A Study on the Forecasting of Decision Behavior the Choice of Housing of Potential Purchasers for Housing Industry in Ulsan I

Housing supply ratio in Ulsan area has soared up to 91% recently. Therefore, developing a successful marketing strategy is an essential part of apartment sales success in Ulsan area. The purpose of this study is identifying the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of the apartments for making a marketing strategy. The survey uses questionnaires which are delivered to the 545 housewives who live in 20 pyoung or 30 pyoung apartment in Ulsan area. The research uses a survey questionnaire for gathering a set of statistically-reasonable number of data among one million population of Ulsan metropolitan area. The frequency test and F-test are used for the analysis of the results. The results of empirical analyses provide the following major findings： 1) housing satisfaction of Buk-ku residents is higher than that of the residents of the other area, 2) neighborhood environment improvement and physical environment improvement are important factors of housing moving motivations, 3) view and lighting are important requirements of the housing, 4) the level of housing choosing efforts are more active in the residents of Joong-ku and Dong-ku than those of Nam-ku and Buk-ku.
A Study on Residential Satisfaction and Residential Choice： The Case of A Residential Area in the Built-up Area

The regeneration of built-up areas is considered as one of the necessary measures for the effectiveness of urban growth management. In this vein, this study explores how to limit the number of people who leaves the built-up areas and to restore the area with the resident. For this, a residential area of the built-up area is analyzed in terms of why people in that area are moving out of the area and who fills in it after all. This study founds that narrow roads in a residential area and the changes in land use from residential purposes to commercial are major forces that push the people in the built-up area. In addition, the lack of welfare facilities, the pavement of roads, and pedestrian roads. education. crime. the lack of interaction between neighbors, and the quality of housing are all emerged contributing the loss of people in the built-up areas. It is recommended that all the factors here should be restored in an appropriate way. Another finding is that those who fill in the built-up area are largely over 50, self-employed, comparably wealthy, and having their own families. Hence, it is advised that the built-up area would be rearranged in order to attract those type of people in there.
Apartment House Unit Planning for Dual-earner Families Nursing Preschoolers

This study was intended to analyze the behavioral patterns of family members at home and to grasp the housing needs of dual-earner families nursing preschoolers, and to suggest the planning of apartment house unit. The survey method was used for data collection. The questionnaire consisted of 31 questions. The subjects were the wives who had full-time jobs and reared children 0-5 years old. The subjects were randomly selected at three-childcare centers in Daejeon and Cheongju. The data was collected from
July, 2002. 115 cases were analyzed using the SPSS Window 10.0 package. The findings from this study could suggest the apartment house planning for dual-earner families nursing preschoolers. It is necessary that the planners consider relationships of children's room with their parents room. A flexible and exchangeable plan to accommodate the need for growing children was desired. The children's room has to be located near their parents room when the children are babyhood. And then for privacy of family members, when their children go to the elementary school, children's room has to be moved to other space to be separated from their parents room. small.
A Study of the Administrative Tribunal Cases about Violation of Law of Housing Projects

The purpose of this study was to analyze the architect's Administrative Tribunal cases related to housing projects. We collected the 271 decisions of Administrative Tribunal cases from 1985 to 2001 through the Ministry of Legislation data base. As a conclusion of research, most of cases are caused during design process and supervision of construction which are major roles of architects. We can find out that the number of cases of Administrative Tribunal about housing is 10% more than other types of building. And this situation is more serious in supervision building phase. It proves that housing project has more possibility of violation of law than other types. Because it belong to an economic problems. In Korea, clients of housing project tend to take more profits by taking an illegal acts； like enlargement of a building, construction border violation. illegal construction balcony and so on. And architect who roles to be a supervisor is liable to these problems but he has not much authority and economical benefits. Through this research we can analyze this situation and make know what is problem.
A Study on the Parking Demand of Public Sized Apartments - Focused on Apartments at Chil-Gok Area in Daegu -

The parking problem is caused by the parking demand. The ratio of parking demand at multi-family housing sites has been increased significantly, therefore several parking problems have occurred. The goal of this study is to investigate the parking demand per housing size of public-sized apartments, and to prepare that with the architectural regulations about parking supply. According to the results of this study, the parking demand of the small size housing unit(exclusive size：60
below) shows 1.09 car per the unit. and that of the medium size housing unit(exclusive size：60
below) shows 1.34 car per the unit. The parking demand of the small size housing unit was exceeded 56% more than the legal supply limit, and the parking demand of the medium size housing unit was exceeded 34% more. It is means that the level of architectural regulation about parking supply was not enough than the parking demand. So, it needs recon-sideration about the architectural regulations of parking supply.
A Study on the Impact Factor of Sunlight and View by Apartment Building in its Neighboring Area (focused on the variation of building height)

