A Study on the Method of New Activity Based Cost Management Coping with Changes in the Cost Structure of Real Estate Construction Industry

of domestic teal estate construction firms registered as the end of 2001 recorded net profits of only less than 500 million won(including firms in the red) for the term. As a result of having analyzed the ratios of sales costs and the structural ratios of sales costs for the past 10 years, it was found that there have been great changes in structural ratios of sales costs. Material costs and labor costs have gradually decreased, but outsourcing costs of processing have greatly increased. In order to find activity points which are fundamental to cost control, the methods of new activity based cost management have been pursued. The characteristics of real estate construction industry lie in the fact that contract prices (sales in) are fixed and amounts of profits differ depending on the use of costs. In order to create maximum profits from fixed contract prices, the new activity based cost management has been proposed. The control of operation budgets and management costs is designed to control their schedules and expenses in different respects. Operation budgets ate executed with specific activities and management costs are controlled as a form of material costs, labor costs, out sourcing costs and expenses which are details of expenditure. In order to execute them by using the methods of new activity based cost management, first of all, we have to analyze what activity drivers ale and how much added values such activities can create. It is considered as a method of cost management which is necessary far the survival management of real estate construction industry.
A Study on the Tact Management Using a Daily Report Information

Recent construction projects, characterized by its complication and high-tech, requites highly efficient management efforts. Among others, labor management is very important due to various trades and increasing number of activities. Along with advanced information technology, Web-based construction site management systems are widely adopted in order to improve the efficiency of construction management. However, such information systems have mainly 2 (two) shortcomings. One is that the existing systems were developed and implemented not in subcontractor-centered way but in main contractor-centered way, though the daily construction information is mainly generated, gathered and reported by subcontractors. As a result, subcontractors seldom have access to such information systems. The other is that loss or omission of information may uclw during the information processing process, in which subcontractors have no direct access to such information system. This becomes a major reason of losing the reliability of the information in daily construction report. As a solution for these problems, this paper suggests a Web-based information system that is subcontractor-oriented and also suitable for tact schedule management.
A Study on the Development of Dewatering Mold Form for Performance Improvement of Concrete

Dewatering mold form get many holes on the surface to drain excessive water from combine concrete. While fiber is adhered to the forms inter surface, that makes it possible to improve concrete workability by draining excess water through the holes. We can expect the outer layer to solidify and to compact and get improvement of concretes durability. Maybe, it is valuable enough that dewatering mold form is put to practical use. On this study, the purpose is to obtain fundamental data for effective dewatering mold and properties of exposed concrete with the form, and ultimately, is to propose practical theory.
Improving the Performance of a Custom-built Apartment Efficiently

Technical improvement and the growth of the Internet environment make the market segmental of the manufacturing industry. These social trends have had an effect on the housing market, and the housing market changed from the supplier-oriented to the consumer-oriented. In recent years the occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems. It couldn't satisfy the dwellers' various needs and couldn't reflect overall expected life span either. In order to realize the sustainable building & environment, the research for the open housing system is actively performed. Finally the custom-built apartment which imported the concept of the open housing is constructed. But after running the custom-built apartment, several problems are revealed. Therefore the purpose of this study is to analyze the problems and then suggest the improving methods for a custom-built apartment.
The Research about Increase and Decrease of the Construction Cost by the Alteration of Design

The purpose of this thesis is to provide an appropriate trade-off information for the conflicting interests caused by the various factors between building owner and contractor during selecting the contractor and performing the construction work, in which the construction was contracted by open bidding from the government or private organizations. In order to propose the legitimate evidence, the differences between the domestic contract sheet of drawing change and the process of drawing change and those of the foreign countries were compared and analysed The number of construction ordered in Youngdong area in 2001 whose construction expenses are more than 100,000,000 won is 218 items and 147,005,000,000 won in total cost Among them, the number of 218 items whose total cost amounts to 16,705,000,000 (11.36
) is in case of increase of construction expenses due to the drawing changes, and the number of 48 items whose tool cost amounts to 2,009,000,000 won (1.37
) is the case of decrease. In conclusions, the contractor could have more benefits than the building owner in case they submit the detailed estimate sheet without eliminating the increasing expenses of construction. It is shown that the building owner's loss is increasing whenever the labor cost is higher material cost Therefore, this thesis proposes a proper standards for the harmonious compromise between the contractor and the building owner for the problems caused by the drawing changes when the contract agreement is occurred.
A Study on Improving Forecasting Accuracy for Expenditures of Residential Building Projects through Selecting Similar Cases

