A Study on the Success Factors Impacting on the Small Construction Projects

The small construction projects under
billion occupy 90
of Korea construction industry. Because of the lack of the right recognition and management tool for the small construction projects, it is difficult to carry out successfully. This study recognized the present status of the domestic small construction industry through the questionnaire with experts. By the analysis of the questionnaire, this study finds items such as the management methods and the success factor about the small projects. Also the study suggests the conceptual framework that the construction party could manage the small project effectively.
Analyzing Relationships between Stock Prices and Business Performances of Construction Companies

The bankruptcy possibility of construction firms have been higher by the environment of current construction industry. Thus, converting management environment for growth into that for value or profit is required. Nowadays, funds of construction firms is almost provided by financial institutions. As the firms' size grow, they have a form of fund provision through the securities market; however, fair distribution for returns is not practiced by opening company. Especially, construction firms lost trust of Investor by lack of awareness to firm clearness, and then a vicious cycle of no effectiveness in fund provision through securities market is continued again. On this study correlation between stock quotations and primary financial factors of firms in order to grasp actual management condition in construction firms was analyzed. By this, the correlation between stock quotations and the result of firm management was provided. Also, necessity of firm's capital provision was explained, thus ways to ensure firm clearness was searched.
Implementation of Supply Chain Management In Construction Industry

The goal of enterprises is to make a profit. They should change and evolve themselves according to various customers' demand and developing information technology. The construction industry has not been used to such a change of business environment, although it has a long history. So it needs a new management system that accepts the various demands of construction participants and keeps pace with the evolving environment where is replaced by high-valued one. In this point, this research's objective is to apply SCM which shows visible outcome in the manufacturing industry, to the construction industry. This study regards the concept of SCM not as a simple management method, but as a comprehensive one. In other words, SCM is composed of three viewpoints; control, organization and information technology. SCM is to improve process by new management method, to benefit each other by strategical cooperation among participants, and to make information delivery and saving system for maintaining the relationship.

The Theory of Constraints (TOC) is an approach and a philosophy that is used to develop specific management techniques. It was first popularized by the novel, The Coal, that applied the principles to operations management. Since 1997 it has found application in two areas within project management The first application is scheduling of a sing1e project to reduce project duration and simplify project control. there is a further application to allocate resources that are shared by concurrent project. It is the objective of this paper to explore the fundamentals of critical chain and to pursue an application of critical chain method to construction project by a case study.
A Study On Information Classification Systems For Civil Construction

It is very important to improve the overall efficiency in exchanging construction information among project Parties from the project set-up through the project completion. However, each government agency in Korea tendering construction projects has different structures in classifying information. This results in inefficiency of overall construction projects and cost increasing. This requires establishing a new construction information classification system. This research suggests a framework for an analysis of a standard classification system in setting up a standard classification system and in evaluating its applicability to business processes. According to the identified requirements of the classification system, this research analyzes and compares existing information classification systems such as Uniclass, Uniformat, and Korean Standard Classification System of Construction Information, and then identifies problems and approaches for the improvement.

A Study on the Success Model for Design-Build Delivery Method Process

Among project delivery methods, Design-Build method is becoming an increasingly preferable alternative to traditional contracting method. The Design-Build delivery method was first introduced in Korea, 1975. But it still has been producing many problems. The previous researches had been suggested several ways to improve the Design-Build project delivery but it seemed to have had no effect whatsoever. This research proposes the success model for Design-Build delivery method through the 4 steps. First, find the proper modeling method. Second, establish the As-Is model for analyzing the circumstances of Design-Build method. Third, to begin with analyzing the As-Is Design-Build model and previous researches, establish the problem model. Finally, find success factors and circumstances through the overseas Design-Build system, and then establish the success Design-Build model.
Design Development Management in the Design-Build Project by Cast-Study

The contractors which execute the design-build project have difficulties in design management and contract administration in the pre-construction phase because they have managed construction projects focused on only construction phase so far. Moreover, they have to manage the design development stage without any contingency following-up various design revisions from the design reviews of outside experts. Therefore, the design management in the design development stage is a critical success facto. of the design-build project. The objective of this study is to structure the problems in the management skill for design development phase in the domestic design-build projects and to suggest a design development management method to settle the problems. To achieve these objectives, this study 1) analyzes the prior studies about the design-build procurement methods, 2) designs and performs a case study to embody the problems of the domestic design-build projects, and 3) proposes a method of design development management by analyzing the results of case study and interviewing experts.
Construction Progress Measurement System by tracking the Work-done Performance

The project control system based on the actual values of three objects shall be operated continuously in a timely manner. For collecting/tracking accurate actual performance data, a reasonable basis of measuring work performance and its related measuring methods are needed. Therefore, this research proposes a method of developing and operating the construction progress measurement system. The problem of the conventional method is the difficulty to construct control accounts and to define the basis of measuring the performance of each control account. Therefore, this research proposes the preferable, formal methodology that produces the progress value of the smallest work unit by surveying the installed quantities and estimates percent complete of groups of works or entire project by earned value concept. This research in connection with the hereafter research of the weight value of control accounts will contribute to apply in practice and to develop the scientific construction management technique in the construction industry. Further researches how to trend and forecast the project using the measured progress value are recommended for putting the prosed system of this research to practical use.
Analysis of the Work and Cost of Supervisor in the Public Construction Corporation

In the construction project, construction supervisor influences greatly the construction managements such as process management, quality management, safety management, and cost management. Therefore, from the first stage of the project, the managing activities of the supervisor are consistently needed. But the assesment of supervisor's work and cost has not been made enough in the public construction project. And there have been doubts as to whether a supervisor can take a consistent managing activity from the early stage of the project. Accordingly, the works between Korean supervisor and foreign supervisor in their public corporations are analyzed and compared in this paper. And the evaluation is made each of the cost for supervisor and the cost for engineer as a substitute of supervisor in construction project. This study is believed to contribute to improving the supervisor's work and reducing the personnel expenses and construction indirect cost.
