities in construction projects and this problems do not have unique solutions. Typically, heuristic methods, mathematical models and GA models has been used to solve this problems. As heuristic methods and mathematical models are have weakness in solving the time-cost trade-off problems, GA based model has been studied widely in recent. This paper suggests the time-cost trade-off optimization algorithm using particle swarm optimization. The traditional particle swarm optimization model is modified to generate optimal tradeoffs among construction time and cost efficiently. An application example is analyzed to illustrate the use of the suggested algorithm and demonstrate its capabilities in generating optimal tradeoffs among construction time and cost. Future applications of the model are suggested in the conclusion.
Analysis of factors which affect Customer Satisfaction through Life cycle of Residence

Resent, requirement of residents is socially increasing for apartment. Apartment housing os developed to reduce the housing shortage caused by urbanism after industrialization in Korea. The Purpose of this study is to analyze the casual relationships of housing satisfaction, living Life-Cycle on all residents of apartment housing. This study develops a theoretical model based on the previous studies, and testifies the hypothesis through analyzing to questionnaires form 643 residents of apartment housing. Then, the data were analyzed by SPSS12+ program package in terms of frequency, correlation analysis and multiple regression analysis. The results of this study is summarized as the followings: The perceived quality had positive effects on the factor of living Life-Cycle and housing satisfaction. Finding of this study can provide valuable information for a criterion of decision making to consumer and a marketing strategy of housing construction company.
The Application of MHS Frames for Apartments of Extended Life in Korea

Bearing wall apartments have been introduced to meet the needs of population growth in metropolis since 1980 in Korea. It is extremely difficult to remodel bearing wall apartments. Noises and vibrations generated between floors are also problems to solve. This paper introduces rahmen structures that enable easy remodel. Modularized Hybrid System(MHS) is demonstrated to be effective in terms of material quantity, construction costs, and amount of
emission compared with those of bearing wall structures. Housings with MHS composite girder ensure the flexibility of architectural plan and easy remodel while the floor heights are maintained the same as bearing wall structures. The reduction of the concrete and reinforcing steels tonnage decreased construction cost of MHS multi-residential housings. The
omission was also diminished in accordance with the reduction of construction materials. This paper describes new structural system adapting MHS frames to propose the extended life of residential housings and reduce the national resources by preventing unnecessary rebuilding of housings.
An experimental study on flame resistant performance by flame resistant method and agents

This study targets to improve and complement the problem of existing flame resistant processing with flame resistant performance the same as existing flame resistant agents or better, keeping wooden surface & feel as they are, and to attempt to raise flame resistant performance and economic efficiency by applying phosphorous flame resistant agents, a colorlessness, odorless new product to woods for an improvement of flame resistant performance for wooden nature and to offer a basic data for an uniform high-performance for flame resistant woods by reinforcing wooden durability and usability.
Resistance to Root Penetration of Root Barrier for Green Roof System

The purpose of this study is to test performances of 14 types of root barrier materials by applying testing plant: and soils suitable for weather and natural features of Korea. For testing Plants, Plioblastus pygmaed Mitford A and Pyracantha angustifolia have been selected. For testing soil, mixture of pearlite and peat moss in 3:1 ratio Testing container has been fabricated with duplicated structure having inner and outer containers. And the outer container has 2 hinges on its side wall to allow opening and closing. Wet rock wool with 50mm in thickness has been inserted between inner and outer containers to allow root to penetrate through root barrier material and continue to grow. We planted 12 Plioblastus pygmaed Mitford A. and 4 Pyracantha angustifolia per one testing container. Three testing samples have been made for 1 type of root barrier material, which become a total 42 specimens. Planted testing samples have been installed within the greenhouse, which will be observed regularly for 2 years from now on. We started test from July 11, 2008 and had performed intermediate observations every month for initial 3 months. From the 3rd intermediate observation on Sept. 18, we confirmed that 6 types of roe barrier materials have penetrated roots. Even though two types of them have been generally used as root barrier materials for roof planting system, all of three testing samples have a lot of penetrated roots. This result proves that it is not reasonable to introduce testing methods of root barrier from Europe. USA or Japan.
A Study on the Heat Resistance of Light-Weight Polymer Concrete Composites

