An Efficient Idea Creation Method of Design Value Engineering for Construction Projects

As value engineering in design phase is big in the effect of application, analysis by systematic procedures is required. The most important part is the stage of creation for making of idea. It takes much time for us to make good idea involving the brainstorming and delphi in recent making idea. It is expected because most experts in participating in design value engineering is to approach with less effective method. In this study we suggest that application of ASIT(Advanced Systematic Inventive Thinking) is the method as way of creative idea making. ASIT is expected to perform Idea making with systematic procedure and to create effective idea in short time.
XML-base Process Improvement for Change Order of Construction Steel Works

The participants of steel works should exchange a variety of information with others through documents. However construction steel works in the multistage contract system has a difficulty in exchanging information through the documents promptly. So if the trouble as change orders arise, conducting steel works will take much time, and the participants may not discuss the trouble sufficiently. Consequently this study improved the current business process of steel works. And this developed business support system(XCOS) based on XML so that participants of steel works achieve a successful management of steel works through conducting business rapidly and correctly.
Visualizing Construction Process Linking Process Simulation

Even though graphical simulation is very useful for construction planning, the application of graphical simulation has a limitation in dealing with objects without fixed form like earthmoving process. In this case, the mathematical/statistical simulation about the productivity of the whole processes based on the numerical data of working time, waiting time and working capacity of using equipment becomes effective. The mathematical/statistical simulation is not fully utilized in the field of construction due to the difficulties of creating process models and securing trust the numerically expressed results of simulation. In this research, the output of discrete-event simulation programs which are the most common mathematical/statistical simulation tool for construction processes were analyzed for the purpose of earthmoving process visualization. The purpose of this research is to develop a graphical simulation system that can help the construction planner select most suitable equipment and construction methods through the visualize the numerical simulation results of the working time, the queuing time as well as the amount resources etc.
Physical Modeling for Enhancement of the Functionality of Construction Graphical Simulation System

Construction graphical simulations usually do not reflect physical properties of construction equipment and material because there are restricted to the geometric model. The complete description of construction operations is difficult for graphical simulation without a physical modeling. The object of this research is to enhance the functionality of restricted simulation system to geometric model. And research is conducted to overcome the limitation of current construction graphical simulation system through the connection geometric model and physical model with the physical properties of construction equipment and material such as crane's cable oscillation. The motion equations for the oscillation of crane cable as a result of the trolley's movement and the boom's rotation were derived. The equations were solved through numerical analysis and the results were simulated visually. The realistic description with physical modeling of construction operations will contribute for ensuring preliminary against risks and improving constructability as well as the application of various fields.
A Study on the Influence of the Characteristics of Planning on the Cost of Apartment

Usually feasibility analysis in a narrow sense is a economic analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. Many studies have been executed in qualitative element which include decision-making process or prediction of housing market. But it is difficult to find economic analysis related to characteristics of planning. In this study, floor area ratio, selling area ratio and term of works are adopted as the Characteristics of Planning. So, the purpose of this study is to analyze the Influence of the characteristics of planning on the cost of apartment by means of multiple regression analysis and what-if method.
A Study on the Sensitivity Analysis of the Financial Analysis Item in Apartment Project

Feasibility analysis is a crucial key to success or failure of housing project. Existing feasibility analysis in construction company is based on intuitive approach rather than systematic approach. Usually feasibility analysis in a narrow sense is a financial analysis of project. Feasibility analysis focused in this study is confined to the matter of finance. So, the purpose of this study is to analyze the sensitivity of financial analysis item about profit rate by means of monte carlo simulation and this will improve accuracy of feasibility analysis and decision making.
Application of Partnering to Design VE to Public Design-Build Projects

Current design-build contract is the type of joint venture, but performs by separate party which causes change orders due to the lack of communication between design and construction, so it cannot lead the main object which is the integration of design and construction. Furthermore, the current design-build contract is impossible to reduce the project costs by VE at the design development phase because the design proceeds with the fixed price through bidding. Like these limitless, the analysis results of the case of VE in the design-build projects, several problems that are prevented from active design VE are elicited by the project participants. Meanwhile, Ministry of Construction & Transportation decided to enlarge the VE review system lately. Therefore, in this study, it presented model of design VE partnering of design-build and partnering agreements form to apply design VE and to try to be able to lead the design VE to be more successful in public design-build projects.
Analysis and Improving Strategies on Construction Management(CM) Service Adoption in Public Sector Construction

