Background and Facility Characteristics of Service Attached Elderly Housing in Japan (일본 서비스제공 고령자주택의 도입배경 및 시설 특성)

  • Purpose: This study tries to explore and analyse Service Attached Elderly Housing of Japan in order to prepare new elderly housing type effectively for aged society of Korea. Service Attached Elderly Housing was introduced in 2011 and it includes existing elderly housing of Japan such as Designated Elderly Housing, Elderly Friendly Housing and Superior Elderly Housing. Methods: Historical transition of Japanese elderly housing and background of the introduction of Service Attached Elderly Housing have been reviewed first. Thereafter research team visited to 3 elderly housings of Japan providing elderly services such as elderly care, meal, cleaning, washing, safety check, entertainment, etc. Based on the literature survey and field trip, the characteristics of Service Attached Elderly Housing have been drew out. Results: As the characteristics of Service Attached Elderly Housing of Japan, mixed use facility, community based housing, generation mix, barrier free design, and provision of daily life service for the elderly have been identified. Implications: Not only physical consideration including Universal Design but also elderly services such as elderly care, meal, housework, safety check, entertainment and so on are necessary for the supply of elderly housing.

  • The purpose of this study is to investigate preferences of middle-aged people for elderly housing in order to properly plan elderly housing; 1 ) To analyze the middle-aged peoples' preferences for elderly housing in each situation based on the following 4 categories; elderly couple/healthy, elderly couple/unhealthy, elderly living alone/healthy, elderly living alone/unhealthy. 2) To clarify the differences in preferences for elderly housing according to the subjects' backgrounds in each case. This research intends to understand the form of elderly housing and desire for the environment of subjects, middle-age, who will be old aged, and the change of preference to characteristics for elderly housing according to the change of situation. The data were collected through structured questionnaires. The subject were 298 middle-aged, 40-50's who will be experiencing aging, major customer of elderly housing in the future.

An Analysis of the Economic Well-being of Elderly Households based on Housing Ownership and Housing Costs (주택소유형태와 주거비용을 토대로 한 노인 단독가계의 경제복지 분석)

  • This study was conducted to analyze the economic well-being of the elderly households based on the housing ownership and the housing costs, with the comparison between the coupled elderly and the single elderly. The results of this study were as follows: the household type was related to the housing ownership, showing that the single elderly households owned the housing less than the coupled elderly did. There was a difference in housing costs between the single elderly and the coupled elderly, showing the single elderly households had higher housing costs than the coupled elderly households. The housing ownership was significantly related, but the housing costs negatively related to the economic well-being of the elderly.

Improvement Plans for Problem Cases in the Foundation and Management of Elderly Housing Facility (노인복지주택의 설치 및 운영의 문제 사례와 개선방안)

  • The purpose of this research is to investigate the realities and problem cases that occurred in the establishment and management of elderly housing facility in order to suggest the recommendations that help to improve the problem cases. For this purpose, 21 elderly housing facilities, which were established between 1996 and 2008 in Korea, were investigated with a documentary research method in terms of founders, managers, locations, the number of housing units, how to move-in. Also the problem cases that occurred in the establishment and management of 21 elderly housing facilities were investigated. The results were as followings. 1. Main founders and managers of 21 elderly housing facilities were the special companies for elderly housing, building companies, and social welfare corporation. Changes in the founders and managers were caused by financial problems; More than half of 21 elderly housing facilities were located in Seoul and near area; About a half of 21 elderly housing facilities had 100~200 housing units; An individual unit of elderly housing facilities can be rented or purchased, rented only, and purchased only. 2. The problems in the establishment and management of elderly housing facilities were non-return of deposit money, illegal sale of housing units, non-public registration of elderly housing facility, false advertisement, and unfair contract. 3. The problems in the establishment and management were mainly caused by the weakness in the regal and administration system for elderly housing and the illegal acts of founders and managers.

  • The purpose of this study was to investigate the difference in the trend of the study of elderly housing for the suggestion of the direction in Korea. This study was the first series about the study of elderly housing and analysed the 164 pieces of researches in Japan. The data were analysed classification with contents first, then examined the class in chronological order, and suggest the trend in the study of elderly housing in Japan. 1. The study of elderly facilities was reported the highest interest and was completed in the latter half of the 1980s except the payment elderly home in Japan. 2. Their second interest was the study of general elderly housing. Rural elderly facilities as a local elderly housing were researched frequently. 3. The study of housing for three generation was studied much in early 1980s, but decreased concerns these days. The study of housing for the elderly was studied the latter of 1980s and concerns were sustained. 4. Trend of the study of elderly housing was classified as follows; 1950s was the stage of unconsciousness, 1960s was the stage of sprout, 1970s was the stage of blossom, 1980s was the stage in full bloom and then the study was peak in 1986 and slowly decrease the concern. 5. In 1990s the study of elderly housing was moved into elderly facilities in a consumer's view and older people's life their family relation.

