Construction projects are characterized that exposed high risks so feel strongly necessity of actively risk management that manage the time of project. but recent generally time management tools are not satisfied sufficient supporting the risk identify and risk analysis. Therefore this study purposed development the time management model that in order to improve existing problem of time management model in construction project and developed model could perform practical risk management in construction field. The new time management model focused on the risk management will be able to conduct critical path management and risk critical path management simultaneously.

Poor usage of work-continuity for planning and management is one of the leading causes of decreased productivity in high-rise and complexity construction projects. For efficient finish work, tact scheduling method needs to be implemented according to tact time. But there are the studies about zoning of work area, daily construction information and tact planning and management, there are not the studies about tact time yet. The purpose of this study is to help implementation of tact scheduling by tact time and adjusted work-plan. The main contents of this study are as follow; (1)Tact time has been calculated as coordination of work-plan between a general contractor and specialties. (2)Project-plan can be without delay by tact time calculation method.
Time Series Analysis and Development of Forecasting Model in Apartment House Cost Using X-12 ARIMA

The construction cost index and the forecasting model of apartment house can be efficient for evaluating the validness of the fluctuating price, and for making guidelines for construction firms when calculating their profit. In this study the previous construction cost index of apartment house was improved, and the forecasting model based on X-12 ARIMA was developed. According to the result, during the last five years the construction cost, excluding labor expense, has risen approximately to 22.7%. And during next three years, additional 16.8% rise of construction cost is expected. Those quantitative results can be utilized for evaluating the apartment house's selling price in an indirection, and be helpful to understand the variation pattern of the price.
Using the common-WBS based on the Construction Classification System for the integration of Schedule and Cost information

The time and cost is the most important information for the construction project management. Currently, a lot of studies have been done in order to clearly relate them with each other, but there have been some difficulties. Because of the characteristic of Korean government contract law, the construction project in Korea is managed by only cost and the time and cost information is distinctly separated. In order to manage all the major construction project information smoothly, the time and cost information should have relation with each other. This study suggest methods for relating the time and cost information, especially for road construction project of MOCT. Through the survey of construction field engineers and case study of the road construction project, several alternatives to improve the usability of construction information are suggested in this study. These alternatives can support relating other construction information.
Development of Design Support System to Optimize the Temporary Work

Design of steel
temporary works has conducted relying on the experiences of engineers based on the previous similar projects. Consequently, there have been arguments against over-design of temporary bents to be required at the actual construction sites, and unnecessary design changes have been issued at the construction stage. In this study, we have developed an optimum design support system for temporary works of the steel bridge construction through establishing the database for the materials to be needed for implementation of temporary works. We've also improved the accuracy and efficiency of the works through the design optimization for temporary works, and contributed to reduce design changes as well as to utilize the design informations at the construction stage.
A study of Application to the Marketing positioning and Construction Management in Apartment remodeling

The efficient preservation and improvement of stock buildings including houses have become a significant national issue coming into the 21st century. The increase rate of new house demands have lessened and the efficient management and usage of old buildings have become more important. However, lacking research on the effects obtained through remodelling and the perception that it is less profitable than reconstruction have interfered with the vitalization of the market. Also, the excessive profit rate contractors insist have caused conflict between the residents and contractor and weakened market stability. This research examines the related codes, the strengths and weaknesses of marketing positioning in apartment remodelling a rational method for analyzing each project and the working process. A survey was performed to investigate preferences and priorities between the business methods in order to obtain advices that can smoothly progress each project and improve overall building quality. Through this study, the flow of remodeling market is elevated reaching the level in advanced nation.
A Model of Time Dependent Design Value Engineering and Life Cycle Cost Analysis for Apartment Buildings

In the resent years, the importance of VE (value engineering) and LCC (life cycle cost) analysis for apartment building construction projects has been fully recognized. Accordingly theoretical models, guidelines, and supporting software systems were developed for the value engineering and life cycle cost analysis for construction management including large building systems. However, the level of consensus on VE and LCC analysis results is still low due to the lack of reliable data on maintenance. This paper presents time dependent LCC model based value analysis method for rational investment decision making and design alternative selection for construction of apartment building. The proposed method incorporates a time dependent LCC model and a performance evaluation technique by fuzzy logic theory to properly handle the uncertainties associated with statistics data and to analyze the value of alternatives more rationally. The presented time dependent VE and LCC analysis procedure were applied to a real world project, and this case study is discussed in the paper. The model and the procedure presented in this study can greatly contribute to design value engineering alternative selection, the estimation of the life cycle cost, and the allocation of budget for apartment building construction projects.
A Study on Estimation Model of Construction Duration for Public Construction