Dynamic and fragmented characteristics are two of the most significant factors that distinguish the construction industry from other industries. Previous forecasting techniques have failed to solve the problems derived from the above characteristics, and do not provide considerable support This paper deals with providing a more precise forecasting by applying Case-based Reasoning (CBR). The newly developed model in this study enables project managers to forecast monthly expenditures with less time and effort by retrieving and referring only projects of a similar nature, while filtering out irrelevant cases included in database. For the purpose of accurate forecasting, the choice of the numbers of referring projects was investigated. It is concluded that selecting similar projects at
out of the whole database will produce a more precise forecasting. The new forecasting model, which suggests the predicted values based on previous projects, is more than just a forecasting methodology; it provides a bridge that enables current data collection techniques to be used within the context of the accumulated information. This will eventually help all the participants in the construction industry to build up the knowledge derived from invaluable experience.
A Study on the Process Improvement of Budgeted Cost of Earned Value Management in Multiple Apartment Project

In multiple apartment construction project, BCWS is a critical management factor and has a great influence on the success of the project. Due to the many apartment buildings & facilities which produce numerous activities, there are several problems in making out a time schedule of work as well as production and management of precise BCWS from the allocation of resources. In this study, actual condition survey was executed in terms of the calculation and the management of BCWS. This study propose better solutions for efficient calculation of BCWS through the analysis of the problems and standard schedule & progress curves.
An Investigative Study on the Structural Characteristics of High-Rise Complexes in Korea

Recently, the interest in a complex building increases rapidly in Korea. High-rise complex is not simply the combination of a residential apartment and a business office as previous but a building with the object of the convenience of the residents familiar with city-life style through adapting the high class life style and new residential culture to the business space, and the efficiency in using the limited building site in the town. This study presents an exploratory analysis focusing the structural system with the help of the extensive survey of the construction site in Korea, and aims a guideline for the structural design and construction of high rise complex. Through the survey, change and development in the design and the construction can be seen as the height and size of the complex grow. It is almost indispensable to design a structural system against lateral forces like earthquake or wind, which is usually measured by story drift ratio or story displacement. Improvement of the structural materials and their usages is also included for the efficiency of the structural system. Useful slab-beam system contributing to the decrease of the story height is still a concern.
Development and Application of TACT Management System

The change in environment of construction industry and the advancement of information technology require the improvement of construction project efficiency. However, construction industry still lacks performance-measuring tools that are the requirements of efficient project management system. In case of the schedule management system, schedule is usually being managed by result-oriented measurements such as completion time, spent cost, and progress rate, which are not good enough to control the overall continuity of work-flow. This research aimed to systemize the overall construction process and to develop the indicators for measuring performance of TACT activities during finishing work period that can contribute to the systemization of TACT management.
Forecast on Internal Condensation at Balcony Ceiling of Super-high Apartment Building Faced with Open Air

There are a growing number of cases to expand balconies of apartments faced with open air in order to enhance functional satisfaction and efficiency of dwelling space. In case of the balcony expansion at the floor, however, it is difficult to exclude a possibility of bringing about internal condensation due to the difference of temperature between indoor air and outdoor air caused by the Inflow of outer low-temperature air through the upper part of ceilings by failure in completely putting together the outer composite wall panels on the aluminum curtain walls installed at outer walls This study is to forecast possible occurrence of internal condensation around parapets and H-beam located at the inside of balcony ceilings on the uppermost floor of super-high apartment buildings faced with open air in order to provide dwellers with more comfortable environment in the related space and get rid of their uneasiness about the condensation. In this study, we estimated internal condensation, which vary in accordance with humidity pressure distribution, at curtain walls, stone panels or lower parts of slabs that constitute outer space of the residence and are weak against heat, through temperature forecast and temperature distribution interpretation program at normal two-dimension temperature

