A Study for Analyzing Life Cycle Cost of Membrane Water-proofing of Roof - Focused on precaution for securing quality -

As the society is being developed, the desire about life quality is also growing. Even though the process of waterproof work has very close relation with these life quality, we always focus on management after problem than the precaution of problem. So this process has the highest rate of mengel. We develop LCC analysis model considering the precaution and try to show the necessity of the precaution by comparing and analyzing every alternative proposal during LCC. By studying of the previous work and the result of questionnaire, we deduce the problem of waterproof work in construction area. By discussion with an expert in this process and research, we make solutions about precaution and set the cost items in every alternative proposal about these solutions. We understand the effect of each elements through sensitive analysis of the cost items, and find the economically best suited solution.
A Basic Study on the Methodology to Introduce Warranty Contracting for Pavements in Korea

Warranty contracting for pavements construction has been widely used in Europeans countries, Japan, and the U.S. and the benefits of warranty contract has been proven. This research investigated the European, U.S., and Japanese warranty contract policies and compared pros and cons. The most appropriate warranty contract policy solution is developed to fit in the Korean construction industry culture. Three main conclusions have been developed in this study: (1) performance specifications should be developed; (2) the systematic method is required to estimate the appropriate costs of performance bond and warranty period, etc.; and (3) short and long term plans for adopting performance warranty contract in Korea are suggested.
An Analysis of the International Competitiveness of Productivity in the Korean Construction Industry

In the previous comparative studies of international competitiveness conducted before 2003, Korean construction productivity had been estimated to be lower (or poor) than that of developed countries such as US, UK, and Japan. However, the amount of international contracts Korean has won increased substantially, and Korean construction has progressed with creating two skyscrapers such as Petronas Tower and Burj Dubai. At this point we need to reevaluate what we are capable of. In this paper, we evaluated international competitiveness of our construction industry comparing to advanced countries by analyzing labor productivity. For evaluating construction competitiveness we measured labor productivity using the value of construction work in US dollar per hour based on domestic and foreign statistical data and analyzing completion days per a story and the ratio of underground floors to ground floors of buildings in Korea and Japan. As a result, although our construction productivity is not yet competitive with the US and Japan yet, we excel the UK.
Selection Method of Eco-friendly Finishing Materials Considering Cost Efficiency for the Aged Housing Remodeling Projects

"Eco-friendly construction" is an emerging issue in the building industry. Main purpose of the eco-friendly construction is to sustain the health and environment of building residents and to minimize the harmful effect on their environment. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Environmental performance is to meet through using the highest grade eco-friendly materials. However, generally eco-friendly materials are more expensive than normal materials, Therefore, using eco-friendly materials at public housing project is limited to economical aspect. The purpose of this paper is development of eco-friendly material selection model considered cost efficiency. The selection of Eco-friendly finishing materials and their methods are constructed to consider environmental performance level and cost index compositively. Development of eco-friendly material selection method is economic and reasonable one when public housing is constructed.
A Process of Selecting Productivity Influencing Factors For Forecasting Construction Productivity

Productivity is acknowledged as a very important factor for successful construction projects. Various data items collected daily form a construction site can be used for monitoring its productivity by analyzing them. However, no analytical methods for that purpose have been established in the domestic construction industry yet. Previous researches that utilized OLAP and data mining to analyze the factors that affect the productivity did not do well with predicting future cases with sufficient reliability. This research therefore proposes a new analytical process which is capable of figuring out the factors that would affect the productivity of future projects, through qualitative and quantitative analysis of the data collected from past projects.
Construction Process based Schedule Risk Management System

In order to achieve the best performance of a project, uncertainties involved in the building construction process need to be identified in the planning phase of the project. Risk management plays a significant role in construction to minimize risk occurred due to uncertainties of a project. Although the importance of the risk management has been known to the construction industry, a more effective system should be developed to meet the demands of the industry. The purpose of this study is to develop the effective risk management system for scheduling the construction processes. The study provides a tool that can optimize the management system which would assist managers to identify schedule risks in the planning phase of the project.
Improved Method for VE Items Selection by Analysing the Required Items of Stakeholder on the Apartment in Design Phase

