Development of the Performance Analysis Model Based on Research and Development Phases for Automated Construction Equipment

Recently, automated construction machines have been developed for technically solving construction industry problems such as labor, productivity, qualify and the profit decrease. In spite of the importance of performance analysis in order to commercialize the automated construction machines, previous studies are mainly forced on developing hardware and software of automated construction machines. The primary objective of this research is to propose the performance analysis model of automated construction machines, which can measure productivity, quality and safety improvement rate based on the research and development phases, and to develop a performance analysis system, which enables performance evaluator to easily analyze the performance of the automated construction machines. Finally, it is anticipated that the effective use of the performance analysis model and computerized system would be able to develop the automated construction machines having high performance, and to establish the marketing strategy effectively in order to increase the possibility of commercialization of the developed construction machines.
A Study on the Management Effectiveness Analysis of Construction Process Management

The purpose of this study Management Effectiveness Analysis of Construction Process Management. This study is to analyze the effects that process management has in outcome has been done by setting 5 elements of process management system as independent variables, making hypothesis, surveying and analyzing. The results of this analysis showed that process management operation level can be measured effectively through the application of Business Process Management System, and Process management strategy is found out to be contributed to improving strategy operation support, process management and IT connection technology. By seeing this research result, through optimally applying 'process management' in construction industry, process management can be used to improve the construction industry's potential competitiveness by improving effectiveness in works in the fields of strategy operation, process management, IT connection etc. So, by practically verifying the effectiveness of 'process management system', the purpose of this research is to come up with the necessity and the development of 'process management system' in construction industry.
Development of Space-Model Based on Site Images for Improving Preparation Process of Interior Construction in High-rise Buildings

The technical improvement of high-rise building construction is getting better as the demands of the skyscrapers is increasing. The interior construction has become the essential factor which directly affects the whole project because of skyscraperization. This study has proposed the site image-based space model as the tool for supporting decision-making for preparation and execution of the interior construction. It is expected to make the space model which is suitable for the project characteristics and work packages.
Selection of Retaining Wall System for Underground Parking Lots Expansion of Apartments

Rapidly increasing automobile supply rate according to improved economic level of life makes lack of parking space of apartments. Even though the initial design of parking space compiled with old regulations, it may not observe either new laws or requirement of inhabitants. Even if old apartments have no structural durability problem, outworn facilities and insufficient parking area may be a main reason for reconstruction. It causes waste of national resources and makes recycling issues. Additionally, irregularly parked cars make traffic obstruction to a fire engine and result in many fire accident victims. Parking problems of apartments are not only inconvenience but also serious safety issues. From these points of view, remodeling only for parking area expansion is necessary to avoid overall reconstruction of apartments. The purpose of this study is to suggest a retaining wall selection method for apartments underground parking lots expansion without evacuation of resident people. Effect factors to select retaining wall system are analyzed and weight values are calculated by applying AHP. One selection method of retaining wall is proposed by evaluating applicability and its sensitivity analysis is executed. This selection method is expected to help decision-making of retaining wall system selection.
A study of Operation Criteria of Tower-crane for Automatic Transportation Considering Swung Member

At present, construction automation is a critical solution for the shortage of labor and the aging of skilled workers. Especially, researches for transportation automation are achieved to improve the efficiency as the construction of tall-building construction. Transportation automation needs to control the swung member by the inertia and/or the wind-force at the end of cable. However, previous to control, the presupposition of the swing is heavily difficult work because the inertia and the wind force are irregularly changable according to work condition. Therefore, in this study, dynamic modeling of crane and simulation was performed to find the characteristic of the swing. In the result, the maximum displacement of the swung material was analyzed. And, on the basis of analysis, the criteria to decide workability of automated transportation considering the material size and the wind force onsite was proposed.
Environmental Review Factors for Environment-friendly Construction Management in the Natural and Ecological Environment Sector