On December, 1996, the Ministry of Construction and Transportation published Construction Management Service in Construction Industry Basic Act. CM service has been adopted in Korean construction market for ten years by now, however there was no significant change in the construction industry from adoption of CM service. The CM service results aggregated by PCM, from 1997 to 2004, show that CM service adopted projects were 324 in total and the total contract amount was 260million US dollars. These results tell us that adoption of CM service in Korean construction industry is not successful. The research is to survey the factors and the limitations affecting on poor adoption of CM service and to propose the improving strategies on that matter. Therefore, this paper analyzes former papers, laws and regulations on CM and CM service results from PCM as well. From the analysis, we found conflicts in between the laws such as different rules on same matter or missing significant policies in their provisions. Also, problems of industrial organization was found such that the public sector seldom adopts CM service due to their embeded CM function.
Analysis of Main Control Factors for Design Value Engineering Work in Construction Projects

Recently the role and the importance of design value engineering is expected to be high, so research is needed for its effective accomplishment. But in domestic arena, the introduction of the history of design value engineering is too short and insufficient in act of research. Therefore in this research we have suggest the standard for the effective accomplishment of design value engineering work. The way is the abstraction many causes. firstly, we analyzed the team project case of value engineering professional instruction. second, we analyzed the cause of problem produced in accomplishment process of design value engineering work through research for the professional field. So from the base of the analyzed content, we have suggest main control factor for the effectiveness of design value engineering work and the following scheme and process of work efficiency optimization.
A Competitive Advantage Analysis of Construction Duration through the Comparison of Actual Data of Domestic Construction Firms - Focused on Mix-Use Residential Building and Officetel Building -

Construction companies have been interested in the construction duration which importantly affects the performance and the success of the construction projects in accordance with the systemic changes such as five days per week system, introduction of construction duration reduction bidding system and post sale system nowadays. It is also very important to estimate and forecast properly the construction duration as the construction companies compete for the projects in the situation of construction market reduction and the lowest bidding system. Recognizing the importance about the construction duration, the researches about comparing and analyzing or estiamting the construction duration have been performed. However, comparing studies about the construction duraion have been limited to the apartment and office building in domestic area. Many studies about forecasting construction duration have been performed through stochastic analysis and simulations. Little research has been addressed the comparison analysis of the real construction duration about the mix-use building and officetel building which occured according to the changes of the building requirements. Therefore, the objective of this study is to compare and analyze the real construction duration and the hypothetical construction duration about the mix-use building and officetel building of the domestic companies. Moreover, we select the most competitve construction company to get the strengths and analyze the competitive advatages of the construction companies about construction duration.
Influence of the Structural Framework on the Critical Path of Finish Works in Winter Season -Focusing on Case Study of High-rise Apartment Housing-

Public construction companies have strictly followed a rule that they should not do the works using water such as concrete pouring for the structural frame for a certain period during the winter season. It is usually known that the designated non-working period during the winter causes increase of the project duration and the project cost escalation. The halted work also makes negative effects on national economy because it reduces worker's income. However, the situation would be a lot better if the work for the structural frame is allowed under some conditions. The structural framework done alone without being followed by finish works gives a lot of stresses on the finish works. In this sense, this study examines how the structural framework performed during the winter season affect on the critical path of the finish works. To accomplish the objective of this research, the subnet for the finish works as well as a master network are prepared along with critical paths for a virtual construction site. Using the prepared networks, simulations are carried out to see the effects described above. This study is expected to be used in estimating the construction duration of high-rise apartment housing when the site work for the structural frame should be performed during this period.
Assessment of Implementing Lessons-Learned System to Improve Effectiveness of Intranet at Construction Company

Better utilization of the knowledge of employees in any organization has long been accepted as a vital component of a corporation's competitiveness. This has been considered even more important in the construction industry due to the dynamic and intermittent nature of construction projects. With the rapid advance of network technologies during the last decade, construction companies quickly shifted their focus of knowledge management to interactive online repositories. However, the efforts of leveraging organizational knowledge has remained fragmented in the construction industry until recent years. In addition, companies have begun to realize that actual returns on this investment in network technologies would be far less than initial expectations if online efforts do not incorporate companies' general offline knowledge management efforts, which are done without the use of computer network. Thus, this paper focused on assessment of implementing current Lessons-Learned Systems at the large construction companies in Korea to provide the foundation for developing a renovated conceptual Lessons-Learned System model.
A Sensitivity Analysis for Risk Management of Private Investment Projects - Focused on BTL Projects -

Since the partly changed 'Private Investment Act for Social Infrastructure Projects' set forth in January 2005, the number of BTL(Build-Transfer-Lease) projects offered to the market has rapidly increased. The scope of BTL projects offered covers not only legally defined facilities but several facilities for the private schools. A BTL project, by definition, is a way of project management that includes the entire process of development such as planning, design, construction and operation over the period of 20-30 years. As a result, various types of risk may happen at each stage of the project and it is extremely important to efficiently control the sensitive factors that affect the risk profiles of the project. The examples of the sensitive factors are construction cost, interest rate, discount rate, lease amount, rental fee, O&M cost and so on. This study examines the characteristics of these sensitivity factors, analyzes their impact on the project feasibility and suggests the alternatives to manage them efficiently.
