The Development of Business Information System based on BPS for Urban Regeneration Projects

Urban area has caused decline of commercial function and infrastructure because of unorganized urban development, and urban regeneration projects have appeared since 2000s in order to solve urban problems. Because urban regeneration projects have a complexation of various use, the complicated business process and unsystematic conduction work, project stakeholders are suffering from problem in conducting project. Therefore, this study suggested the necessity of business system for urban regeneration projects with analyzing situations and stakeholders. Also, this study classified business information through development of BPS in order to make information system of business process in the urban regeneration project and evaluated it after realization for information system based on BPS of urban regeneration projects. Project stakeholders will be systematically provided information about urban regeneration projects through this system and it is expected to accomplish urban regeneration projects effectively.
A Study of Analysis for Impact Assessment of the Cost Risk-Factor on the Design-Build Projects based on Business Process

Recently, a delivery system has been rapidly changed in the global construction market. Also, construction projects are becoming bigger and more technology-intensive. A lot of projects have been delivered by Design-Build(DB) System; from the standpoint of cost, approximately 40% of delivered constructions by a Public Procurement Service were DB in 2009. Nevertheless, the achievement has not surpassed our expectations on management of the project cost. On the characteristic of DB, the reasons why that happens are that projects contract have been signed after the Design Development Stage; the insufficient review about new technology and up-to-date construction methods; a lack of discussion in process of design. Those reasons cause a risk of increasing Cost of the projects. In order to solve these problems, it is desirable to find Cost-increasing factors in promoting the projects and select on the order of priority for Risk-Factor with careful management. Therefore, this study analyzed the weight of each phase of the project on the authority of properties of DB project, and identified Risk-factors which is increasing the cost on the aspect of project management. Based on this analysis, the impact assessment of Risk-factor is evaluated through the Failure Mode and Effect Analysis(FMEA).
An Analysis of Importance and Requirement Factors in the aspect of Facility Manager for Correctional Facility

The purpose of this study is an analysis of importance and requirement factors in the aspect of facility manager for correctional facility. For this study, It limited ranges of study in 11 correctional facilities that have been completed after 2000 years. It had survey and interview with managers of correctional facilities that are selected for study and then it derived the requirement factors of correctional facilities. Based on those requirement factors, Importance analysis is performed by using AHP method. The result of this study are as follows: 1) The fields are divided into architecture, building finishing, machinery, electricity fields and it derives details of each field. 2) The results of importance on requirements of managers in correctional facilities are as follows. Planing of building arrangement (10.9%) in architecture, secure plan for soundproof partition (14.1%) in building finishing, isolation lining of heating and cooling system(11.9%) in machinery, and improvement of control system(12.2%) in electricity.
A Study on the Lifting Progress for Composite Precast Concrete Members of Green Frame

Green frame technology intended to facilitate the remodeling of apartment housing complexes in Korea and extend their service life has been developed. Green frame design is a Rahmen structure using composite precast concrete members and, unlike a bearing-wall structure, lifting and installing structural members accounts for major steps of structural construction. Therefore, if green frame structure construction is to be scheduled appropriately, systematic lifting plan needs to be developed in advance. Development of lifting plan also requires unit lifting process of composite PC members (columns and beams) that consist of green frame to be analyzed first. Therefore, this study attempts to analyze the lifting process of composite PC members used in green frame structure. To that end, lifting procedure and time of composite PC column and beam are estimated and applied to a project case to analyze the lifting cycle of reference floor. Outcomes produced herein will be used as key data for development of lifting plan in subsequent green frame structure construction.
A Study of BIM based estimation Modeling data reliability improvement

A methodology for BIM Quality Assurance in the construction industry is becoming increasingly an important issue to determine the reliability of BIM. However, the quality assurance of BIM is currently limited to check 3D models, such as clash detection and space layout while verification methods for disciplinary BIM results from structural engineering, mechanical engineering, and estimation do not exist yet. Particularly, in the BIM-based estimation mathematical equations to take off quantities are not clearly exposed so that the results are not quite accepted at practices. With the concept of reliability engineering defined in the manufacturing industry to improve reliability of outcomes of BIM-based quantity take-off, impacting factors that affect reliability of BIM-based quantity take-off were derived. It was found that the factors also include the modeling method and the features of a BIM tool. Therefore, this research aims to propose modeling and verification methods to improve reliability of BIM-based quantity take-off through the pilot test that was performed with commercial BIM tools and IFC-based BIM data.
Diligence and Indolence Management System for Specialty Contractor on Construction Site -Using GPS of Smart Phone-

