Wiki-based Interactive Electronic Technical Manuals (IETM) for Construction Project Management : Through a Case Study of Urban Regeneration Projects

Recently, workers on construction sites can hardly understand their tasks and the process of the tasks because the construction projects are becoming large and complex. Due to the complexity, workers need a tool that can help them understand their works and some paper-based manuals exist to support them. However, the existing paperbased manuals are not actively used by workers due to the low credibility of information on the manual. In particular, paper-based manual can not be updated frequently because those manuals have to be manually updated by experts. Thus, the credibility of information is decreased and the decrease let the users distrust information of the paper-based manual. Therefore, this research analyzed the feature of wiki-based system and suggested an wiki-based IETM(Interactive Electronic Technical Manual) system model that can be modified by users, and then conducted a survey through a prototype based on urban regeneration project. The result of the survey indicated that wikibased IETM can improve the stakeholder communication by reinforcing the process of creating knowledge as well as knowledge itself.
Constructability Analysis in Aged-Housing Remodeling Demolition Work for Maximizing Waste Recycling

From now on, the aged apartment or house is expected to increase rapidly. So, we have to build a process of remodeling and develop the new technique. Demolition work is needed for systematic plan and management. However, contractors of the remodeling project established a rough plan and did not consider recycling wastes, safety of workers and structural stability of building. Therefore, we need a step to develop a assessment system, verify and make specified. This paper evaluated how much improve on construction speed, work efficiency, intensity of work and influence with another process comparing the existing method with the new demolition method. The qualitative and quantitative assessment system are developed with these output. The case study was carried out experimental group and control group, based on developed assessment system, which have the same condition. The existing method was made up of 3 steps- 1)Demolish windows, doors and iron goods, 2)Demolish indoor and outdoor walls, 3)Drop the waste. The new demolition method was made up of 5 steps- 1)Demolish windows, doors and iron goods, 2)Demolish the ceiling and wall's finishing materials, 3)Demolish the floor's finishing materials, 4)Demolish indoor and outdoor walls, 5)Drop the waste. Work time, idle time, the character of a work unit are analyzed by mock-up test. This study's output is expected to establish a systematic process of new demolition method and based on the maximizing waste recycling work in our construction industry.
Development of Design Collaboration Management System for Multiple Participants in Design Projects

Construction Projects have mutual collaborative structures among various participants for common objectives. Most of all the design project which is the initial phase in the project is crucial for determining project overall quality and requires intimate and continuous relations between project participants. Thus, this study suggests Design Collaboration Management System for successful performing projects through cooperation among participants in the initial stage of projects. First, expert interviews were performed to figure out present conditions of design collaboration management and problems. The factor analysis was applied to draw owner's collaboration factors and engineer's collaboration factors. Based on those factors, this study suggests design cooperation management process which gives a framework for systematic management method. Through the process the design collaboration management system was developed which helps owner/designers/engineer's co-work. The System suggested from this study realizes systematic information management tool and through that it is expected to improve design product;'s quality, and further contribute the advancement of project.
A Conceptual Model for an Administrative and Legal Process Provider of Urban Regeneration using Construction Interactive Electronic Technical Manual

Recently construction industry has faced new era as following the advances of IT technology. It becomes possible that information and knowledge among people are exchanged actively thanks to computer-based tools. In fact, the tools, PMIS(Project Management Information System) and KMS(Knowledge Management System) already have been introduced to constuction industry successfully. Lately IETM(Interactive Electronic Technical Manual) is tried to be one of these systems. This trying is being enlarged that the IETM's concept is changed to administrative and legal process provider throughout the lifespan of construction projects. However, it is hard to define construction IETM in mega-scale project like urban regeneration project because construction projects are complex and have diverse stakeholders. These properties may make the IETM ambiguous system. To do define IETM as a administrative and legal process provider, this research will conduct survey and interview, then analyze its own properties and find out design strategies. Based on the properties and strategies, suggesting IETM's system demands and architecture of urban regeneration processes.
Development of Gateway Review System for Supporting Collaborative Decision-Making through Project Life Cycle

