A Study on Effect Analysis that Employment Permit System affects Construction Field

The number of domestic foreign worker increased rapidly In the 90s, and Domestic foreigner worker occupied important position in the various manufacturing industries or 3D types of business. In these situation, Government had kept policy that import foreigner worker through system for industrial technology trainee. Distinction and outrage about foreign worker who have ambiguous social position made many place of business seceders. At August,2004 a new introduced employment permit system has great significance that has fundamentally and drastically changed current foreign immigrant policy from the basis. Introduction of Employment permit system is expected to affect much effects to construction industry as well as manufacturing industry and service industry. In this research, with foreign worker and information of employment permit system investigated personnel expenses, work quality and attitude, labor power supply and demand, communication to affect in construction field at employment permit system through questionnaire with field administrators. This research will remove a side effect in construction industry through administrators' awareness and wish to present confrontation way.
Analysis of Stress Variation According to Removal of Shear Wall At the Remodeling of Shear Wall Type Apartment

The number of apartments has been increased, and it is time to activate the remodeling or reconstruction. Recently remodeling has been preferred to reconstruction, because reconstruction might cause many problems. At this point of time, remodeling could save resources, preserve environment, and expand the construction market places. However, most research for remodeling is aimed to improve the financial value, and structural effects being caused by floor plan modification has not been done yet quantitatively. Remodeling naturally brings to floor plan modification, and it can cause serious problems of structural side. So we made apartments an object of study, then analyzed stress variation of structural elements according to the removal of shear wall, supposing the floor plan modification. For this purpose, we selected a sample of universal apartment floor plan and extracted floor plan modification factors. Then we applied the factors to sample floor plan and organized the results of stress variation of structural elements. As results, walls are most harmful when the independent walls are removed, and in case of slabs, it is most critical when continuous walls are removed.
A Study on the Reformation of the Contract Time Extension Process in the Public Construction projects

Delay schedule coming about duration extension is happening essentially because public construction project consist of many sub contractor. The method which can calculate delay day is suggested by many studies in case of happing delay schedule, but It is difficult to apply to real construction project because there is no mention about the control of The law of contract according to delay schedule. The law of Contract which is cost of account has more uncertain problem than FIDIC condition of contract. This study suggests method which can make extension of duration procedure clear in case of happing the reason of design change related with activity duration during carrying on construction, and a submission process of the reason of duration extension and modify schedule making way about section which is basis of calculating contract amount clear.
A Study On the Design for Marketing Divisions of Construction Companies in relations to the Changes of Domestic Business Environment

Recently, many Korean construction companies have tried to modify organization structures in order to increase the performance profit while coping with environmental changes in the construction market. Most Korean construction companies are adapting to environmental changes and devote various struggle for maximizing the result of receiving order. Especially, the organization structure of Marketing Divisions is the important for management performance and is the important key elements to attain the management goals. This research on construction companies organization has never been dealt before in korea. Through this research, the relationship between construction environmental changes and management performance profit is proven and is reflected when making the Marketing Divisions. It suggests the Marketing Divisions structure model by business type and receiving order type. Also, the result of this research could be used the important basic data that is necessary to the organization model development and this model development can be prepared for facing the new environmental changes in the near future.
Reengineering Daily Reporting Process by Using Task Generator and Mobile Technology

As construction projects are getting more complex and larger in size, the amount of information is increased exponentially, which requires information management systems to accumulate as-built information throughout the project life-cycle. Particularly, a daily report system is very important, since it helps them keep track of various as-built information at the most detailed level. However, there have been many problems with daily reporting since its process is time-consuming and contains a lot of redundancies and ambiguities. Therefore, the objective of this research is to improve a process of collecting as-built information and managing daily report. To do so, this research developed a to-be process model and a daily report system. The daily report system developed in this research consists of interactive task generator and daily report management modules. The system has been successfully implemented in a real world construction project. The system development processes including process analysis, information models and system features are described along with discussions on the results and improvements.
Design Checklist for Improving Building Maintenance

The degree to which the design of a building embraces maintenance considerations has a great impact on its performance. Modern buildings are designed to meet higher building standards than in previous times. As the result, the influence of design on the maintenance of buildings is greater than ever before. The issue of building maintenance is a universal one and its consideration at the design stage is of great importance on the future performance of the building. Even though many studies have conducted to improve building performance, almost all of the results of those studies have not been utilized effectively during design. The purpose of this paper is to suggest a checklist which could be used for incorporating building maintenance concept in the design. The suggested checklist was made by reviewing previous studies and then refined through consulting with professionals of relevant fields.
Construction Workers' Occupational Risk of On-Site Travelling Activities

This study examines the occurrence of accidents when workers were travelling on construction sites and the differences in risk involved in each occupation. An analysis of 750 fatal accident reports found that in 138 cases, the fatality occurred when the workers were travelling on site. The 138 cases were then divided according to occupation and were then examined to determine how the workers in each occupation had been affected by various hazardous situations. There were significant differences in accident occurrence between the occupations and in the various hazardous situations. The results imply that the cultural aspect of each occupation leads to a substantial difference in the possibility of fatal injuries or death and that such differences in risk should be taken into account when planning the workers' movements on site. The findings of this study aim to help workers to understand the risks entailed when travelling on site and also to assist managers in the planning of workers, movements on construction sites.
A Study on the Defect Causes Type for Poly-Urethane Waterproofing in Roof