VE is one of the most effective and systematic tool available to achieve the required function at minimum cost and manage in many industrial fields. The purpose of the preparation phase VE job plan is to establish a cooperation system referring to groups for the successful implementation of VE, and to achieve a common objective to collect sufficient materials required in the analysis phase. The Quality Model is used to measure the requirement of shareholders(users and owners)in the project. It also offers a guideline on decision making when executing the function definition, function arrangement, function evaluation, and the idea evaluation of VE. However, the current the preparation phase business confirms that the required items of owners and users has not suggested definite goals and directions. This study analyzes the problems of current work in the preparation phase from case study, survey and interviews of experts. It then proposes a new process after understanding the required items of owners, users and experts.
Developing Measurement System for Key Performance Indicators on Building Construction Projects

In construction industry, project performance should be evaluated in terms of project value objectives, i.e., cost, time, quality, safety, and environment. However, there have been few, if any, systematic approaches in assessing comprehensive performance level which encompasses the whole spectrum of project value objectives. It is non trivial to establish the standardized performance metric system due to the project individualities. This study provides a new approach in assessing the wide variety of project performance types by collecting the real industry project data. In addition, the proposed system has been validated through industry survey on project practitioners. It is concluded that the developed quantitative project performance measurement system would be effectively useful in indicating the level of current status of a particular project and furthermore, to provide a meaningful strategy for the future project in a more sustainable way.
The Comparison and Analysis of Waste Quantity through a Case Study of Demolition Works

Now, one of the greatest concerns at home and abroad is eco-friendly construction. Above all, the reduce and recycle of the construction waste may be one of the most important things. The construction waste has been produced most at demolition phase, but the research into that area has not being to make nearly within the country. Recently, as the government have realized the importance of that area, they are making research to improve traditional demolition methods. Also, they are preparing to make a raw to enforce deconstruction during demolition phase. This research has analyzed the problems and waste types which produced during the demolition works by surveying in site. Until now, in the interior, the right quantity basis has not been suggested, because of the absence of any methods to estimate it accurately. Therefore, this study has compared and analyzed owner's ordering quantity, drawing analysis quantity with measuring the waste to produced at site during demolition works, this research results are expected to be the important materials for future research into the construction waste area.
A Analytical Study on Governmental Regulation for the Promotion of Construction Technology Development

The recent stagnation of construction market draw more attention to construction technology development which is believed to be playing a important role in increasing the competitiveness of the construction industry. Thus, increasing pressures has been on the government playing a catalytic role of strengthen technology competitiveness. Hereupon, this study analyzed technology skill evaluation items of the Pre-Qualification system to facilitate construction technology development at the national level and tried to show the correlation between the PQ system and patent application through multilateral analysis of patent applications. Analysis results are intended to provide basic reference in decision-making process related to governmental regulation improvement especially on the PQ system. This research also attempted to draw implications to increase the use of technology related regulations such as patent & utility model based on PQ system analysis results. To do so, a comprehensive trend Analysis on the PQ system has been conducted from the view points of construction technology. Similar analysis has been done with the patent system & Utility model system. Based on Analysis result, implications of regulation improvements was outlined to promote construction technology development, due to eventually increase the competitiveness of Korean construction industry.
A Study on Competency Evaluation Checklist of Design Phase VE Team

Ministry of construction and transportation has been enforcing extensionally design phase VE(Value Engineering) to the construction costing more than 10 billion won, an importance of design phase VE accordingly is raising to get rid of a waste of cost and noneffective factors previously in construction projects. Although there are legal supports and technical effects, an effect about an introduction of design phase VE can not be applied properly because of several problems at the process. So, in this study, present competency factors of design phase VE to highly raise the output through organizing an effective team at the beginning stage of design phase VE. Find out 29 competency factors through characteristics of design VE team for the check list, classify by team knowledge, team work skill, and team attitude. Get an efficiency regarding importance and find out Competency Evaluation items of design VE team, present a Competency Evaluation plan for indicating an objective standard to Competency Evaluation by measuring relative importance as to each Competency Evaluation item.
A Study on the Effect of TQM on the Business Performance(Quality) of Construction Company

