Selecting Optimum Management Practices according to Project Characteristics for Improving Project Performance

The importance of project performance management as an alternative for solving problems is rising, which are followed by the hardships of managing construction project in the construction industry. This research classifies and applies the improvements made by the operator's work, in order to apply factors of success on the construction project, as performance management factors. In addition, in order to predict the results reflecting the project characteristic of performance management factor un-improvable by the operator in the initial stage of construction, the effect of project characteristic to the performance was drawn by performance difficulty. Also, in order to improve the predicted performance, researches on setting valid best practices according to the performance territory through a correlation analysis between the best practices improvable through the operator's work, and the performance was made.
A Model for Evaluating Eco-friendly Demolition Works for Remodeling in the Pre-construction Stage

Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.
Assessing the Impact of RFID based materials tracking - Focusing on Curtain-Wall Work -

RFID-based logistics is increasingly adopted in various areas of the construction industry as a technology that can improve effectiveness and efficiency of construction logistics. However, the technology is not widely adopted yet compared to the potential of RFID applications in the construction industry that the existing research has shown. Since the validation and verification of the benefit from RFID applications were biased toward the productivity of managers, more wide aspect of validation and verification is necessary. Therefore, the objective of this paper is to show how much impact the RFID-based logistics management system can have on resource leveling and allocation that have a direct impact on a construction project as well as the managers' productivity improvement that was shown by the existing research. This paper also discusses issues arisen during the test process.
Characteristics of the Duty of care of a Good Manager according to the Construction Manager's Task

When the construction management method was introduced, there were arguments regarding the contractual responsibility of the construction manager. Accordingly, the provisions on damage compensation in the Construction Technology Management Act were revised in 2002, and the obligatory duty of care of a good manager is now required by the Framework Act on the Construction Industry. Even though the construction manager has a responsibility of a consultant in the CM-for-fee contract, however, the Korean construction environment does not clearly specify the consultant's scope of responsibility. In this study, the theory about the duty of care, which is a consultant's responsibility among the expert's responsibilities, was arranged. Based on the responsibilities of experts such as lawyers, the duties of care of a good manager of the construction manager were presented to provide the foundation for establishing the construction manager's responsibilities. To verify the resulting items, interviews with experts were performed to assess their importance levels.
Development of Cost Data Prototype based on Production Crew by Productivity Analysis of Form Work

In the cost management of public construction projects, it is an important issue to develop an adequate cost data for estimating the predetermined amount by various methods. For a long time, a standard of estimation in korea is used as a basis for estimating the predetermined amount of public construction. However, they did not have a reasonable cost data based on a labor and equipment productivity analysis. For this reason, it is difficult to make a reasonable and efficient estimation of the costs, and this situation presents an urgent need for more accurate cost data to use in an early phase. This study analyzed the productivity of form work by the CYCLONE model, and presented the model on the number of optimal labor through sensitivity analysis. This CYCLONE model can be useful in analyzing productivity on the various sizes of form. Also, the regression model to estimate the daily output can be used in predicting the amount of labor. Considering the work duration in the regression model is expected to make the daily output estimation much more accurate.
A Study on the Development of Automated Gangform Climbing System for Apartment Housing Construction

Gangform compared with conventional wood and steel form is systemized form which has a capability to install and dismantle form at a time without repeating to assembly and disassembly small members. Gangform compared with ACS has some problems such as 1) Tower Crane load increase, 2) increase in safety incidence during climbing Gangform, 3) decrease in detachment operation productivity, 4) stop work due to climate impacts, and 5) decrease in labor cost, productivity, quality. A conceptual design model of automated Gangform climbing system is suggested for apartment housing construction to show its technical/economic feasibility and workers' safety while increasing operation productivity and concrete quality.
The Rationalization through Comparative Analysis of Price Fluctuation Adjustment Method

