Productivity Measurement and Analysis on Factors in Steel Erection

In today`s construction industry, buildings have been more complicated and higher, the demands of steel works have been increasingly concerned, which makes the schedule planning and management more significant. However, in actual construction sites, management is more based on a manager`s construction experience than productivity data accumulated in previous projects. Moreover, most of the existing studies also featured a theoretical approach rather than an analysis of data straightforwardly collected in sites. In this study, a steel-erection site was visited to collect productivity data. The study found that there were significant disparities between aboveground work productivity and underground work; one tower crane operated work and two tower crane operated; and work productivity conducted in clear weather condition, cloud and rainy. However, the productivities of `first node on ground` and `second node on ground` were estimated similar. The productivity data collected and factors affecting the productivity will help managers to plan and control their similar steel-erection works. This study will also be beneficial for those performing related studies.
A Study on the Improvement of Erection Bar Detailing in Domestic Building Construction

The erection bar is defined as the assistant bar used to fix the position of the reinforcing steel as the reinforcing steel is placed on site. As the erection bar do not bear the structural load and is not showed in the structural drawings, it is not managed importantly. But as chair bars in mat footing is used in large quantities to support the upper main bars, the detailing standards need to be suggested. and some erection bar is placed by experience of the fabricator and placer. Therefore, in this study, a survey about the erection bars was conducted to the reinforcement detailer, the fabricator and placer of domestic construction industry. 11 placing drawings is analyzed to find out the problems of detailing and the quantities of the erection bars. According to the analysis of the survey, the erection bar details in placing drawings were not standardized, and some erection bars are omitted in placing drawings. The improvement in the erection bar detailing was sought by analyzing the results of the survey.
A Study on the Improvement Direction of RFID Using Satisfaction-Importance Matrix in Construction Fields

Integrated construction site management using RFID(Radio Frequency Identification) and facility maintenance introducing USN (Ubiquitous Sensor Network) have been widely used in the mega construction project sites. But, the validation on performance of RFID systems after introducing those has not been carried out. Given that the use of RFID systems have been increased, the construction industry as well as other industries needs the evaluation of the RFID system. By regarding the necessities for evaluation, a research to the satisfaction and importance evaluation of RFID system from the end-users` view point for site management was conducted. Satisfaction-importance matrix of satisfaction standards and importance standards was created (organised) according to the analysis result of a survey, proposed improvement methods and analysis about the items presented by each region like areas of sustainable maintenance, maintenance, progressive improvement and priority improvement. The result would contribute to enhance the utilization of system and its performance.
A Study on the Work Delay Factors of Reinforced Concrete Work in Apartment House Construction

In order to conduct construction projects effectively, the work delay factors would be managed by planned construction schedules. As construction works are delayed ceaselessly, the solution is to select and manage the key factors which delay the work ceaselessly. The subjects of this study were an apartment houses of reinforced concrete structure. Hidden work delay factor were extracted, the surveys were conducted and occurrence, severity and detection of each factor were analyzed. With this result, final orders of priority were fixed and key management factors were deducted and presented.
Development of a Construction Performance Causal Map Using System Dynamics

Construction Performance measurement and management has been interested by construction practitioners. However, current construction project management practices are related to short-term improvement plans rather than long-term and systematic approaches based upon performance analysis. AR a result, there is a need for developing of a collaborative plan over project life cycle. Therefore, this paper reviews extensive literature and proposes the construction performance estimating model using a system dynamics. The paper proposes casual maps for planning, design, procurement, and construction phases. Each casual map includes all performance indicators and factors that impact on performance directly or indirectly. These casual maps that were developed by system thinking will enhance the understanding of the relationships among performances and factors. After further data gathering, these models can be used to estimate construction performance and eventually these will save project costs and shorten project schedule.
The Study on Evaluation Basis of Management Strategy in Public Buildings

Recently, the twenty-first century is called "the age of localization and regionalization" in Korea. So, local government should need to keep balance between the existing administrative management and new management strategies based on CEO`s mind in order to deal with the situation of such that(the age of localization and regionalization) and improve efficiency of public service. In addition, they build public buildings after that they should operate and maintain them regularly. However, Korea local governments have tried to run many projects to expand insufficient local finance that was only for profit oriented public projects without considering management. Therefore, this paper is a basic study to establish and suggest the reasonable operation plan for local government by examining and reviewing actual operation condition in the public buildings. With the evaluation method which is demanded from public construction management to introduce a civil management technique manages an investment mind standard and management basis of assessment, proposes 8 sides of financial affairs, real estate maintenance and facility management, achievement evaluation, environmental safe crisis management, judiciary and explanation responsibility with base.
Basic Properties of Concrete with Ultrafine-Blaine Air Cooling Slag as Admixture