In recent years, the light-weight aggregate has widely been used to reduce the weight of construction structures, and to achieve the thermal insulation of building structures. The purpose of this study is to evaluate the heat resistance of polymer concrete composites with light-weight aggregate made by binders as resin and cement with polymer dispersion. The light-weight polymer concrete composites are prepared with various conditions such as binder content, filler content, void-filling ratio, light-weight aggregate content and polymer-cement ratio, and tested for heat resistant test, and measured the weight reducing ratio, strengths and exhaustion content of gas such as CO, NO and
. From the test results, the weight reducing ratio of light weight polymer concrete using UP binder after heat resistance test increase with an increase in the UP content irrespective of the filler content. The weight reducing ratio of polymer cement concrete is considerably smaller than that of UP concrete. In general, the strengths after heat resistance of polymer concrete composites are reduced about 40 to 65% compared with those before test. The exhausted quantity of CO, NO and
gases in polymer concrete composites is less than EPS(Expanded poly styrene). From the this study, it is confirmed that the many types gases discharge according to binder type of polymer concrete composites, its amount is controlled by selection of the binder type and mix proportions.
A Case Analysis on the Time Management of the HwaSung Construction Project in Choseon Dynasty

The objective of this paper is to analyze the construction management capacity of Choseon Dynasty and suggest a new interpretation on the construction capacity of the time management by reviewing the time management case during a representative construction project, HwaSungk construction project implemented in the latter period of Choseon Dynasty around 200 years ago. which was described in HwaSungSungYoukEuGye. The analysis results of the time management capacity during the latter period of Choseon Dynasty depicted in the HwaSungSungYoukEuGye is summarized as follows: (1) It took 2 years and 6 months to complete the Hwasung construction project. However, all of the single buildings were constructed within 6 months, a relatively short period of time. Judging from the fact, it can be assumed that the construction techniques using wood of the time were very sophisticated. (2) When the HwaSung was constructed, it took a relatively short period of time to complete works from placing the foundation to erecting columns and to placing a crossbeam on the columns. Based on the fact, it can be also inferred that assembly processing techniques of the time were also sophisticated and the level of member processing and assembling techniques of the time was considerably good as well. (3) The HwaSung construction was continued throughout the year without any influence by weather conditions, which tells us that division of labor by work was performed, and it was possible to mobilize labor force for the construction project even during the busy farming seasons.
A Study on current Status and the problem of Agricultural Facilities

In today, there has been an increase in the construction of agricultural facilities due to the development in agricultural technology. Agricultural facilities are becoming bigger and higher to plant various agriculture. This study analyzes the construction and maintenance problems in agricultural facilities. The results of this survey on the status of agricultural facilities are presented. Firstly, the construction cost is most important factor in agricultural facilities. Secondly, Materials durability is important factor in selecting the facilities. Third, safety in facilities is also important factor. The results of this research are greenhouse is lack of the law of contract and the performance and need for the construction process supervision.
A Study on Model Establishment of the Validity Evaluation for BTL Project Expenses Using an Analytic Hierarchy Process

The BTL project, 4 years since its operation. has benchmarked the PFI Project in Japan and has been introduced. Given the evaluation step to select a preferred bidder, in a technological factor, the basic plans are corrected and complemented, whereas in a price factor, the low price bidding system is being enforced. There is concern that how to select preferred bidders and how to operate project costs during operation and management period may be problematic. Thus, in this study, using the Analytic Hierarchy Process, the method of deciding the priority to select preferred bidders in an early stage of the project and the evaluation model to evaluate the validity of BTL project expenses in process of project enforcement are established. Targeting the group composed of experts who have experiences in the BTL project. Then, the levelling of evaluation factors and grouping have been carried out as following : LCC analysis and disbursement for government including two more detailed factors.
A study on the welding performance of korean automatic gas pressure welding machine by external appearance investigation

This study is focused on the welding performance of automatic gas pressure welding machine adapted to korean construction site by external appearance investigation. As gas pressure welding is more economical and has good performances compared with other steel bar jointing methods, as arc welding and mechanical joint etc, in Japan, the gas pressure welding is one of the typical connection of steel reinforcement when connecting the D29 and thicker steel bars, But in Korea, gas pressure welding joint method is not widely used caused by the shortage of skilled workers. so to activate the gas pressure welding in Korea, the automatic gas pressure welding machine is developed. In this study, the welding performances of gas pressure welding joint samples using korean automatic gas pressure welding machine are measured by external appearance investigation - blown diameters, blown length, welding face disagreement, central axis eccentric ratio, bending, sag and crack. The results of welding performances on the gas pressure welding joint samples show that samples are satisfied with the standard value regulated in KS D 0244 and JIS Z 3120.
