An investigation of Function Analysis patterns for the Effective VE at the Design Phase

This study is an analysis the function Analysis Patterns for the effective application of VE(Value Engineering) and a presentation of the function analysis methods. 1. The function analysis of VE activities can be summarized 6 patterns as follows ; a generated ideas without function analysis process, a function analysis make use of inspection tools for generated idea, an illogical jump as a using of subjective terms, a using of duplication terms for same functions, a subjective ranking as function definitions for function analysis, and a large classification for a for approaching function definition. 2. In order for the effective function analysis, the process requires as follows; a check level by project advanced, a reclassified main nouns in the order of frequency of use, a main check objects by concepts of importance and satisfaction degree. It is not only good for the effective function analysis, it also induces effective turn out of the FAST Diagram for function arrangement.
An Optimal Scheduling Method Using Probability on the Estimation of Construction Duration

Critical Path-based project management has been applied to the construction projects with a goal of delivering projects within original costs and time estimates. These current project management methods, rarely make early finishes of construction Projects. In addition, current practices on time management seems not to take advantages of early finishes concepts due to student syndrome and Parkinson's Law, This research study applied the Theory of Constraints(n) in the estimation of construction project duration. While the TOC includes variety of management techniques, in this study, it refers to critical chain that has been used to develop the specific management technique in scheduling. Relationship Between Construction Productivity and the Weather Elements in the Reinforced Concrete Structure for the High-rise Apartment Buildings

Among the various factors influencing construction productivity, weather conditions or elements become very important factors in planning and executing construction project. It is especially true in Korea where the weather changes dramatically through few seasons. In this study, relationship between construction productivity of the reinforced concrete structure we for the high-rise apartment buildings and 5 weather elements including temperature, humidity, day time, rainfall, and wind velocity have been analyzed The results trough regression analysis showed that weather elements explain
of productivity in total and temperature and day time were more important factors among them.
A Promotion Plan through Measuring the Utilization of Information Classification Systems in the Construction Industry

The importance of information management has been emphasized in Korean construction industry, Both public and private have invested to establish and operate construction CALS, construction management (CM), computer integrated construction(CIC), and earned value management system(EVMS). A standard construction information classification system is essential to operate the systems mentioned above. Therefore, Korean government released Integrated Construction Information Classification System(ICICS) in 2001. However, the ICICS is not widely used in construction due to: 1) difficulty of changing existing system, 2) insufficient publicity of the ICICS, and 3) no legal binding force. Especially, participants in construction do not recognize applicability of the ICICS. This research surveyed the degree of recognition and utilization of the ICICS. This survey includes both customized classification systems used by companies and the ICICS and investigates the degree of utilization and drawbacks. The results show some construction companies use their own classification systems and the others use the ICICS prepared by the government. Furthermore, the degree of recognition is in sufficient. The degree of use in design management, specifications, cost and schedule management is very limited. The publicity and education are critical to induce the utilization of the ICICS. The necessity of revision was recommended based on pilot project study that is performed to measure the degree of application of ICICS on the projects. Therefore, this research proposes the measurement model for information application and analyzes the degree of utilization of the ICICS in different phases of construction.

The construction engineering field is less than
of the gross construction cost but engineering's role is very important because the performance of final facility is decided in the engineering stage. Nevertheless, before now government and private compares are more concentrated on construction works than making strategy to strengthen the competitiveness and technical development of investment in construction engineering sectors. Therefore this research have compared and analyzed the competitiveness of domestic construction engineering companies throughout analytic method 'SWOT' to those developing countries, which are potential big market objects, such as Russia Libya and Indonesia Such research was obtained through business trip & consultation with related specialists for the difficulties of domestic companies in advancing into overseas market. Moreover this research have analyzed the technical improvement of construction engineering companies and reason for competitiveness weaken by various aspects, it provides governmental and private plans to advance into overseas market Especially, to strengthen domestic companies into advancing overseas market it has suggested that tax & subsidy privileges, supporting plans for obtaining information of overseas and strategies cooperation with other organizations.

. Since those disputes and claims cause cost overrun and or penalty and bad impression for the construction company, it is necessary to develop a systematic management method for solving them. This study presents a environmental management structure based on the examining many kinds of environmental-related laws including 'The Act on Regulation of Noise and Vibration' furthermore, through analysing various dispute and claim cases, and surveying literatures we suggest environmental study noise and vibration management method using for the preconstruction phase, the construction phase and the post construction phase, respectively.
The Management work Analysis for Maintenance Performance Evaluation of Apartment Buildings