As Urban Regeneration is being carried out, stakeholders are most likely to have disagreements on their interests. Besides, dispersion of numerous communication routes and obscure decision processes aggravate the situation. Eventually, fragmented decision-making processes and complex structure lead to inefficient outcome and delay of projects. This paper is a study on decision-making support not only helps the program manager have more efficient and optimum decision, but also provides alternatives for Urban Regeneration. This study is conducted as follows. Firstly, the project process and the decision-making structure among stakeholders in Urban Regeneration are analyzed, and then the current status of decision-making in Urban Regeneration project is classified. Secondly, with literature study on "Gateway Review", the decision-making gateway review process in Urban Regeneration is defined, and then the "Gateway Review Elements" are listed. Thirdly, to establish gateway review process, this paper presents a check points, namely gate which supports a program manager to monitor and to control the program management in Urban Regeneration. Each gate has several supporting tools such as diagram of critical decision points relation, scheme of stakeholder, checklist. Fourthly, the proposed concept is verified by experts who have been carefully selected to provide their respective reviews. Finally, decision-making support gateway review system is modified based on their critiques and suggestions.
Checklist of Design Phase for Reducing the Noise and Vibration occurring in Construction

Although the environmental conflicts regarding noise and vibration are continually increasing during construction, noise and vibration occurring in construction are only managed in construction phase. Noise and Vibration occurring in construction are considered to be insufficient, so we find that noise and vibration management in design phase has to be operated for reducing. The objective of this paper is to present noise and vibration management lists to consider in design phase for enhancing efficiency in noise and vibration management and to develop the appraisal sheets for designers to evaluate and the manuals to easily use management lists. To achieve this, we identify the noise and vibration management lists to consider in design phase through analyzing the previous literatures and confirm the 9 lists through conducting a research with experts in environmental area for verifying the propriety of lists. Also, this study applies to AHP technique to identify the priority and the weight evaluation among the lists. Through this study, we identify the most efficient lists, including from the low noise and low vibration methods, the noise and vibration reduction by blasting works, the installment and the arrangement of noise and vibration control equipments, for noise and vibration management in design phase. The achievement of this study will help to prevent the environmental disputes and conflicts in advance and will consider utilizing for the successful construction project.
The Analysis and Suggestion of Demolition Industry for Sustainable Development

Since 2010, it is estimated that the old building to be dismantled potentially will be about 8.9 million house in domestic country. Consequently, now domestic demolition market size of about 1.5 trillion won is forecasted to be grow rapidly into the size of 5.8 trillion won. But in the domestic country, preparation of the raw and regulation for the demolition industry is very insufficient compared with advanced country, and the related research is also very insufficient. Therefore, in this study, it is performed to analyse and predict a trend of domestic demolition market after analysing a current trend in overseas demolition industry. A demolition industry is a related industry fallen behind over 25 years compared with a construction industry. The exact analysis of those trends will make it possible to set the standard for demolition waste management. Also this study suggests methods be able to develop the demolition industry into main area of construction industry through those analysis.
Variation Range for Maintenance Costs of Education Facilities Based on LCC Analysis

The purpose of this study is to analysis variation of range estimation for maintenance costs of education facilities based on LCC. The adapted research method selected three education facilities in Gyeonggi-Do region. On the basis of actual maintenance costs and analyzed estimation maintenance costs are compared for analyzing standard deviation and coefficient of variation. The research of this study are as follows: 1) The average actual maintenance costs for 1,317million won and each part of average ratio exterior 19%, interior 28%, electricity & fire fighting 22%, water supply & healthy 18%, heating & water supply 13%. 2)The average analysis maintenance costs for 1,920million won and each part of average ratio exterior 20%, interior 25%, electricity & fire fighting 22%, water supply & healthy 20%, heating &water supply 13%.. 3) The analysis variation of ranges for average costs 1,619million won for minimum costs 1,409million, maximum costs 1,813million won.
A Study of Process Modeling Method for Construction Business Process Reengineering

The construction industry concentrates their efforts on construction information technology (IT) including construction CALS. However, the actual circumstances for construction IT focuses on building hardware and it neglects importance of business process reengineering (BPR) for construction tasks. A systematic process modeling method and a computerized model by process concept need for building construction BPR. This study develops a generalized BPR procedure for construction projects, and then suggests a new process modeling method for construction BPR that consists of object-related process model (ORPM). Finally, this study develops a web-based ORPM Builder (ORPMB) based on the ORPM methodology, and the applicability of the developed system is verified by a case study with practical construction processes.
A Study on the methods for improving weather information application by analysis the present state in building construction

Construction industry try to use weather information because construction is much influenced by weather conditions. However, the researches, how to use the weather information in construction fields at present state, are not sufficient. Therefore, the purpose of this study is to present the methods for improving weather information application by analysis the present state in building construction fields. The results show that educations about application of weather information are poorly conducted though the construction engineers know that weather information is helpful to improve the performance and that weather information serviced is not suitable to apply their field's work. Based on the results, for improving the application of weather information, the construction engineers are structurally educated about applying weather information and the weather information system is developed to specialize the building construction projects. Additionally, construction companies have a long term plan to cultivate the experts who equally have a good knowledge and experience of weather information and construction technologies. These proposed methods help to decrease the influence of weather conditions and finally to improve the performance in building construction projects.
An Analysis of Accidents in the Expressway Structure Construction