Up to now, the various water proofing methods and materials have been developed. For the water proofing methods, poly-urethane membrane method is one of the commonly used and increase market share in water proofing industry due to it's many advantages. However, in spite of it's many advantages over other water proofing methods, water proofing defect occurs frequently. With this respect, the study investigate water proofing defect causes in roof water proofing. The study investigate 13 water proofing construction site in Sunchon city in oder to find urethane membrane defection causes and their type. As a results of the study, the followings are founded. 1) Among various water proofing defection causes, problems of water remain phenomenon due to surface horizontal level defect which occupy
of total defect causes is the most commonly occur. 2) The second defect cause which occupy
of total defect causes is the swell up phenomenon due to surface dry problem. For the prevention of water proofing defection in roof using urethane membrane, the followings are recommended. 1) Faultless surface treatment before using urethane membrane 2) Develop improved urethane membrane material 3) Improve urethane membrane construction technique
A Study on the Risk Reduction of Real Estate Development Projects and Improvement Schemes of Main Participant's Role - A Case Study Focused on Housing Development Projects -

The purpose of this study is to diminish the risk through identifying the risk factors occurring in the process of real estate development projects, and analyzing and coping with the risk factors, and enable stable advance in the development process by improving the roles and work distribution of the project investor. The results of this study are as follows : 1) identifying the risks of contractions from the step of selecting the sites must be made possible through supplemental human resources expertise in plan and construction of the operation 2) as an improvement scheme, heightening the penetration wall of development projects from the investors, proposing a registration law and a selection standard of construction companies to investors' cooperating companies enabling the growth of superior investors.
Analyzing Dynamics of Korean Housing Market Using Causal Loop Structures

Since 1950s, the Korean housing market has continually experienced the chronicle lack of housing stock because of lower housing investment in comparison with a population explosion, prompt urbanization and rapid restructuring of family. The Korean housing market have thus been driven not by the pricing model by housing demand-supply chain but by the Korean housing policies focusing on the increase of housing supply and the living stability of the middle or low-income bracket. After all, repetitive economic vicious circle of housing price and the increase of unsold apartments aggravated the malfunction of the Korean housing market. Meanwhile, the Korean construction firms have exacerbated their profitability. Such terrible situations are mainly triggered by the Korean construction firms that weighed on the short-term profits and quick response of the government policy alterations rather than the prospect of housing market Therefore, this research focusing on the dynamics of housing market identified and classified the demand and supply elements that consist not only of housing system structures but also of the environmental elements that affect the structures. Based on the system thinking and traditional theory of consumer's choice, the interactions of these elements were constructed as a causal loop diagram that explains the mutual influences among housing subsystems with feedback loops. This paper describes and discusses about the causes of the dynamic changes in the Korean housing market. This study would help housing suppliers, including housing developers, construction firms, etc., to form a more comprehensive understanding on the fundamental issues that constitute the Korean housing market and thereby increasing their long term as well as minimizing the risk involved in the housing supply businesses.
Application of Value Engineering to Early Design Phases in Construction Projects

The purpose of this study is to present proper VE application methods to euly design phases. Since VE methodology is more effective on early stage of design phase, the study focused on application of VE methodology in early stage of design process. With the examination of past studies, obstacles of VE application in domestic construction industry are defined. To solve these problems, this paper presents (1) subdivision of VE execution time, (2) an appropriate VE targeting method for construction industry, (3) a resonable and practical function analysis process, and (4) modified design-VE job plan.
The Conceptual Model of Web-Based Information System for Value Engineering(WISE) in Construction Projects

Value Engineering(VE) Workshop executes many tasks with VE team members from various experts of construction field on the basis of VE Job Plan for a short period of time. However, the VE team members are not useful with using VE information until now because it is not systematic in the accumulation and application of VE information. Especially, these problems constitute the obstacles to communication, reliability and quickness of VE information. It also causes an increase of time and cost at VE Workshop. Therefore, the results of this study suggests the conceptual model of Web-Based Information System for VE(WISE) in order to improve the effectiveness of VE Workshop and solve the problem as is stated above.
An Analysis of Supply and Demand of Construction Professional Engineers

In order to respond the opening of technology market by the agreement with WTO, the mutual authentication of professional engineers (PEs) by nh, and the promotion and encouragement of education in technology, the preparation of robustic regulation and regal system to secure the authority of PEs and to enhance their quality is required. And a scheme to train PEs with the advanced country level of quality and secure the practical use of PE's expertise should be developed to cope with current issues after the survey of supply and demand for PEs. In this paper, the problem of supply and demand of construction PEs is surveyed under the current regal system and the idea to regulate the supply and demand with the improvement of the regal system is suggested. The result of this research is used for building the supply and demand system of quality PEs and the efficient training and practical arrangement system. Furthermore, the result would be used for the fundamental data to establish the government policy about PEs.