There are index adjustment method and item adjustment method in estimation methods for price fluctuation rate of public constructions. A relevant regulation has put item adjustment method as a principle, but in most construction, contract sum adjustment has been made by index adjustment method. Hence, this study, by figuring out width and causes of the gap between index adjustment method and item adjustment method through direct comparative analysis, solved inequality caused by difference between them and suggested a rational way against irrationality of each method. For building operations of public housing construction, a detailed fluctuation rate by index adjustment method and item adjustment method of construction cost elements of the same construction, that is, direct material cost, direct labor cost and historical construction cost was estimated to analyze difference between two adjustments and establish its cause. Across the analysis, it was found that fluctuation rate by item adjustment method was estimated lower than that by index adjustment method and difference between methods for estimating fluctuation rate of quotation unit price and application of index unrelated to construction type and construction nature are main causes of the difference. This study has a significance in that, for smooth contract sum adjustment between contracting parties, it practically proved the real difference between adjustment methods by conducting comparative analysis of the difference in direct correspondence way.
Data Acquisition Technology (DAT) Selection Algorithm for Automated Progress Measurement and Management

Progress measurement provides project participants with valuable information in terms of 'current status', 'corrective countermeasure', and 'forecast of future risks'. However, the managerial effort (or workload) required to acquire and maintain detailed progress data has been the major barrier to practical implementation. Even though recent efforts in utilizing data acquisition technologies (DATs) have actively attempted to automate the progress measurement process, previous DAT research has only been focused on limited construction tasks or selected technologies. This paper proposes a DAT selection algorithm that automatically assign an appropriate DAT for every commodity item for an entire constriction project. Five different criteria were identified and developed in order to comprehend specific requirements for automating the progress measurement of each commodity group. A case-study and also a survey from practitioners were conducted in order to validate the proposed methodology.
Estimate the Period and Cost of Projects by Estimating the Conflict Index - Concentrated on the Apartment Reconstruction Project -

The apartment reconstruction projects have the proper functions such as residential environment improvement and the new housing allocation system; however, intention of the projects are distorted by the combination of factors, like failure of relocation of the original occupants and income redistribution, speculation in real estate, sharp rise in housing price, disputation between various interested parties, inadequate system and etc and it makes the projects unable to go well. Disputations and litigations are due to spread of the small conflict. As a result of the problems, it could not going smoothly and that lead to increase or stop the period and cost. This study is to estimate the period and cost using the conflict index so as to prevent and solve the problem which is among the conflict in the reverse functions. The conflict index has estimated focus on the conflict impact and the period and cost has been estimated using an variable independent including the conflict index. Also, estimated the conflict index and estimate of the period and cost are able to succeed with a minimum of disputation and money.
Improvement of Technical Proposal Tendering Evaluation Criteria for Small and Medium sized Construction Projects

The government introduced the technical proposal drafting system in September 2007, as a new method to stimulate technical competence among construction companies to require ingenuity, creativity, artistic sense, and high-level technology. However, an examination of instances has shown that this system has been applied only to large scale constructions worth 30 billion won or more, and not to small and medium constructions worth less than 30 billion won. This is because the evaluation criteria of the system is structured in a manner that makes it difficult to apply to small and medium constructions. This study presented methods to improve the evaluation factors, categories, and scoring scheme of the technical proposal creation system for medium to small scale constructions to be able to further apply the current system to small and medium constructions. The technical proposal evaluation criteria presented in this study was significant in that it enabled the technical proposal creation system that was mainly used for large scale constructions to be further applied to medium to small scale constructions. And it also contributes to the establishment and settlement of a new technical proposal tendering for medium to small scale constructions.
Analysis of Bar in Coil's Application to Rebar Work

The proportion of rebar factory manufacturing which has been settled down in Korea recently seems to increase because of their strength such as high decreasing rate of rebar loss and manufacturing accuracy and the external factors such as an increase of downtown projects and a decrease of skilled workers. However, factory manufacturing using straight rebars causes a certain amount of rebar loss and an environmental problem including
emissions. To solve these problems, Bar in coil (BIC) has been introduced; however its application is very rare because it has not been produced so far in Korea and manufacturing machines of BIC are very expensive. Also, although BIC's application is expected to expand due to its strengths, few analysis of its application has been conducted. Therefore in this study, analysis of the BIC's characteristics and the influence to the rebar manufacturing industry are conducted for the advancement of rebar work as a basic research. To achieve this, inquiry on the present condition of rebar manufacturing industry in Korea is implemented. Then, the validation of BIC's applications by aspects of industry and the analysis of stakeholders' economical profit and loss are conducted.
Automatic Algorithms of Rebar Quantity Take-Off of Green Frame by Composite Precast Concrete Members

