A Survey Study on the Utilization of Welfare Facilities for the Aged in Apartment complex

Our country, korea, has become the aged society in 2000. Thus, the problem of the old assumes an aspect of wide scope and variety, and it becomes a social problem. the world does its utmost to settle the welfare of the old, and international action plan and UN principle for the old have been established in recent years. keeping pace with this trend, our country carries forward a middle and long term plan of welfare of the old. However, facilities for the old in apartment complexes are established not in a level of the welfare of the old, but in a level of relief work or the protection of the old. Therefore this study suggests a series of reform measures of the facilities for the old and the direction of the plan of welfare facilities for the old, by studying the present situation and actual conditions of facilities in apartment complexes.
A Study on the Consumer's Housing Choice Procedure of Multi-Family Housing in Pusan

The residential mobility and the housing choice procedures play a significant role on households welfare. This procedure consists of
Moving motives step,
Housing search step,
Assessment of housing alternative step,
Choice and evaluating after choice step,
Intention to move step. There are linkages with each step. The higher the level of moving motives, the higher the level of housing search efforts. The higher the level of housing search efforts, the higher the level of housing alternative evaluating. The higher the level of housing alternative evaluating, the higher the level of housing satisfaction after they choose a house. The higher the level of housing satisfaction after they choose a house, the lower the level of intention to move. So the whole procedure of housing choice among consumers has a main streaming throughout the steps.
The Buyers' Assessment of Purchasing Value of Housings

Up until the mid-90s, the housing market of Korea has been supplier-oriented with the constant shortage of housing supply. But today, with the surplus of supply over demand and ever-increasing competitiveness in the housing market, understanding consumers needs have become one of the keys to successful business. Consumers overall living standard have increased and they are now looking for better living environment. As a matter of course, there have been much studies focusing on the evaluation factors and consumers preferences of the living environment, somewhat overlooking the asset value of a residential property. Consumers see their house in terms of both a living space and an asset. Therefore, it is these two values altogether that influences the buying decision process of consumers. This study seeks to stress on the importance of the fact that it is both the living environment and asset value of a house that are considered in the buyers valuation of residential property. And the study suggests that influencing factors of housing attributes in the decision-making process of buyers be sub-categorized into two broad groups, value as a living space and value as an asset. This is to serve both the researcher in the academic field and marketers for better understanding of consumers needs and influencing factors of buyers valuation of housings vis-a-vis market.
Survey on the Physical Environment of Welfare Facilities for the Aged of the Jeju Province -Focused on the free home for the aged and free nursing home-

The purpose of this study is to prepare desirable elderly housing facilities system in compliance with various characteristics of each region and to help establish policies regarding elderly housing facilities. Present realities and problems of the eight free welfare facilities of two sorts, a free home for the aged and free nursing home in Jeju Province have been studied. In Jeju Province, the average life span and the ratio of the aged people older than 65 are longer and higher than other provinces and the mentality of self-reliance is more widespread. The results are as follows : 1) The average age of the aged is 70 or older and more facilities are located in rural districts. 2) Some facilities are located in the places where are not adequate for life of the aged, and not even suitable as welfare facilities for the aged. 3) Housing environmental conditions of the facilities are relatively good, while indoor facilities for recreation and social life were not well equipped. 4) Life in the facilities can be assessed relatively free, while individual privacy is not well protected. 5) Major community contacting activities included home help service, participation in regional activities, opening facilities to the community.
Emotional Influence and it's Implications of Childhood Housing Environment

The study analyzed emotional influence and its implications of childhood housing environment with the environmental autobiography method. 222 essays of students in T University based on childhood memory are collected in identifying physical environment, emotional meaning and the value of places to them. Findings indicate that childhood housing environment is recognized as a influencing factor for making individual personality and the view of the world. The study also found that emotional recognition for the housing environment is given much weight in the indoor places, and to be the most affirmative adaptation attitude. Emotional influence of housing environment is significantly different depending on a residential area and house type, and each places of housing environment is charged in the variety emotional characters.
A Study on Store Space Supply in Apartment Sites

The study focuses on the problems of store space supply in apartment sites and suggests policy directions for the problem. Based on the results of field survey and site reconnaissance, this study identifies following problems and policy directions. First, the stores do not meet consumers various demand due to item limitations with small size. Consequently, there are many closed and/or unsold stores with high vacancy rates, Second, there is a tendency that the closed store rate becomes higher as apartment size becomes smaller. We suggest some law and regulation amendment that make store supply optional rather than mandatory in the case of small apartment site construction.
A Study on The Neighborhood stress of Residents Living in Apartment

The purpose of this study is to find a better residential plan from the results of apartment residents various forms of stress caused by their neighborhood. The major findings are as follows ; 1) This study finds privacy, noise from children, rules & morality, noise sounds by indoor life, and relationship between neighborhood as 5 main factor of apartment residents stress. 2) This study concludes that the stress caused by neighborhood have similar results by socio-demographis, housing-related, and social-psychological variables. 3) The problems caused by neighborhood noise is very serious ones of apartment residents. This study also finds that neighborhood who have more than average visit feel more stress.
Visible Project Area for Korean Child (Six Years Old) in Radiant Enclosures

The purpose of this paper is to find a visible project area for an average six year old Korean child in radiant enclosures having standing pose. The results using this method will be necessary to find effective radiation area, effective radiation area factor, form factor, and mean radiant temperature for an average six years old Korean child consists of 3012 triangles. The methods to find visible project area of an average six years old Korean at arbitrary view point will be presented. The visible project area for Korean child is needed for evaluating thermal comfort for six years old Korean child. The biggest visible project area of an average six years old Korean is
at the view point of alfa 0.0 degree and beta 0.0 degree, and the smallest visible real area of an average six years old Korean is
at the view point of alfa 15.0 degree and beta 90.0 degree.
The Evaluation on the Noise Environment of the Low-rise Multi-family house in Athens,U,S,A

The purpose of this study was to evaluated noise environment of the low-rise multi-family house in Athens, Georgia. The results of this study can be applied to the prevention of noise when planning multi-family houses, roads and cities in Korea. The subjects of this study were the place of 1m, 10m, 50m, 100m from 4-lane road ofT apartment and 233 residents lived in the low-rise multi-family houses in Athens. The results of this study were as follows. 1. The average noise level at 1m, 10m, 50m and 100m was 55.5dB, 46.7dB, 43.0dB, 43.0dB and 41.2dB respectively from 4-lane road of T apartment. From the view of the standard in this study, the physical noise was good. 2. The results of the residents subjective response on the noise were as follows. The external noise residents felt - that was a noise by operating machines, and traffic noise - ware as 2.57 on average. The noise by the daily activities, the noise of nature are a little as 2.38 on average. They were disturbed a little by the external noise. They felt the solid born sounds(average 2.49) more than airbone sound(average 2.23) by the internal noise. They are suffered worse from noise in summer and they worse from 8-12 oclock due to external noise and 16-20 oclock due to internal noise. Comparing the noise environment of Korean with that of American, I found a meaningful difference of nature and the noise of daily activities of external noise and all internal noise.
