Characteristic And Satisfaction of Housing Rental Businessman in Ulsan

The Purpose of this study is to analyze characteristic and satisfaction businessman's opinions about Housing Rental Business. It is also aimed to suggest profitability of Housing Rental Business by understanding current situations of Housing Rental Business. This study used focus group interview(FGI) to describe the experiences and opinions about Housing Rental Business. Questionary elements include 5 themes: 1) businessman's characteristics 2) rental housing's characteristics 3) business's operating situation 4) satisfaction 5) estimate. The analysis method of this study is quality analysis. This result might be helpful provide informations for the future Housing Rental Business.
A Study on the Characteristics of Housing Environment at Namdo Castle in Chindo

Namdo castle located in Namdong-ri, Imhoi-myon, Chindo-kun Cholla South Province is 610 meters long 5.3 meters high, and 20,000 square meters wide. This castle hasn't an accurate built year record. But there is still a great possibility of its having been built in the Sam-kuk (Three Kingdoms) era (around A.D. 300∼700). This castle seems to have been enlarged after 1438 because Manho-pu (lower unit of government office in Chosun dynasty) in Namdopo first appeared in the 20th year of King Sejong's reign. The main office, guest rooms, official residency of the castle were removed during the Japanese colonial rule and the land of the castle was sold separately for housing in the name of liquidation of Korean history. Thus, the Namdo castle that served as a naval base to defeat the Japan-based pirates' invasions throughout the Chosun period disappeared. As of Oct. 2000. 28 houses including a town hall occupy the site of the castle and are expected to be removed according to the restoration program of the castle. In this thesis, I'd like to study about the characteristics of housing in the site of the castle. To figure out the direction of the restoration program. I interviewed a few relating public officials in Chindo County Office. To examine the characteristics of housing, I surveyed the residents for the surrounding of housing.
A Study on the Indoor Thermal Environment of House Using Earth Brick Wall

To investigate thermal performances of the earth brick walls, it measured indoor and outdoor air temperature, relative humidity, globe temperature and PMV in reference house. The Economic Analysis on the Heating System Remodeling by the Life Cycle Costing in Permanent Rental Apartment

Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the energy consumption of central heating system and the characteristics of maintenance cost in permanent rental apartment. The results of evaluation of alternative heating systems by Life Cycle Costing in permanent rental apartment were as follows; From Life Cycle 15∼20 years by Present Worth Method, the economic heating system of remodeling is central heating system (heat source: B-C oil), unit heating system(natural gas), central heating system(natural gas) in order.
A Study on the Typology of Flexibility of Support in Apartment According to Occupants' Requirement

Recently, determinants in the construction market are not suppliers' choices but customers' various needs. One of the main interests about the space design is the flexibility. Though those are the choices of users to modify space structure, the potential degree of flexibility is predetermined by the providers. In suppliers' view, it is consuming in financial and technical aspects to cater the apartments qualifying maximum flexibility. To modify these differences, the reasonable range of applicable customers's requirement about flexibility in apartment should be determined. Then, the types of flexibility in apartments should be classified. The purpose of this Study are classified the flexibility of support in apartment by the analyzing the remodeling requirement of apartment residents, and provided prerequisites to create flexible spaces by case application.
A Study on the Dwellings of Korean Diaspora in Yunhaju of Russia

Koreans had started moving to Yunhaju in Russia for escaping from the tyrannical rule and famine in 1860's in Korea. It had been veiled and nearly known about Korean's life there because of social and political situation of Russia until the Perestroyka. This study examined the dwellings of Korean Diaspora in Yunhaju through visiting their houses and having an interview. Results of research were as following: 1) Russian traditional houses which Koreans built was followed by Russian style basically and Koreans used the space slightly different way. Korean Diaspora have been adopted Russian life style with keeping their own traditional way of living. 2) Some Korean Diaspora still have been kept traditional heating system 'Ondol' in their houses until now in Yunhaju. Moreover over, it is known that people of Central Asia prefer to set 'Ondol' recently as a very specific and expensive heating system. 3) Korean's food style in Yunhaju is the one mixed with Russian, Korean, and Central Asian foods. This study could be a first step to supply for a basic information for studying of Korean Diaspora in Russia and it is needed to take more deep research in other areas in Russia.
The Research on the Modernization of House through The Architectural Association of Chosun - Four Competitions of House Design published in "Chosun and Architecture" during 1922-1944 -