On public constructions, that the first planed projects delay than the scheduled completion day occurrence frequently because gap between the scheduled construction durations and the actual construction durations. These facts connect with not only problems of the construction during as the construction delay but also brought about the distribution costs increase as the failure of facility use plan and the people discomfort weight, failure of the production and the supply using facility then tremendous loss of each part etc. For reduce these loss, it must improve accuracy of the scheduled construction duration estimating when it order. This study try contribute to a successful manage of public project and reduce the construction duration extension frequent of the construction during, and then ensure the suitable construction duration by present the estimation model of the scheduled construction duration that include the construction duration correct element using as an index on the scheduled construction duration estimation.
Deployment of Lean System for Effective Lean Construction Implementation

Since Lean Construction has been introduced as a new management approach to improve productivity in the construction industry, much research is in progress to develop lean concepts and principles for better implementation and to get results of the successful adaptation of lean ideas from manufacturing for application in the construction industry. Currently, Lean Construction Institute developed Last Planner System to achieve better workflow and effective planning management. Domestic construction companies are also getting interested in the Lean Construction. However, there are no detailed guidelines how to implement lean system. Thus, this study will provide a guideline for deployment of last planner system, a prototype lean implementation control checklist, and all project participants roles based on the case studies in USA. This study should provide a framework to apply lean construction to domestic construction sites.
The Design and Construction Management of Exposed Concrete Finish Work through the Construction Process Analysis

Because designers want to express various elevation, architectural concrete has recently paid attention to finish material and has increasingly used in the construction. architectural concrete needs more careful and professional supervision works such as controling quality of color, texture, construction plan, and design plan. none the less, It is not clear to define process and manage methods for the construction life-cycle, which causes the expense to increase and the quality to be poor. this study will analyze concrete finish method by dividing three parts which are common, exposed and architectural concrete finish method. definition and the limit of application in architectural concrete finish method will be present by comparing three methods. Throughout an interview with a staff in charge and a case study, this paper shows the requirement and the keynote of management which are divided by three steps; the design, construction and maintenance. finally, this research provides management methods of individual steps for effective construction.
A Study on the Maintenance Expenses of the Public Rental Rousing

Public rental housing is constructed, owned, and managed by the public sector. The public institution for the public rental housing controls the whole building life cycle from the construction to the demolition. The construction company for the house built for sale is strongly interested in the cost for the initial investment, while the public institution is more focused on the maintenance cost for the preservation of the buildings Nevertheless, the maintenance cost of the public rental housing has been only managed as the accounting factor without the systemic research and analysis on the actual condition. This paper shows how expenses are related to the degree of obsolescence and presents the differences of the maintenance costs by the housing area and expenditure trends (vs time) of the maintenance costs, through analyzing time series data of public rental housing maintenance cost. Further, this paper helps understanding the causes of the differences of the maintenance costs by housing areas and characteristics of the expenditure trends. After all, this paper contributes to the improvement of the reliability and the practicality for the Life Cycle Cost modeling and the maintenance cost estimating.
The Development of a Schedule Management Support System Using Productivity Information of Construction Activities

Labor work information can be converted into the useful construction information in an effort to analyze project status, measure performance, and design a new similar project plan. The labor work information can also be used to make productivity data, which can be used to analyze the relationship between 'as planned' and 'as built' in scheduling management of a project, and to calculate 'percent completion' as well as analyzing delay cause. It is require to effectively collect the labor work information base on the activities. In general, current project management heavily depends on the experience and judgment of project managers, according to the work progress. However, relying on the oかy experience and judgment of the project managers might deteriorate the transparency or reliability of the collected labor work information. The purpose of this research is thus to develop a computer-based system for monitoring the work information generated by labors input in activities using PDA and Barcode technologies, and to propose a application method of the productivity data for effective project management.
Conflict Avoidance in Construction Projects: Six 'C' Rescue Factors

Conflict is aroused when different people having different interest work together for fulfilling same the objectives. As the construction field is large, complex, volatile and requires tremendous capital, there are always greater challenges and possibility of risks of conflicts. Poor management practices in construction site and trying to protect risks and threats by contracting parties are the cited sources of the construction conflicts. The best management practice is to resolve the problems before these cultivate as conflicts. This paper has identified six dispute avoidance factors-Convince, Coordination, Consideration, Compromise, Consolation and Coercion. Six 'C' factors described in this paper are the mantra (formula) to execute a conflict free construction project. The conflict avoidance factors have been verified through a successfully executed project called TEVT development project (Technical Education and Vocational Training) during 1993-1998 in Nepal. The results show that the six 'C' factors 'C' considered during the implementation of the project, construction conflicts would be controlled or minimized effectively.