When apartment buildings are builed and re-builded, they tends to be taller. This tendency causes the problems for solar access and view in the neighboring area. So the impact factor of sunlight and view by apartment building in its neighboring area is examined. The results of this study are as follows： When analyzing sky view by dividing the sky vault into the differential area, the analysis of view can be efficient. The shorter the apartment building, the more the continuous solar access time. And the taller the building, the more the accumulated solar access time. As the height of building is taller and it is farther from the border of apartment building, view ratio, sky view ratio, and form ratio are increased. It implies that the slimmer the building, the more the visual environment can be improved.
On Studying Utilization From of Children Amusement Facility in the Apartment Housing

The development of science technology and high growth of economy have influenced on the change of living environment and have changed people's way of thinking and behavior. Also, apartments has appeared to solve the shortage of housing in cities. This study has a thorough grasp about problems of juvenile playground in the apartments and comes the following conclusion as a result that all sorts of details for amusement behavior have been analyzed. First, juvenile playground should be harmonized with nature, and needs a construction of amusement place that include fixed amusement facilities. Second, for a constitution of dynamic amusement place, a school playground should be opened in the public and parking lots should be utilized for dynamic amusement place in a different time. Third, juvenile playground should be classified by age, especially infant amusement facilities should be installed where a landscape architecture has placed between buildings. Also a daylight should be shined into the place, under considering the installation of bench for parents and rest space. Fourth, a location of amusement place is needed a careful consideration of the environment and building placement, in addition that suitable distance should be set up for children to come into contact easily. Fifth, insufficient things should be complemented as compared with the standards of foreign amusement facilities and guideline should be suggested for maintenance and management of amusement place.
A Study on the Extraction of Assessment Items of the Sustainability in the Multifamily Housing

The environmental problems aren't only restricted in single area or country, but also related in all around the world. Various approaches have been tried to protect and utilize properly the environment. Especially, building area has been attempted to provide the model which could explain the degree of environmental influence and technology development criteria to lessen the environmental impact in building life cycle. The environmental impact in the building life cycle can be overally explained with sustainability. Sustainability can be utilized to establish the target level of building to environmental influence. This paper aimed at extracting items to evaluate the building sustainability, divided into social, economic and environmental aspects. First, 93-items is extracted from 3 areas through existing literature review. Second, the 93-items would be controlled and reviewed into 21 items, which are five social aspect items, two economic aspect items and twelve environmental items, because 93 items can not properly be applied and evaluated. And, it provided the model to combine the extracted items of each area. In social aspect, the outdoor noise is more affect than any other items. In environmental aspect, the item of surface-to-volume is more affect than any other items.
The Importance and Effect of Geomagnetic Field in Dwelling Space

People grow up and build up most of their character through living in dwelling space and have relax and refresh at home. Creating healthy dwelling space is being considered very important in architectural planning and design for providing comfortable living environment and improving quality of life. Many research papers and experiments indicates that the geomagnetic field affects the people and living organism. Therefore, it is necessary to investigate the geomagnetic field and people's response in dwelling space. In this study the Importance and Effect of Geomagnetic Field in dwelling space are studied through literature survey of related science field.
A Study on the Characteristics of the Spatial Composition at the Modern Korean Houses after the Time of Enlightenment in Daegu Province

The purpose of this study is to investigate the characteristics of the spatial composition at the Modern Korean houses after the time of the enlightenment in Daegu province. The orientation of the houses, way of the entrance and its relation to the inner house(An-Chae), the type of floor plan, the compositional methods of exterior space, and the usage of exterior space are investigated. As the results, the Modern Korean houses after the time of the enlightenment in Daegu province are showed the symptom of the modernization in aspect of the site plan and the compositional methods of exterior space.
A Survey on Color Planning of University student's Room

The purpose of this study was to find out the actual condition of University student's use of colors and its favored colors in their rooms. This is to proffer basic data for the color planning of University student's rooms in the future. Questionnaires research method was conducted and 343 sample were selected. The analysis used spss program. The result was as follows； 1) At present, Y or Light tone of YR are mostly used for the floors of University student's rooms, white or Very pale tone of Y were used for walls and ceilings, YR or various tones were used for opening parts. 2) The degree of satisfaction of the color environment was 2.87 in average - ″a little dissatisfied″, more than half of the samples needed to change the color environment. 3) The favored color image of the students was regarded as ″warm, neat, tender, bright and light″ 4) In case of the favored colors of the essential parts, floors were Y or Pale tone of YR, walls were Very pale tone of Y, PB, B, RP. And Very pale tones of B, PB, Y, White for ceilings, Pale tones of YR, White, Dark Blue for opening parts were favored.
A Study on the Theories of Ideal Community by the Utopians in 19th Century