This study has provided the answer which construction companies to make complete competitive factors for sustainable growth in construction industry with to 21C environment changes. So the purpose of study is to provide a guideline for establishing the strategy of existence and growth. In order to carry out this purpose of study, above all after has been reviewed Quality Management by considering the characteristics of construction companies, TQM(Total Quality Management) component and business performance, the study has been made a close inquiry in causal relationship between TQM component(leadership, education.training, participation) and business performance(quality) in construction industry. The result of the study can be summarized as follows: First, a test was conducted to whether TQM component(participation) has a significantly positive effect on business performance(quality). Second, it was found that there was a positive casual relationship between each of the TQM factors and business performance(quality). TQM factors had great influences on the business performance of construction companies. So construction companies needed to make continuous efforts to enhance the business performance through TQM approach.
Competency Assessment of Korean Construction Firms on International Plant Projects

Last decade, Korea's export scale has resulted in remarkably increasing tendency, and the Korean construction firms(KCFs)' activities on the global markets also have been revitalized. Therefore, this paper analyze a correlation between changes in the oversee market conditions and firms' competitiveness focused on plant business. The aim of this paper is to analyze the internal competency change of the KCFs on the global markets in the past 5 years and to find gap of internal competencies between KCFs and outstanding foreign firms. From a survey analysis this paper found that the external impacts on the global markets(changes of exchange rates, raw materials prices, supply-demand conditions, etc.) have highly influenced the sales amount of the KCFs. But the impacts to change the operating profit have been analyzed as not important. So it is necessary to reinforce the KCF's internal competencies rater than expecting an improvement of the external conditions. Also, the KCFs should strengthen the design engineering as a core competency.
Problems and Solutions of LCC Analysis in BTL Project for Education Facilities

The purpose of this research is to identify problems and solutions of domestic Life Cycle Cost analysis in BTL(Build-Transfer-Lease), a PFI(Private Finance Initiatives) project. It is expected BTL would be quite effective delivery method for public construction introducing the private's major capital investments and technologies, and obviously LCC analysis is becoming more important factor for success of BTL projects. Nevertheless, there are still some complicated issues in LCC analysis, a technique for selecting the optimal VE(Value Engineering) proposals and estimating OM&R (Operation, Maintenance, & Repair) cost of the buildings, and has been applied limitedly. This research mainly focuses on educational facility, as most frequently delivered by BTL currently, especially with two levels (Alternative LCC and Building LCC) , which is occupied main potion in BTL project. In addition, it identifies four main problems and suggests their solutions through case studies focusing six major factors (WBS, Repair Information, Life Cycle, Time value of money, Repair Information Database, LCC Model) from three projects. Advanced development of this research requires closer partnership between the private / public sectors, and their long term strategies.
Development of Concrete Quality Inspection and Document Management System Using Mobile and Web Technologies

Quality is an important keyword representing the corporate competitiveness and image in today' s construction industry. Especially in concrete construction, any problems or defects in fresh concrete can significantly degrade the entire quality and performance of the facility built. Thus, adequate quality inspection and testing must be exercised over the fresh concrete, if concrete with the required strength, durability and appearance is to be obtained. The testing of concrete delivered to the construction job site involves testing of fresh concrete and performing strength tests on hardened concrete. The principal tests conducted on fresh concrete include the slump test and tests for air and salt content. The temperature of fresh concrete should be checked out hot or cold weather concreting. The 7-day and 28-day strength of hardened concrete are also determined by compression tests on usually cylinder samples. However, it is very complex and time-consuming process requiring a lot of efforts to document those on-site concrete testing results and to accumulate their historical data. The primary objective of this study is to suggest a unique PDA and web-based system which enables an on-site quality manager to effectively conduct the concrete inspection and testing, automatically document and accumulate the collected historical data, and promptly obtain the approval from supervisors. Finally, it is anticipated that the effective use of the proposed PDA and web-based system would be able to improve reliability of the concrete quality inspection and testing data as well as significantly reduce the approval process.