Given the trend of increased apartment buildings and high-rise buildings, the maintenance of apartment buildings has been set a higher value. For this reason, a total performance evaluation model of the existing buildings has recently been developed. But, it has a lack of the management work analysis. The purpose of this study, therefore, is the management work analysis for items selection of maintenance performance evaluation of apartment buildings. Candidate items of Maintenance performance evaluation was made with the existing literature and business system analysis. Easy, systemicity of performance evaluation supplemented doing question to academic experts and housing managers. Finally decided maintenance performance evaluation items are to classify 14 administrative and 15 technical items.
A Case Study on Delay Analysis Methods in the Construction Projects

When we consider the present state of construction delay claim analysis, the delay analysis methods generally used from the abroad construction industries are not applied to our industry. By reviewing the existing methods of delay analysis, this study investigated the important concepts and characteristics of the delay analysis methods. Selection of the delay analysis methods could be decided among 1)As-planned versus as-built comparison method,2)What-if method,3)But-for method.4)CPA method, and 5)DAMUDS method. In order to make clear the characteristics and mechanisms of the analysis methods, this study performed a case study.
The Estimation of Construction Duration for High School Buildings Based on the Actual Data

The construction duration for any building or facilities such as high school building influence the quality of the building as well as the total cost for them. Since there are no guidelines to estimate construction duration correctly, an employer(or owner) estimate it by their own experience or intuition. Therefore some conflicts related to construction duration happen between contract parties during construction. The purpose of this study is to suggest a predictive model which helps decision makers calculate exact net working days for high school building construction at the early stage of the construction project. To measure net working days for high school construction, 15 data were collected from actual spot in Incheon region. Multiple linear regression analysis was conducted to obtain the model which calculate construction duration for the substructure, the superstructure and the finishing works. total construction duration could be obtained by adding net working days to non working days which would be based on the meteorological statistics for Incheon region since 1974 to 2003.
A Study on the Unfair Aspect of Specific Provisions in the Construction Contract : Counterplan and Institutional Reformation

The purposes of this study are to survey unfair aspects of specific provisions in the construction contract, and to suggest counterplans and institutional reformations. The research method of this study includes judicial precedent analysis and a questionnaire survey, The results of this study are as follows: 1) the main problems of unfair specific provisions are payment condition, shifting of the responsibility and adjustment in the contract sum. 2) counterplans ate suggested according to the construction phase : bid, construction and completion phase. 3) institutional reformations include firming up regulations, supervision, invigoration of claim, development of variation guideline, and so on.
An Investigation into Perceptions of Potential Customers in Busan towards Well-being Apartments

The term 'well-being' which becomes a popular trend in various industries has been introduced in the housing market as well. This trend could be understood as an emerging trend rooted to customers' preference for apartment enabling residents to live comfortably and healthy in 2000s. The housing industry has attempted to meet customers' requirements by presenting' well-being apartments' emphasizing healthy and natural-friendly aspects. For instance, suppliers in the industry has adopted master plans and unit plans to support well-being residence. In addition, they introduced less-toxic-emission materials to interior However, it has been unknown that customers in the housing market also agree to well-being functions presented by suppliers and, if then, which aspects they consider mon important In order to answer questions stated above, a research to investigate perceptions of potential customers in Busan towards well-being apartments is designed and this paper is a summarized result. Based on the real-world investigations, the important functions or concepts relevant to well-being apartments perceived by customers are defined and suppliers' approach to meet these Is presented.
An Analysis of Profitability Influencing Factors for Pension Business

Optimization of Estimating Duration of the Structural Frame for the High-rise Apartment Housing during the Winter season -Focusing on One Cycle Time Scheduling Mechanism of the Typical Floor-

Public construction companies have strictly followed a rule that they should not work in the wet area such as structural frame for a certain period during the winter season. It is usually known that the non-working period during the winter causes increase of the project duration, and the project cost escalation. Also, it makes negative effects on national economy because it reduces workers income. Therefore, the site work for the structural frame should be performed even during the whiter season. But the site work for the structural frame during that period cannot proceeds in the same way as during other periods, and requires a different method for estimating project duration. Through an analysis of time scheduling mechanism, actual working days are obtained for 1 cycle of typical floors in the structural frame during these periods, and non-working days of 5 years average are calculated based on calendar day using data of 5 years weather forecasts for that season. This study proposes an optimized way of estimating project duration for 1 cycle of typical floors in the structural frame during these periods. This estimating method uses the combined actual working days and non-working days of 5 years' average, and the estimated results are confirmed by being compared with field data. This study is expected to be used in estimating the construction duration of the structural frame during the winter season.
A Study on The Rate of Return of Private Infrastructure Investment Project

Present private infrastructure investment in SOC investment has increased up to
compared to the year 2003 and it is expected to increase in the future. In spite of its rapid increasement we don't have definite standard or system on distinctly presented rate of return for domestic private infrastructure investment yet, and practical and scientific research is not sufficient, compared to its necessity and importance. Hence, in this study we tried to build theories systematically, which are related to rate of return of private infrastructure investment to promote SOC private infrastructure investment to last successfully and present the proper level of rate of return of private infrastructure we investment appropriate in domestic situations through diverse analysis. Therefore, to present reasonable rate of return, we used 5 methods: existing research analysis, case study, financial index analysis, analysis of investors rate of return, and analysis of rate of return in a real estate market. After comparing and analyzing these methods, Ive presented in the end the appropriate level of rate of return of private infrastructure investment, which can be applied in a domestic market.