This study aims to investigate the thoughts of the utopians for the ideal community in 19th century. Around late 18th century, the ideal community proposals by the utopians were coming out as an alternative to reform the social and economical structure. The experimental community proposals which suggested by the utopian socialists such as Robert Owen and Charles Fourier took their emphasis on the social reform to improve the environment of work in terms of social and economical organization. While the thoughts of ideal community showing up in the literature by utopians were based on the state socialism that accompanied by the ultimate corrective system of production and distribution and the unified social system, the physical organization was described in more detail without a restriction in contrast to the real proposals for the ideal community. Based on the experimental community and the ideal community in the literature in 19th century, the urban model of late 19th century were proposed as a real community model. With the optimistic belief to the technological development resulted from the Industrial Revolution, the urban models of utopia placed greater emphasis on the physical organization than the previous ideal communities in 19th century and had much influence on the modern urban planning in 20th century.
The Uses and Consciousness of Bathrooms and the Preference of Bathroom Plans of College Students in Jeonju City

The purpose of this study is to investigate the actual usefulness of bathrooms and to clarify the preference of bathroom plans by college students in Jeonju City. Data was collected through self-administered questionnaires and 315 college students were used for this study. The major results are as follows. The bathroom types were mostly unit bathrooms and were not suited with using bathrooms of college students. The college students usually used unit bathrooms individually for stool and showering. The unit type of bathroom was not comfortable for them and, therefore, most of them were not satisfied with their bathrooms. They wanted a separate space for different facilities such as a bathtub and toilet, a dressing room, and a fixed clothes chest. Generally the college students did not prefer unit bathrooms, but the bathroom plan with separate rooms for the bathroom and toilet, with space for dressing. This study suggests that further studies be conducted on college students in other big, small and medium-sized cities. Also, it is necessary to offer bathroom plans which take the size of houses and bathrooms, and the number of bathrooms into account and to survey housing consumers' satisfaction of those bathroom plans.
양동마을 서백당과 관가정의 간 특성

The purpose of this study is to reveal the characteristics of Kan as a compositional unit in relation with its usage, building base, structural system, and roofing system in Seo Baek Dang and Gwan Ga Jeong. The results are as follows： Seo Baek Dang and Gwan Ga Jeong share a common characteristics： Kan module forms the plan to be 1：1 in shape and enables flexibility in usage and regularity in compositional aspect. In Seo Baek Dang, there are active level differences in base, room floor levels and column heights to achieve intended roof design while minimizing the deviation of module (500 mm) of four sides enclosing the an-madang (inner courtyard) and, in Gwan Ga Jeong, instead of differentiating levels, maximizing the module control (up to 1,560 mm) and lowering the roof slope are found. They are regarded resulting in a rather plane manner. Through a comparative analysis, it is found out that these two houses have a common characteristics of Kan to form a quadrate plan while they have differences both in conceptual and tectonic manner that is 'how to build a house' in similar conditions of region, period and society. In addition, Kan as a module is clarified to have a relative value that regulates both structural and aesthetical aspects.
A Study on the Technical Method of the Apartment Remodeling Types

The purpose of this study is to provide the technical methods of apartment remodeling. To gather information, a survey of the technical methods of apartment remodeling in domestic and foreign was conducted. As a case study, three types will be applicable to apartment remodeling： Horizontally expanding remodeling, combining remodeling, conversion remodeling. The results of the study are as follows： 1. Horizontally expanding remodeling type will be applied the dry construction and anchor pile foundation at skeleton and the double flooring at infill. 2. Combining remodeling type will be applied the dry wall construction in order to establish or remove the partition walls. 3. Conversion remodeling type will be applied that converting building equipments and interior finish materials conversion of old to new materials.
A Study on Visual Characteristic ＆ Evaluation of the Super Graphic of High-raised Apartment Housing

This study examines and analyzes the current status, characteristics and properties of Super-Graphic as a visual element with Super Graphic designed on the wall of apartment housing, typifies them and explains the preference and evaluative structure by each type. The results of this study are as follows： According to color environment of Super-Graphic, N-tone colors are 21.4％ and YR-tone colors are 14.5％. In the whole distribution, cold color tone is 41.4％ and warm color tone is 37.2％. In the brightness, 72.9％ of the entire Super Graphic use high brightness and in the saturation, 51.2％ show low saturation, achromatic colors are 21.4％ and high saturation is 16.5％. As a result of conducting SD test to analyze the preference of Super-Graphic, 'wonderful' is most negative variable, followed by 'heterogeneous', 'splendid', 'romantic' variety'. Positive variables are 'monotone', 'stable' and 'calm'. As a result of factor analysis to reveal the evaluative structure of Super Graphic image based on the above results, five factors including brightness, saturation, stability, harmony and ordered are extracted and it is considered that these are important variables to be reflected in designing Super Graphic in future.
A Study on the Correlation of Development Conditions and Residential Satisfaction in Apartment Housing