In this study, a test has been carried out to solve the problem with ground granulated blast-furnace slag, low early strength & lack of supply and to find out a way to use as concrete admixture of the ultrafine blaine air cooling slag which is all disposed as the by product of air cooling slag and its test was conducted to the replacement rate of ultrafine blaine air cooling slag & mixing condition of every concrete admixtures by type for the purpose of obtaining later a basic data for practical use of the cement that used ultrafine blaine air cooling slag by conducting comparative analysis. If ultrafine-blaine air cooling slag is used to the concrete following the results, a high efficiency water reducing agent won`t be needed much for flow acquisition due to a high increase in flow, and the stripping time of concrete form will be shortened thanks to the acquisition of early strength, And though, it has the problems with long term strength which is similar or a little lower than the 3 types of ground granulated blast-furnace slag, it`s still applicable as the substitute materials for 3 types of ground granulated blast-furnace slag at 10, 15% replacement rate of ultrafine-blaine air cooling slag, at which it shows higher activation index than 3 types of ground granulated blast-furnace slag.
Analysis of concrete characteristic depending on chemical admixtures changing component content ratio

The analysis of defects types and patterns in high-rise residential buildings

Recently, public interest in housing defects, such as construction errors, occupiers` complaints, faults in production, and so on, is increasing. In addition, the construction requirements of high-rise residential buildings have increased, due to the higher prices of urban areas, especially in metropolitan areas. While previous research has focused on the defects occurring in apartment housing complexes, research has not been carried out on the defects occurring in high-rise residential buildings. In this paper, the defects patterns and characteristics of high-rise residential buildings are examined and analyzed and a defect management plan is then suggested. In order to do this, we collected the defects data of high-rise residential buildings recorded by 2,299 of 2,327 occupants. The defect occurrence rate (DOR) in the residential area is 98.8%. The frequency rate of defect occurrence over the total defect occurrence since building completion is 63.28% during the first year, 24.63% (second year), 6.88% (third year), 2.27% (fourth year), and 2.53% (fifth year). The result of correlation analysis between work types showed that there is a relationship between the built-in furniture and electronics (F&E) and painting works, and the F&E and masonry works, such as marble finishing. We expect that this research will assist in the efforts to decrease the number of defects in high-rise buildings.
Implementable Strategy on Asset Management of Domestic Public Rental Housing

Recently, maintenance of public rental housing becomes a critical issue because its expenditure possesses the majority proportion of life cycle cost. The countries, such as USA and Singapore, have introduced the approaches for advanced property management, which are cost-effective in the maintenance management. However, as maintenance management system becomes advanced, risks associated with its application are also increased. Therefore, it is needed to assess the appropriate applicability of public rental housing maintenance management considering the constrains in domestic construction industry. The main objective of this study are to investigate international cases and systems and to propose strategic introduction, which satisfies the regulations and policies for domestic public rental housing. In order to evaluate the suitability of the investigated systems, practitioners` opinions were reviewed through the questionnaire surveys using analytic hierarchy process (AHP). The surveys indicate that advanced asset management was the suitable process for managing efficiently domestic public rental housing. Moreover, the results showed each weights of considerable criteria for assessing the effective application of maintenance management, and would contribute to further detailed and systematic management.
A study on the Composition methods of the Specialized Liberal Arts Curriculum of an Architectural Engineering Program

Many colleges in Korea have been making a concentrated effort to develop engineering certification education programs, fit for the certification standards and the reality of each college. However, in reality, many colleges and departments in Korea have great difficulties in making the curriculums meet the engineering certification standards to be proper for the present situation of each college. Therefore, this study aims at suggesting the most general way to make a specialized liberal arts curriculum for the colleges preparing for the engineering certification. When this is applied to the architectural engineering program curriculums of each college, students will be able to take specialized liberal arts subjects which are appropriate for their future careers and aptitudes, and also enterprises will be able to curtail educational expenses for their new employees and hire competent people who combine fundamental personality, basic knowledge about the work, and foreign language proficiency. Furthermore, the nation will be able to secure national competitive power through systematization of engineering education and realistic educational systems.