A Study on the Policies to improve the Escalating Regulations of Construction Price - With a Focus on Results of a Delphi Survey -

This study is the results to survey on the problems and improvable Policies for current escalation system in construction contracts, through a Delphi survey to experts. From the survey results, it is desirable to decide the fluctuation rate of construction cost, which is the requirement of escalation clause, on the basis of inflation rate or construction cost index. The desirable price fluctuation rate is proposed as a
level. However, it is difficult for construction companies to cope with the sudden increase of material price in advance, arising from short-term shock factors such as exchange rate and international raw material's price. Accordingly escalation system for specified materials, as an exceptional mode, should be introduced. As a method to calculate the fluctuation rate, ARCA(adjustment rate for the categories of articles) is more desirable than ARI(adjustment rate for an index), because the ARCA can be more reflected the characteristics of each construction work.To rationalize the ARI method, it is needed to announce the wage index, material index and machinery expense index via detailed classification by construction types. Also, it is desirable to prescribe the bidding date as a starting date of the price change, rather than contact signing date. considering the price change can happen since the biddiilg stage.
A Study on Structural Performance Evaluation of RC Beams Strengthened with CFRP Plate

Carbon fiber reinforced plastic(CFRP) plate Is one of the alterative materials for soengthening of reinforced and prestressed connote members due to excellent strength and light weight In this paper, the behavior of beams strengthened with CFRP plate and CFS(Carbon fiber sheet) is observed and analyzed from the test results. Especially specimens with thick plate is tested when large moment and large shear lone appear in same position. The main failure mode is a peeling-off of the CFRP plate near the loading points due to flexural-shear crack, Because of this failure mode, failure load is not linearly proportional to the thickness of CFRP plates. When beam is wrapped with CFS around oかy loading point it does not influence on the failure loads. Depending on the loading pattern, it is necessary to consider different design criteria for reinforced concrete members with external reinforcement. When line moment and large shear force appear in same location, maximum thickness may limit to 0.6mm and ratio between moment of strengthened beam and moment of unstrengthened beam is proposed 1.5-2.0. In order to use the plate of thicker than 6mm, CFS may be extended to the location which moment of strengthened beam is 1.5 times than moment of unstrengthened beam.
The Current State and Application of project Financing followed by Sale after Building System of the Apartment

The supply for the apartment complex in Korea has been accomplished by the sale before building system as a way of institutional means to support massive housing supply in the past. Although this sale before building system has helped the provision of the housing, the necessity of that has been weakened in the current housing market. As this market is changed to emphasize on consumer, the necessity of conversion to sale after building system was raised and finally enforced partially. However, the sale after building system has difficulty in ensuring construction fund and the safety of housing business. So, the diversification in the style of business structure we and the strategy for the activation of construction fund will solve these problems. Consequently, this essay examine the change and influence in the construction fund after adopting sale after building system and suggest the appropriate strategy in project financing for providing fund and reducing the risk in construction business.
The Business Strategy Innovations of the Top Design Firms in Global Design & Engineering Markets

Dynamic nature of the A/E/C industry, rapidly changing global market environment, and lowest cost competitive bidding make it difficult to survive in global engineering markets. To understand of the global design&engineering market, a case study has been undertaken. The top 150 global design forms represented in the ENR(Engineering News Record) from 1995 to 2003 are classified three groups for the case study, First group is the firms that its rank is getting raised from 1995. Second group is the firms keep holding its rank from 1994 until 2003. Third group is the firms that its rank has gone down from 1995 until 2003. However, finding key factors and changing business strategies of successful top design fm are the fundamental goals in this paper, After examined case study, this paper concludes and suggests that professionalization, M&A strategies, patrons of government, and academic supporting are needed to be succeeding in the global design & engineering industry.
Development of the procurement system for Just-in-Time Building Construction

The effective management of major construction resources is the key to the success in high-rise residential building construction projects. It is even more important and challenging as well especially in CBD(central business district) area under tight project duration since little leeway in interface between construction trades, severe constraints in staging n and heavy demands for lifting among construction resources. In order to meet high demands among major construction resources, highly effective construction resource management information system is required This research develops and provides a system which selects and disseminates these information from each phase of procurement transportation, lift-up and storage for major construction resources This research applies the Kanban system, well recognized material information system technique in automobile manufacturing industry, in concrete work processes. It develops concrete procurement information system utilizing VSM(Value Stream Mapping) and also applies the model in actual super-high rise residential building construction project in order to analyze the benefit of the research model.