Environment-indifferent developments have brought about a great deal of environmental pollution and a destruction of the ecosystem. The global interest in environmental pollution has emerged in accordance with the environmental regulations becoming ever stricter in the international society. Various attempts are being pitched in Korea such as the PERS (Prior Environmental Review System) and EIA (Environmental Impact Assessment) and they practice a significant impact on the construction industry. Recently, there have been cases where large-scale national development businesses are delayed and terminated or re-examined for their feasibility for not having reflected and analyzed the environmental factors of the natural and ecological environment. We must sustain the ecological functions and balance and minimize environmental pollution issues that can be caused by land developments and preserve the natural environment so to induce environmentally-friendly development businesses. Thus, this research paper proposes environmental review categories of the natural ecosystem sector that can be applied to all stages of construction businesses including master planning stages, basic planning and execution designing stage, construction stage, and maintenance stage. The environmental review categories proposed in this paper are expected to offer a great deal of support in terms of inducing environment-sustainable development to decision makers in the master plan stage, designers in the basic planning and execution designing stage, and construction managers in the construction and maintenance stages.
Suggesting A Concept of 3D Spatial Event Information Control System for Visitor Flow Control in Multi Complex Building

A controller who is responsible for visiter's safety makes a decision about measures for visiter safety in human-based decision making process. Many potential accidents that are caused by human error lurk in results of the process. The accidents can be decreased by changing the decision making process from human-based into technology-based. Technology-based decision making process can catch a controller's attention through data filtering, alarm filtering, and so on. So, the controller can get information on occurrence of an unforeseen accident pro-actively. The objective of this study is to suggest a concept of 3D spatial information control system for visitor flow control in multi complex building using technology-based decision making process. This study shows utilization of the system and contribution.
Development of an Operation Model for Technical Proposal-Based Tender of Public Construction Projects

Recently the Ministry of Finance and Economy of Korea launched two new project delivery systems called "Best Value Contract (Design-Bid-Build)" and "Bridging Contract (Design-Build)" in October of 2007 by revising enforcement ordinances of "Act on Contracts to Which the State is a Party". These project delivery systems require the bidders to submit technical proposal adjusted to the project characteristics and objectives for selecting the contractor by evaluating technical proposals. This research aimed to suggest guideline to effectively operate the project delivery systems described above. To reach the goal of the research, the framework of the operation model was developed, which includes the four categories: the standard bidding process, the technical proposal requirements, the technical proposal evaluation criteria, and the award methods. The contents of the four categories above were fulfilled throughout conferring with the advisory experts. In particular, the award methods, which are the important decision-making factor in the perspective of the owner, consist of four types: Low Bid-Fully Qualified, Weighted Criteria, Adjusted Bid, and Adjusted Score. The quantitative features and application criteria of these four types of award methods were suggested throughout the simulation using the virtual case.
An Empirical Analysis on the Relationship Between the Real Estate Policies and the Stock Market -Centering around the Stocks of Construction Industry-

This paper examines the relationship between the real estate policies of Korean government and the stock market of Korea. It is the purpose of this paper whether the government policies are effective or not when the Korean government release new real estate policies outlining higher taxes and more housing supply as part of its plan to suppress speculation. This paper studies the properties of daily stock returns of the construction sector in Korea securities market when the government announcements of the real estate policies are released. On the demand side, multiple home owners and those purchasing property for speculative purposes are expected to be hit the hardest If the government policies are effective. The empirical results of this paper show that most of the cumulative abnormal returns(CARs) are statistically significant from the year 2002 to the year 2006 except the year 2004.
An Analysis on the Characteristics of Work Items for RFID Technology Application Possibility Valuation