Development of the Pilot Type Machine for Automation of PHC Pile Cutting Work

During the last few years, the use of Pre-tensioned spun high strength concrete piles(PHC pile) has been gradually increased in many construction sites. Cutting work of the concrete pile is an important task to crush a part of pile head which is compressed with more than 800
. It is usually performed by a crusher and three to four skilled workers. Recent analysis results of the pile cutting work reveal that it frequently makes a lot of cracks which significantly reduce the strength of the pile and is labor-intensive work. The primary objective of this study is to propose conceptual designs for developing an automated pile cutting machine. It is anticipated that the development of the automated pile cutting machine would be able to bring improvements in safety, productivity, quality as well as cost saving.
Development of the lift-up and procurement system for Just-in-Time in the Building Construction

The material lift-up and procurement management for high-rise buildings is complex and critical key to the success of projects. It has been hardly managed by the heuristic or rule-of-thumb techniques which are adapted in usual construction building sites. Especially in downtown high-rise residential building project sites, the limit of heuristic management techniques is critical. It has space constraint for materials loading and site transportation especially in finish work phases in which construction period diverse work trades struggle for their own material and manpower transportation. Hence, it is essential to adapt JIT(Just-In-Time) concept in these particular types of building construction project sites. According to the analysis of the case project sites, the communication and flow of relevant information regarding material lift-up and transportation in project sites is the key factor for successful performance. Therefore, this study analyzes the flow and site transportation of the key materials and provides the system, PLUTO(Procurement & Lift-Up for material Transport Optimizing system). This study also applies the system in the case site and verifies the model validation in actual project.
A Study on the Construction of Computerized Algorithm for Proper Construction Cost Estimation Method by Historical Data Analysis

The object of this research is to develop a computerized algorithm of cost estimation method to forecast the total construction cost in the bidding stage by the historical and elemental work cost data. Traditional cost models to prepare Bill of Quantities in the korea construction industry since 1970 are not helpful to forecast the project total cost in the bidding stage because the BOQ is always constant data according to the design factors of a particular project. On the contrary, statistical models can provide cost quicker and more reliable than traditional ones if the collected cost data are sufficient enough to analyze the trends of the variables. The estimation system considers non-deterministic methods which referred to as the 'Monte Carlo simulation. The method interprets cost data to generate a probabilistic distribution for total costs from the deficient elemental experience cost distribution.
A Study on the Cost Risk Analysis Method for Construction Projects

Considering about construction projects characteristics, there Is an existing uncertainty which causes inaccuracy or invalidity under decision making situation. Therefore, cost risk analysis of numerous construction projects are Inclined to depend on expert's experiences and subjective judgements. In Korean domestic construction works, however, there is no reasonable method or process for applying subjective elements. Only probabilistic analysis using objective calculation are being used now. This research suggests a cost risk analysis method to analyze quantitatively Cost Impact by risk, and it appraises expert's subjective elements for the purpose of enhancing validity of cost estimation. Moreover, a new cost risk analysis method is introduced for providing convenient user interface in practical business.
Development of Construction Cost Model through the Analysis of Critical Work Items

In construction project planning and control, a cost model performs a critical role such as cost determination on a contract stage and cost tracing. The model can maximize owner's profit and value within the project budget and optimize cost management works on overall construction implementation stages. A BoQ(Bill of Quantities) generally adopted in a unit price contract has been applied as an important tool for cost control and forecast. However a previous cost model based on the BoQ has shown limitations in that it requires too detailed information and heavy manpower on cost management and difficulty in keeping relationship with construction planning, scheduling and progress management. The each cost items and unit prices which constitute of construction works are individually very important management factors but the relative weight for each items and prices have a difference on the contents and conditions of each conditions of each construction works. In consideration of this structural mechanism of cost determination, this research is aimed at examining the critical factors affecting the construction cost determination and propose and verify a new cost forecasting model which is more simple and efficient and also keeps the accuracy of cost management.
Case Study on Development of Residential Building Cost Index Compilation Model

The Residential Building Cost Index which presents price variation of construction resources required in a residential building project in single value, has been compiled to evaluate appropriate level of the price variation. This research reviewed the compilation methodology for Residential Building Cost Index based on comparative analysis on domestic statistics and proposed the Residential Building Cost Index through a variety of case studies. It would facilitate monitoring the price variation of a residential building cost and contributes to enhancing the applicability of construction cost data.