As the bearing wall structure, which has been widely applied to domestic apartment buildings since the 1980s, cause many problems during remodeling of buildings, the government encourages constructors to adopt flat plate or rahmen structure through legal incentives. In line with such a trend, the green frame, an eco-friendly rahmen structure that has removed the shortcomings of previous structures, was developed to enhance structural safety, constructability, and eco-friendliness. The construction of green frame can reduce the labor cost and facilitate the composition of iron bars to reduce rebar loss through calculating the quality and establishing the bar bending schedule automatically on the precast concrete member data collected over the design phase. Therefore, the purpose of this study is to develop the algorithm to automate the calculation of iron bar volume for the green frame designed on composite precast concrete members. Automated algorithm to calculate concrete structural design information and design information. Practices through the application site should prove efficacy. The database established by the developed algorithm will automate the establishment of iron bar processing map and bar cutting list and the calculation of optimal composition and order volume to minimize the rebar loss. This will also reduce the expenses on management staff and overall construction cost through the minimization of rebar loss.
An Analytic Hierarchy Process based Decision Support System for Selecting Foundation Practice

It is one of the most important decision making problems to select the adequate foundation practice for the downtown construction project. However the foundation practice has not been selected systematically yet by considering various construction field conditions in many projects. The foundation practice is often informally selected on the basis of only past experiences and skilled engineer's opinion. For making the selection process systematically, in this study, we propose a decision support system (DSS) for selecting foundation practices based on the Analytic Hierarchy Process (AHP) and the Preference Function (PF). In the proposed DSS, the AHP is used for making the selection process more reasonable and the PF is used for considering the decision maker's preference. To validate the proposed DSS, we apply the proposed DSS to the pre-performed construction projects. The application results show that the proposed DSS gives the same foundation practices with the implemented foundation practices that the skilled foundation engineers select after carefully analyzing construction field conditions. The proposed DSS can be used as a useful tool for making decisions to select the foundation practice in the construction fields.
Critical Success Factors for Wind Power Projects

Climate changes caused by fossil fuel energy usages have led to serious environmental damages and resource scarcity. Ever-increasing demand for energy causes harsh competition in international energy markets. Nuclear power, which once was regarded as a desirable clean energy, began to face public oppositions after the Japanese nuclear disaster in 2011. In this context, wind power is now considered to be an ever-more important recyclable energy source. Thus, this study intended to identify critical success factors for wind power construction projects. After a thorough literature review, two focus group interview sessions were conducted. A questionnaire-based survey, coupled with the two previous methods, resulted in the extraction of important factors for the success of wind power projects. Experts, including those working as constructors, designers, and owners, were paid a direct visit for the interview and survey. The critical success factors were categorized into feasibility study, right policies, equipment selection, and project financing issues. The proposed critical success factors are expected to be an effective guideline for future investors in wind powers.
An Analysis and Improvement of Progress Payment Regulations in Korea Using System Dynamics - Focusing on Public Construction Industry -

Recently construction companies' capital condition has been aggravated due to low profit, fierce competition and market contraction. For this reason, the companies rely on public construction projects that protect construction fee by regulations. Despite these regulations, problems regarding progress payment are constantly happening. Also, insufficient analysis on interaction between contractors makes policy making difficult. Thus, in this study, interaction between contractors are quantitatively determined according to delay of application and payment based on current public construction regulations on construction stage. A system dynamics model is used, which analyzes the problems based on an interaction between contractors, and solutions for progress payment application and payment delay are suggested according to the research results.
Elicitation of Potential Information Technologies for Construction Process and Tasks - Using Cross-Impact Analysis

Domestic construction industry, which has recently had difficulty in market saturation and slowing growth, is trying to resolve this situation by incorporation with IT technology. However, there was less choice and has simply used IT technology as required in construction field. In other word, IT technology has applied to not all processes but some parts. Therefore, in this paper, we find out suitable and promising IT technology to each step of construction process, analyzing IT convergence technology related to whole process comprehensively in order to suggest fundamental directions for effective construction IT convergence in the field.