Since the Japanese colonization,\ulcornerThe Architectural Association of Chosun(AAC)\ulcornerwas founded by the Japanese architects residing in Chosun. It is necessary to study the house related activities of this AAC as the process of modernization of Korean houses. As research materials,\ulcorner Chosun and Architecture\ulcornerwas used and the main concern of this research was based on competition of house design which were published in the magazines. There were four competitions which reflected the activity background of AAC with the social circumstances at that time and the research was done especially on the definite situation of the competition of house design. Also, the prize winning works were analyzed accordingly.
Housing Circumstances of the Elderly Households Who Live Alone or/with Spouse -Focusing on Safety Issues and Interior Design Affordance-

As the advent of an aging society, housing for the elderly has been of greater concern. Since the majority of the elderly prefers to live in their own familiar houses rather than moving to new ones, this study is concerned with the ways of the effective use and maintenance of exiting houses from the viewpoint of their independent living. The data was analyzed with frequency, percentage, mean, correlation, and multiple regression using the SPSS 10.0 for Windows. The findings from the study are: The general satisfaction rate of Interior Design Affordance(IDA) was-evaluated about the average. Among the items of IDA, behavioral facilitation was found most satisfactory, and perceptual maintenance, physilogical maintenance, and social facilitation were followed in satisfaction level. Although there had been many elements of serious safety dangers, no home modification was made in the elderly households who live alone or/with spouse.
A Study on the planning approach through the Actual Research of Complex Buildings in the New Town of Sangju

This study does try to proceed on the assumption that complex buildings can vitalize urban life of contemporary society from contemporary complexity and cases of past failure. The scope of investigation on complex buildings in Sangju built in 1990s' and 2000s' on this thesis is that site size is 400 square meter, total area 1500 square meter, and the number of stories on the ground below 5 floor. Method of investigation on twenty one buildings which have been built on new C.B.D. between the Namwon avenue and the Joongang 1th street in Sangju is through field investigation, field photographs, recordings and drawings on these buildings. Investigative contents have been divided and analysized into physical and functional elements in urban and architectural dimension. On the basis of these results, the future planning approach of complex buildings in medium and small cities has been considered into planning principles of convenience of building use and efficiency of site size, physical plans reflected on the traffic and pedestrian movings and the face of buildings, pedestrian resting space-creation like plazas and central gardens, regional character reflected with urban context, and separation and union of approached movings interrelated among the components.
A study on the Planning of the Shared Community Space for the Community Design of Multi-family Housing

The purpose of this study is to actualize the planning method of the shared community space (SCS). For this, it analyzed the residents' needs for the SCS and grasped the composition system of the needs and estimated the factors considered in the planning of the SCS. This study focused on seeking out the user-oriented design criteria for the planning of the SCS. The results of this study are as follows: First, as the results subdividing the residents' needs to understand the various requirements for the SCS, the composition system was classified into the fundamental SCS and the individual SCS. The fundamental SCS's to be considered as basic facilities in the planning of the multi-family housing complex, and the individual SCS to be more suited to a particular group. Second, regarding the investigation of detail guidelines in the SCS planning, it was found that there was a difference in the considered factors and the preferred locations according to the kinds of each SCS, the types of facilities, the main users of facilities, and the contents of activities available in the facilities.
A Study on the Students' Housing Plan according to the Analysis of Residential Choice Elements and Interior Environment Satisfactions -Focused on the Students' Housing around Samcheok National University-

The object of this study is to offer a basic reference for improving students' housing into a desirable living environments at small-sized local city. To do so, this study is to analyze residential choice elements and interior environment satisfaction of students around Samcheok national university at user's point. Trough the field survey and questionnaire about students' housing, the student's residential environment is almost composed of one room type of multifamily housing. But students' housing of this type is insufficient to the housing level which they demand. To obtain the real features as theirs housing, the development of the plan type to reflect the their actual demand is necessary. The results of this study can be applied to the actual design of hiring students' housing.
A Study on the Regeneration of Built-Up Areas as the Means of Urban Growth Management -Focused on the Remodeling of Multi-dwelling Residential Estates-