A Study on the Housing Satisfaction of Elderly Living Alone or with Spouse - A Comparision between Urban and Rural Area - (단독가구노인의 주거만족도에 관한 연구 - 도시.농촌지역간의 비교를 중심으로 -)

  • The purpose of this study is to find the main factor which influences the housing satisfaction of elderly who lives alone or with spouse and to make it sure that housing satisfaction is an important factor to life satisfaction of elderly. The specific purpose of this study is as follows; 1) How does the locus of control of elderly influence a housing satisfaction\ulcorner 2) How does the housing characteristics of elderly influence on the housing satisfaction and this relationship has any difference between urban and rural area. 3) Which variables influence upon the housing satisfaction and life satisfaction of elderly and how much do they influence \ulcorner The locus of control scale, housing satisfaction scale. life satisfaction scale were composed on the basis of precedent researches. For this study 202 elderly sho live in urban and rural area ere interviewed. To analyze the data, such as F-test, t-test, two-way ANOVA, Multiple regression analysis were used with SPSS program. The results are as follows; 1) The interrelation between locus of control and housing satisfaction is as follows. Namely , if he believes in his deeds and will rater than his fate, he feels more housing satisfaction. 2)the housing satisfaction of the elderly was found to be influenced by location, Namely, the elderly living in the urban area feels more housing satisfaction, especially he lives in apartment and unshared house. On the contrary, the elderly living in the rural area was not affected by housing type and the number of household who live together, The housing satisfaction of the elderly living in the rural area or the urban area equally influenced by the housing tenure, heating system, bathroom facility, flush toilet, and convenient service form the outside. 3) The main factoers which influence the housing satisfaction of the single household elderly are bathroom facility louse of control and income. When we concern about the location in urban area the housing satisfaction of the elderly were mainly influenced by income, but in the rural area, they were influenced by the service facility from the outside. As a Conclusion, the main factor which influenced life satisfaction of the elderly proved to be housing satisfaction inn both rural and urban area.

  • The main objectives of this study were to determine the differences in the personal. physical. socio-psychological characteristics of the elderly and the housing features according to housing types. This study classifed housing types into 4 types purchased apartment, public rental apartment charge-free institutional housing for the elderly and private housing facility for the elderly. On the basis of the findings. these al·e the following conclusions: Generally, the morale of residents in elderly facilities was higher than that of the apartment residents’. This result could support the development of senior housing in Korea Residents of rental apartment were younger and their functional health and level of independence were higher than that of others. Therefore rental housing would be an alternative housing for the independent low-income elderly. However the morale of rental housing residents was lower than that of ethers. The elderly housing facility residents’ recongnition of the housing managers’ leadership style was higher than that of the apartment residents’. This result ensures the importance of housing manager’s role in managing senior housing.

A Case Study of the Housing for Low Income Elderly in Melbourne, Australia (호주 멜버른 지역의 저소득층 노인주거 사례 연구)

  • Housing is a central place fur elderly and it can be influenced to the quality of life for them. Most low income elderly has much problems on their housing. It needs to be developed for more various ones which considered in the way of their economic and physical conditions. This case study was aimed to supply (or a basic data for developing a housing for tow income elderly through the analysis of elderly housing of Melbourne in Australia. This study evaluated two types of government housing and five types of community housing available to elderly People on low income allowing them to live independently. Results of the research were as follows. 1) High rise apartment living was differentiated from other housing types. Such accommodation had drawbacks, for example it made the elderly difficult to get along with neighbours. 2) Community housing had more various types of housing than government housing and was aimed at encouraging community interaction between residents. Some community housing residents joined the management of the housing committee. As a result, it made the elderly very confident and promoted a good relationship between them and young generations. 3) The strength of community housing was that the elderly could choose the place to live within the community which was familiar to them. 4) The managers in broth government housing and community housing had many roles as adviser and mediator for residents as well as managing the complex. 5) A policy of housing for low income elderly is changing now from management by government appointees to one governed by the community 6) Most elderly prefer to live close to facilities such as medical and shopping centers and convenient transportation and wished to remain in their familiar community as long as possible.

  • The Purpose of this study was to examine the environmental characteristics of housing for the elderly preferred by the middle aged. The residential environments include three types of elderly housing differred in the availability of care service as well as indoor and outdoor environmental characteristics of the housing. The results of this study were as follows: The most preferred type of the elderly was the elderly housing with no care service followed by the housing with intermediated care service and dependent housing with full care service. The preferred type of housing for the elderly was significantly related to the demands for the demands for the indoor and outdoor environmental characteristics of the comimg elderly.