The Recent Specialty Contractor in construction of the reduced quantity due to the recession, but competitive in order to increase the number of companies that are increasingly competitive. The field work of one person to perform the work of employees and multiple sites, workforce supply flow that occurs at each stage of information transfer is not made a late staffing. Therefore this research has proposed a new alternative that can overcome them and the entire industry in recent issue smart phone features that take advantage of GPS(Global Positioning System). This paper presents a Diligence and Indolence Management System using GPS of smart phone. offering the advantage of Web-based PMIS(Project Management Information System) through integration with real-time information transfer and smart phone applications for query by building a prototype of a professional construction company as their own on-site management measures are proposed to contribute time and attendance.
A Study of the Work Efficiency in the High Altitude according to Climatic Elements

O Having a highly reliable plan for the process and estimating an accurate construction period during the early stages of a construction project can prevent falsifying the plan and reduce the occurrence of construction delays. Moreover, it allows a succession of swift and accurate decisions to happen. The difficulty in obtaining an accurate estimate of the construction period is especially prominent in high-rise building projects because the works involved are very complicated and costly. As such, it is important that research is done to find out the impacts a reliable plan and good estimate of the construction period can bring with regards to the monthly work efficiency and success of a high-rise building project. However, due to the difference in climatic conditions at high altitude and surface level, the current way of calculating work efficiency in a typical project is inaccurate for a high-rise building project. With that, this paper aims to compute the work efficiency with height, taking into consideration the change in climatic elements at different working heights. A comparison of the results according to the climatic features of each city can also be done in this paper. According to the results calculated in work altitudes, the work efficiency in Busan falls the most. On the other hands, the work efficiency in Seoul falls the least. The reason these results are shown is the influence of wind speed at high altitude. The estimation of work efficiency at high altitude would be used for estimating construction period, feasibility studies, and selecting a city of high-rise building projects.
An Analysis of Critical Management Factors for Construction Failure on the Apartment Structural Framework using FMEA

Previous construction failure researches were focused on the utilization plan based on failure information and development of failure classification. However, it has limitation to set up the plan for prevention of construction failure due to the lack of the number of on-site staffs. In order to prevent effectively construction failure, a prevention plan should be established through quantitative evaluation of failure causes. The purpose of this study is to suggest the assessment method for selection Critical Management Factor(CMF) and to analyze the CMF on the apartment structural framework using FMEA(Failure Mode and Effective Analysis) which is one of the methods of quantitative evaluation. The element of risk evaluation separated degree of failure risk and prevention respectively. The assessment method for selection of CMF can be utilized for planning proactive solutions on the failure, and it can be also selected critical factors about each project phases, type of facility and construction work.
A Study of Construction Management Professionals' Vocational Ethics

The growth of CM(construction management) market poses business opportunities and challenges to improve vocational ethics of CM professionals and firms. Ensuring the vocational ethics of CM professionals is an important issue not only for individual CM professional but also CM firms and CM industry in general. The objective of the study is to investigate relationships between the importance and performance of CM professionals' vocational ethics and discuss key characteristics and implications. The IPA(Importance-Performance Analysis) technique is used as a research tool. Findings show that quality CM service and competencies are the core of CM professionals' vocational ethics. But there exists a gap between importance and performance of CM professionals' vocational ethics.
Automatic Inference of Standard BOQ(Bill of Quantities) Items using BIM and Ontology

The rough design information is only available from BIM(Building Information Model) based schematic design. So, it is difficult to obtain sufficient information for generating BOQ. Like 2D design, there are some problems that the results are depend on what the choice of cost estimator. However, the most research of BIM based cost estimation are focus on quantity takeoff, the consideration of work item for generating BOQ is insufficient. Therefore, this paper present automatic inference process of work items in a BOQ using ontology. The proposed process and ontology is validated through applying tiling construction. If the proposed process is utilized, it is expected the basis of developing generation method for consistent BOQ by resolving intervention of cost estimator's arbitrary decision.
A Decision Support Model for the Exchange Risk Management of Overseas Construction Projects