This study focuses on the regeneration of multi-dwelling residential estates located already in built-up areas. This study focuses on policy measures and surveys of remodeling and analyses the likelihood of remodeling and prospect of it. These major findings were diseased: First, people have changed their propensity about renewing their residences from reconstruction to remodeling. This would account for the likelihood of remodeling and its popularity. Second, unlike the stronger demand for remodeling, over half of people respond express that they are reluctant to pay the costs involved in renewing the public spaces of their apartment complexes. This argues that it would be necessary to review policy measures in other countries. Reducing financial burdens of those who are willing to remodel their residents and to trigger their participations. In addition, the costs should be saved from the outset of constructing new buildings. With the suggestions drawn in this study, the remodeling should be regarded as a considerable measure to renew the residential areas, especially where the area is already built-up and the development density is severely limited.
The Correlation between the Affective Responses and Residents' Satisfaction in Apartment Housing Estates

The purpose of this study is to investigate the correlation between the affective responses and residents' satisfaction in apartment housing estates. This study was conducted to empirically identify the effect of physical contents of apartment buildings on the affective response and satisfaction of residents. The area for evaluation was limited to four apartment buildings in Daegu, and the subjects for evaluation were also limited to a group of residents living at the four apartment buildings. The correlation between the satisfaction with the physical elements of each apartment and the affective factors was analyzed. The analysis showed that there was mostly a statistically significant negative correlation. This result also suggests that the satisfaction with the physical elements may vary depending on the affective attitude. SPSSWIN, a statistical program was used for analysis.
A Study on the Characteristics of Groups Selecting Different Planned Housing Alternatives in Later Life -With Focus to Levels of Work Opportunities, Leisure Activities and Services-

The purpose of this study was to identify the general characteristics of test subjects in association with three planned housing alternatives in different focus level of work opportunities, leisure activities and services. Subjects used in the study were people in their 50's who were surveyed in 2002. A total of 464 subjects were selected from 556 samples. Statistical significance was found between the preferred housing alternatives and the subjects' background including education level of the subjects and their spouses, monthly income, assets, subjective economic capabilities, and housing size. However, there was no statistically significant differences in recognition of housing problems for later life among groups. Groups selecting different planned housing alternatives showed statistically significant differences for some features of the senior housing. From these results, it is proposed that various designs based on the levels of work opportunities, leisure activities, and services for the senior housing should be provided to satisfy the demands.
Housing Needs of Korean Family with Demented Elderly

Most elderly victims of senile dementia in Korea are cared for at home. This creates hardship for their families. Recent research suggests that the physical environment can affect the treatment of dementia. In light of these findings, a prudent approach to the design of the housing environment of family with dementia sufferers is advisable. This study aims to determine the design factors that need to be considered for the housing environment of dementia, particularly for those suffering from Alzheimer's or Cerebrovascular dementia. For this study, and in-depth qualitative investigation method was employed. Principal caregivers were interviewed using various investigative tools, including objective measures, structured and non-structured questionnaires. The investigation results suggest that the need for housing environment improvement varies with the severity and type of dementia. The housing needs in this study, is expected to promote a focus on improved design management for the environment and housing of dementia and their families. The results also suggest the establishment of a welfare policy for senile dementia victims and their families.
A Study on the Physical Characteristics and Residential Satisfaction of the Small Urban Village Consist of Detached Houses

The purpose of this study is to analysis the environmental characteristics in the small urban village consist of the detached houses. Three detached houses with the different urban structure and physical characteristics are selected, we survey the physical characteristics and investigate the residential satisfaction. As a result of the study, (1) A loop street pattern is more desirable for a community than a grid pattern, (2) The wall of the residential boundary makes residents get the sense of territory and community, and it facilitates no wall or tree fence of the each detached house. (3) The community spaces have an effect up on the sense of community. (4) It is desirable that the residents participate in a management of the detached housing area.
Comparison of the Opinion about Senior Congregate Housing -with Special Focus to the Areas of Seoul Metropolitan Area, Busan, Gwangaju, and Daejun-

