Joung, You Jin ; Choi, Mack Joong ;
Journal of the Korean housing association, volume 27, issue 1, 2016, Pages 1~11
DOI : 10.6107/JKHA.2016.27.1.001
Based on residents` survey data in Seoul, this study attempts to empirically answer to four research questions regarding neighborhood relations (NR) which are necessary for community building: How important NR is compared to other social relations, what factors establish NR, how large NR`s geographical extent is, and what are major meeting places among neighbors. A series of statistical analyses demonstrates that characteristics of NR vary greatly by family life cycle. In the stage of couple without child, NR has no significant meaning. NR becomes important from the stage of child care, and it is formed through the medium of children, particularly children`s schools in the stage of child of elementary school as well as secondary schools. As the result, NR`s geographical boundary extends beyond residential block or multi-family housing (apartment) estate while cafe and restaurant serve as dominant meeting places in these life cycle stages. On the contrary, after children are married and leave home, casual encounters resulted from spatial proximity become an important cause of NR. Likewise neighbors` geographical distribution is relatively concentrated within residential block or apartment estate, while community facilities play a role of meeting places as originally planned and designed.

In 1995 the land development was executed in Songchon-dong, Daejeon-si, and the region lost the strong geographical and historical character as an old clan village of the Song family who has great influence over the country in the Josun Dynasty. Though many cultural assets related to the Song family are preserved during the land development, the region fails to keep the authentic sense of place because the preservation was fulfilled only based on the boundary of each specific buildings. The Dongchundang park is an example to reveal the issue. Besides the fact that it is the Designated Treasure, the Dongchundang has an important meaning for having been the center of the clan and its local community in Songchon-dong. While the Dongchundang park built during the land development contains the Dongchundang with closely related buildings, the Dongchungoteak and Youngurk Song`s House for the purpose of preserving the historical assets, the park was planned in an irrelevant way to the place. This study investigates the discrepancy between the past and the present condition of the park and proposes a guideline to alleviate the discrepancy as to retrieve the park`s genuine sense of place.

Domestic apartment housing has been designed in accordance with the new housing supply-driven policies for a long time. As a result, its design, material production, construction, maintenance and remodeling process, rather than being systematically performed, were individually approached to cause insufficient linkage between technologies. For these problems and the supply of long life housing, active research on long life housing has been conducted in Korea since 2005. However, the existing research on long life housing has been focused on a single item with no connection made between infill systems, and no overall interface rule, resulting in no activation of the business. In this study, for the supply and activation of long life housing, we aim to analyze the problems of existing long life housing to set up its matching standards for infill systems.