The purpose of this research was to analyze the correlation of development conditions and residential satisfaction in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consisted of two main parts. The first part was to identify development conditions, which might have an influence on residential satisfaction. The second part was to analyze the characteristics of residential satisfaction based on the identified development conditions, which might express the correlation of development conditions and residential satisfaction in apartment housing. this research will contribute to promoting the quality of residential environment in Korea.
A Study on the Analysis of Users' Behaviors on the Underground Parking Space in an Apartment Complex

With the rate of spread of motors rapidly increased, but parking difficulties in an apartment complex was aggravated due to an insufficient parking lot. Visual interference on residential environment, various kinds of pollution and noise, decrease of open space in an apartment complex are also causes of parking difficulties. Therefore, this study is to suggest a theory of desirable direction for planning of the parking space by studying psychological characteristics of users' behaviors by the type of the circulation of motors and pedestrians. Consideration on the present situation, real conditions of underground parking space and the consciousness and parking habit of residents, the most important problem is required in this study.
Byker Redevelopment ： Ralph Earskine' Design Concept and Residence′ Participation on the Design Process

To be a good architecture, resident' needs should be defined as possible as definitely. A Multi-family housing is not easy to define of resident' needs, because the user is ambiguous and the needs is multi aspects. Byker housing project have a good approach to define ambiguous and many aspects of residence' need. In this view points, Byker redvelopment project show the process of resident' participation as a new customers, and design process architect with people, in spite of the early 1970s' project in terms of the user participations. This approach of residence participation is a good lesson how to communicate with recidence, how to identify the need, and its design is satisfied in the residence. And its project are discussed with residence how to manage of rehabilitation.
A Study on the Visual Characteristics ＆ Evaluation Structure of Collective Housing Complex

This study selects 45 housing complexes in Munheung, Ilgok and Sangmu districts of housing side development zones of Gwangju Metropolitan City and conducts the experiment the visual characteristics of these housing complexes through visual-perceptive information with their residents. As a result of experiment for the evaluation and structurization by visual-perceptive information of view image, there were affirmative evaluations in the whole experimental subjects except variables as 'innovative' and 'new' According to cluster types, while simple reiterative types showed affirmative responses except such items as 'dull', 'common' and 'uniform'. Variational types were affirmative in the whole items. It extracted four evaluation factors including variety, stability, harmony and symbolism. From the above research, it is understood that since the current housing site development has been made after developing housing site by public agencies and sold them to construction companies, housing complexes of different types were built within the same district. Therefore, it cannot be connected to the view of the whole district even if it considered view in planning housing complex. then when future housing side development or housing complex are planned, it is required that view guideline in the dimension of the district should be prepared and housing site development district or housing complex must be able to contribute to urban view by introducing master architect system.
A Study on Model Development of Cooperative Urban Housing by Neighborhood Agreement - Case Study on the Inner Residential Area, Sunchon City -

In connection with the plan for improving the residential environment gradually by analyzing the present condition of the reconstruction and parcel form of the housing area in a inner area, the main objective of this research is to develop a cooperative urban housing model based on the neighborhood agreement. The parcel form has a structure that is inappropriate for individual reconstruction； thus, the substantial improvement only through the residential environment improvement project has its limitations. As an alternative plan to resolve such limitations, I proposed a system that enables step-by-step reconstruction within the small-scaled blocks through the annexation of the land based on the neighborhood agreement. Nonetheless, I realized that it is difficult to apply such reconstruction system to individual housing. Therefore, I presented a design concept on the cooperative urban housing project as a residential form for the reconstruction inside blocks. A model plan vouches for its effectiveness. To apply substantially the cooperative urban housing plan based on the neighborhood agreement, we need to supplement the sectional plan system.
Characteristics of the Floor Plan of Single Detached Houses in Canada

The purpose of this study is to investigate the characteristics of the floor plan of single detached houses in Canada. A quantitative & qualitative analysis method of th 260 house plan was used in this study. The followings were found out from this analysis : 1) There were the differences of the lay-out and the number of public spaces between a small type and a big type. 2) There were the differences of the equipment and the number of bathroom between a small type and a big type. 3) The most work center type of kitchen was 'ㄴ+ㅁ' type(33%). 4) The most type of floor plan was that one with attached garage(87%) and center entry(99%). 5) Almost floor plans having 3 or 4 bed rooms even though medium II and large size plans which is to show that the basic needs of family life rely on the omnifarious public spaces.