The purpose of this study was 1) to analyze the attitudes about Senior Congregate Housing(SCH) among 4 urban areas, 2) to propose the various model for SCH which should be provided to satisfy the demand. Same opinions among 4 urban areas were ; 1) Whom were willing to move into SCH for later life, most of them were in early 50s. Most of the respondents desired to be serviced community alarm system, preferred one-room style, size of 11∼15 Pyung, and preferred living at suburban area. The multi-family type was preferred when not being healthy and be singled, but if healthy, preferred the type of single detached house. And they preferred the home ownership, highly valued of heating control system, health care and leisure programs. Thus for the future SCH, it should be designed all facilities were equipped with sports facilities, sauna and leisure programs. The findings indicated that the high rates of supporting with professional management for 24 hours by turn. But different opinions among 4 urban areas were; 2) Willingness live in SCH for later life had little difference in level of income, education, property. Especially, residents of Seoul Metropolitan area and Busan did not want to open their own common facilities to the public.
A study on the Analysis of Actual Condition of Residental Environment for the Eldery Residing in Daejeon

The purpose of this study was to identify the actual condition of residential environment for the elderly residing in Daejeon. The data were collected through interviews and structured questionnaires. The sujects were 583 elderly people over the age of 65 in Daejeon. Sociodemographic characteristics, living characteristics, housing characteristics, neighborhood environment types, actual usage condition of neighborhood environment, relationship between sociodemographic characteristics and actual usage of neighborhood environment, actual condition of unit interior, were surveyed. The data were analyzed with frequency, percentage, χ²-test, mean using the SPSS package. The major findings were as follows. Features of unit interior which pointed generally were deterioration, soundproofing and size. Features of unit interior which need to be carefully planned were removal of height difference of entrance, removal of the thresholds, installation of emergency bell and room heating control facility. The facilities provided highly within the subject's residential environment were the eldery facility, church, hospital, bank, restaurant, beauty salon/barbershop, supermarket. and the facilities provided lowly were recreational facility, library, elderly school.
A Study on the Spatial Configuration Characteristics of the Apartment Building Type based on the Space Syntax Analysis

This paper deals with the spatial configuration of the unit floor plan based on the apartment building type. It is generally agreed that various apartment building types were organized by diverse apartment unit floor plan. The reason behind this diversity, apartment unit plan are affected by the environmental condition and the diverse spatial composition of the unit floor plan. Apartment building types were classified by the similarity of the justified-graph type. This types classified into two category; One core type which were classified by the shape of the core, and multiple core type which were compounded by more than two core. These categories divided into 5 types, and 2 types. Each types were compared in view of the mean depth, relative asymmetry, integration value. Consequently, these types could be classified in the number of the unit floor plan. It is profitable to 3 unit types which was analyzed in view of an indicator of the spatial configuration. Therefore, 3 unit types is favorable to the composition of the apartment building types.
A Study on the Site Planing and Plan Property of a Farm Houses on Hyun-ri village in Mun-kyung

This study was carried out to understand the architectural characteristics of farmhouse among the commons house. The subject of study are selected the seventeen farmhouse built 50-60 years ago at Hyunri in Munkyung. It was analyzed and classified the architectural characteristics of plan and arrangement at a farmhouse. In conclusing, their farmhouses are appeared the different characteristics in comparison with other area. With the arrangement of building and composition of plan, it was discovered that it connotes an idea of the confucian ideas from separation of the inside and outside space; men and women. Also, it was found that it has become to the rational separation of spaces from location of entrance, division of the outside space(Madang) and arranged space of inside at farmhouse.
Planning and Design Guidelines for the Utilization of Elementary Schools in Urban Housing Blocks

The intent of this study is to investigate the current situations and planning implications of elementary schools in urban housing blocks, and to propose the planning and design guidelines for them. The premise of this research is that an elementary school should function as a communal facility, shared by its community, so called open-school. 32 schools in three new towns were selected as sample cases and they were closely surveyed in terms of their site planning issues in residential blocks, and three sample open-elementary schools were analyzed in a comparative manner for finding their roles and functional fulfillment as a communal facility in the neighborhoods. Based on the findings, several planning principles and design techniques or devices are suggested for the utilization of elementary schools by local residents, mainly making issues of location, relationship to other facilities and open spaces in residential blocks, access, apartment layout, school building and outdoor spaces, and open program.