Recently, domestic construction projects Have become more high-rised, bigger, sophisticated, so necessity of logistics and progress management through application of various management theories has also been increased and development of IT technologies like RFID can help to improve management method, although the existing logistics and progress management studies are applied only to single progress or important material. It is a basic research for integrated framework for logistics and progress management. An analysis on the characteristics of RFID tech was performed for major materials or components of each work item in office building projects. This paper will make foundation of integrated framework for logistics and progress management in construction project, utilizing RFID technology by analysing materials type like materials which can be chased and measured, materials which can be chased and measured by certain methodologies, materials which can be chased and measured by future technologies, materials which are difficult to be chased and measured. So we can effectively control logistics and progress management, appling the optimum RFID technology to each construction project, and we need to study out solution in order to overcome RFID technology limitation through development of specification counterproposal about delicate materials of the RFID technology application.
Direction for Improving Cost Estimation and Management of Construction Projects : Comparing to Australian System

Cost of construction project have to be estimated based on drawing before execution. Cost estimate and check would be performed numerously for preparing general outline of requirements and determining the budget at conceptual planning stage, for obtaining decision on every matter related to design, specification, construction and cost at design stage, and for predicting bidding cost. Thus, importance of cost estimation cannot emphasize too much in construction. However, there are lack of standard estimation method, process, and cost analysis method, that square foot estimation method is as used as eyer, in Korea. Thus, This research present the direction for improving cost estimation and management in construction; It is demanded that establishing standard data base methodology, multi-level database model CUBE, and standard cost planning process, choosing cost estimation methodology according to objectives and cost planning process, and making more experts.
Comparison of Labor Inputs from Standard Quantities per Unit and Actual Quantities in Apartment Reinforced Concrete Work

In private and public construction works, cost estimation and site productivity management are based on designed labor quantities calculated by the Standard Quantities per Unit (SQU). The designed labor quantities are regarded as the basis for insurance costs and safety and environmental costs and also affect the progress measurement of construction works. Even though the designed labor quantities from the SQU has been considered to be different from actual labor quantities put to construction works, there is no research that empirically analyzes the statistical differences. This study analyzes actual labor quantities of form workers, steel-bar fabricators, concrete pourers in reinforced concrete works of the 43 apartment projects, and compares the actual labor quantities to labor quantities from the SQU. It goes further to scrutinize the critical reasons underlying the differences through a survey on 65 practitioners and interviews with 32 site managers and supervisors. The regression models of labor quantities of the apartment concrete work produced by the present study will contribute to reasonable construction contracts based on the past actual costs and practical site management by the actual labor quantities.
A Model on the Stability Analysis of Supporting Structure of Climbing-Type Tower Cranes

Recently construction equipments have been used in line with building the structures that have become taller, larger and complex. And as the works at the elevated level for apartment and residential-commercial building projects have been on the rise, the number of tower cranes mobilized tends to be increased too. Due to such an increase in using the equipment serves the critical factor for the project management. The climbing-type tower crane, which increases its height following the structure, has been increased and the need for selecting the optimal model has been increasingly Important in securing the stability. The study hereby proposes the model to evaluate the stability of the climbing-type tower crane. The model was designed to assist in selecting the type of crane as well as in developing the design of Collar comprising the 3 types of support member, evaluating the stability and designing the embed. The model proposed is expected to make commitment in selecting the optimal type of equipment and evaluating the support member and embed for enhancing the stability, thereby ultimately enabling to implement the prefect in efficient way.
Identifying the Relationship between Total Quality Management and Sustainable Competitive Advantage from the Construction Industry Perspective

While it Is well-known that Total duality Management (TQM) can generate and sustain competitive advantage, its process and components have not been clearly identified for the construction industry. This paper aims first to enhance the understanding of TQM Content and Process. Then, drawing various seminal works on TQM and an application of market-based and resource-based theory, a consolidated model identifying the relationship among TQM principles and gaining a sustainable competitive advantage is proposed. Finally, the influence of TQM on sustainable competitive advantage of construction organizations is discussed, thereby interpreting the proposed model. Recognition of TQM's influence will be a starting point, enabling the construction industry to sustain their competitive advantage in the highly competitive global construction market.