Overseas construction project orders have shown steady increase since 2001, and it took 44.5% of the total construction project orders in 2010. Overseas construction project needs more complex risk management because it is affected by more various circumstance factors than the domestic construction is. Previous studies have centered on the internal risk factors to assist the decision-making, but there are few researches on the importance and techniques of foreign exchange risk management. Inadequate management of foreign exchange risk has been found to cause huge damages due to the lacking recognition on the importance of foreign exchange risk management. Therefore, current study designed a foreign exchange risk manage model to help efficient management and decision-making. This model was developed as a technique to meet the demand of the increasing overseas construction projects for the efficient management of foreign exchange risk, and the technique will lower the risk with more and more accurate outcome by accumulating the data of profit-and-loss.
A Reduction of Claims for Efficient Turn-key Project

Currently, TK(Turn-key) projects have been implemented, the projects on TK basis still have shown several problems rather than its own merits as a bidding method. Increasing the number of claims being occurred during construction process of the projects is reality because of unclear notice of tender documents and conditions of the contract, design review system, and decision process of the qualified bidder. To establish desirable TK projects in domestic market, not only should resonable alternatives for carrying out design review system and selecting the bid winner be set up, but also proper standards for reforming irrational system of contract, bid, and notice of tender related to TK projects. This study is intended to reduce the number of claims and implement efficient projects of apartment construction on TK basis by identifying potential problems through analysis of claim examples of TK projects which have difficulties of revising contract agreement such as drawings and suggesting improvement methods for contract conditions and notice of tender docuements.
CM Market Revitalization Strategies in Domestic Public Construction Projects based on Questionaries and Delphi Techniques

Since CM for Fee has been introduced in domestic market of construction industry, Construction Management(CM) has been familiar with one of the established delivery systems in Korea. However, CM(CM for Fee) construction market has been stagnant consistently due to recent economic recessions. The fundamental causes of the current depression of CM construction market are highly related to the social/environmental factors(such as owner's negative perception about CM services, exclusive formation of the CM markets, unfeasible fee and limitations on technology developments in CM services) and the shortage of institutions associated with CM. Accordingly, fundamental improvements on the CM environment are required. This study suggests the feasible methods for improvement on CM system based on fundamental analysis of problems related to the environmental factors by conducting a delphi technique with professional personnels on various positions in CM markets.
A Study on the Improvements Plans of the Disaster Dangerous Facilities Safety Management

The facility safety management in Korea does not secure efficiency as a safety management that is not constructed a maintenance manual. As such, disaster dangerous facilities are at a great danger for disaster occurrence. Accordingly, this study introduced revised requirement and revised level of requirement to field attendants to explore domestic facility safety management system, and set up and suggested a revised plan through brainstorming and attendants of central management institutions. This study is of importance that it reflects field attendants and attendants of central management institutions, suggests specific alternatives for realization to improve national level of institutional improvement.
A Study on the Story Increase for Securing the Feasibility of Aged-Housing Remodeling

Remodeling the existing building structure by recycling has great advantages compared with reconstruction in terms of environmentally contributions and reduced use of national resources. And no matter the existing floor area ratio, extension up to 30% of the exclusive using area and short project period have made remodeling a good alternative to reconstruction. However, the residents of aged housings that were being remodeled are either abandoning the remodeling project and turning to reconstruction. The main reason is remodeling project cannot increase the number of householders. In principal, it is prohibited to increase the number of floors during remodeling due to matters of safety. That is, all remodeling construction costs are borne by the residents, which leads to great financial pressure. Therefore, in order to improve these conditions, the residents' burden of remodeling charges should be reduced, and one of the ways to do so is to increase the number of householders. In this study, there will be suggestions of alternatives, including the story increase during remodeling, and compare the burden of remodeling charges on each of the residents, between proposed alternatives and the current remodeling plans by calculating the construction costs in order to prepare a foundation for a system that will promote remodeling.