The expressway construction work is being recently diversified even the working environments and the working kinds due to getting large scale, complexity, and high technology. The accidents are increasing according to large scale even in construction equipment and to a rise in high-ground work, thereby being required an effort of reducing accidents. However, it is insufficient in a means of coping with the technically safety management of using specific and scientific method. In order to prevent accident, a specific plan is needed that can apply each in variables to safety management by analyzing the accident types and accident factors with statistical method. Accordingly, this study carried out investigate on accidents for 12 years in the expressway construction work, and aimed to analyze characteristics on the accident type and conversion disaster-victim number according to factors with occurrence of accidents. Thus, the empirical analysis was performed. As a result of research, first, as a result of verifying significant difference with accident type by accident factor, the significant difference was shown between a cause for occurrence of accident and height with occurrence of accident. Second, among factors by period, the time with occurrence of accident was indicated to have significant difference from conversion disaster-victim number. Among factors by work condition, the cause for occurrence of accident, the height with occurrence of accident, and the type with occurrence of accident were indicated to have significant difference from conversion disaster-victim number. What suggested by analyzing characteristics in these factors and variables has important significance as a countermeasure for safety management.
Improvements on the Total Project Cost Management System for SOC Projects

As the Korean economy went into a recession because of the global financial crisis in 2008, in order to vitalize the Korean economy, the government raised SOC budget and made its execution earlier. To prevent increases in budget for the government financial investment projects, the government controlled the project cost of SOC construction projects by enacting 'Guideline for total project cost management' in 1994 and complementing the relevant system. However, different from government intention, the total project cost of SOC projects were increased drastically. Hence, the government authorities and research institutions insisted the necessity of supplementation and improvement for the total project cost management system. This research is to provide the improvement for the total project cost management system of domestic SOC projects. In this research, As-Is Model was adjusted considering status of the total project cost management in the current SOC projects. Also the cost management of construction projects between domestic and other developed countries was studied, analyzed and compared. Based on the above, problems related to total project cost management of domestic SOC projects were found out and an improved total project cost management was provided to improve these problems.
Analyzing the Level and Influence Factors for Work Performance of Field Managers in General Construction Companies

Along with the recent economic downturn, domestic construction companies have also faced with many difficulties and obstacles. To overcome this situations, now they are trying to continuous efforts to improve efficiency and productivity of project performance through many means including the reduction of fixed cost expenditures. Level of work performance of construction field managers is very important factor of productivity improvement for successive performance of construction project. This study attempts to analyse level and influence factors for work performance of field managers in construction companies through analysis of work burden and level of work performance. Also this study attempts to present basic data of the improvement directions for enhancing construction efficiency and productivity in future.
The estimating method of construction workable-quantity per unit time - Focused on Pump-Dredge -

Although work-efficiency of construction machinery is a critical factor for estimating its workable-quantity perunit time, the efficiency figure table presented in the Poom-Sam that is used for Construction Cost Estimation of public sectors in Korea is very subjective for practical usage. In order to suggest objective work-efficiency table for a Pump-Dredger, domestic and overseas documentary records were investigated and on-going construction sites were also visited. Moreover, actual work quantities collected from the site visits were compared with the ones calculated based on the Standard Measurement Methods used in Japan. The research found that the table can be revised by means of detailing down by several factors, namely project type, depth of soil, undersea-site shape, and condition on the sea for better estimation of its workable-quantity. The research will be the foundation for applying the rapid development of Construction Equipment and technology to the appropriate cost estimations and the ground work of related studies.
Key Risks and Success Factors on the China's Public-Private Partnerships Water Project

In China, the enhancement of water services has become the most crucial issue confronted with the rapid urbanization and industrialization process. A huge financial gap to meet the demand for water infrastructure and need for adopting advanced operation technology precipitated the rapid growth of PPP over the last 10 years. Diverse schemes of PPP such as TOT, Divestiture, and Management Contract and Lease have been practiced. Local governments and private investors/operator have adjusted their objectives and strategies to avoid potential pitfalls behind BOT projects in China. However, current academic research outcomes do not properly reflect important issues of BOT projects or related case studies in China. This limitation has brought in the lack of assessment of important risks and success factors required for the improvement of the body of risk management. In this regard, this study uses the market analysis method to identify major schemes of PPP water projects and conducts case studies on five PPP projects to identify key risk and success factors in association with each different scheme. It is expected that the risk and success factors identified from the cases will be used as reference to Korean companies which plan to enter the Chinese water market.
