급격한 경제성장과 함께 도시의 인구 집중으로 주택 문제의 해결을 위해 대규모 아파트 단지가 들어섰고 현재도 그 수가 계속 증가하고 있다. 반면 경년이 오래 된 아파트의 경우 노후화로 인한 문제 해결을 위한 수단으로 정부차원에서 리모델링을 유도하는 정책에 의해 리모델링에 대한 관심이 높아지고 있으나 그에 따른 기술적 제도적 뒷받침이 부족한 형편이다. 리모델링의 성과를 객관적으로 평가할 수 있도록 리모델링의 특성과 사회적, 문화적 요구를 수용할 수 있는 리모델링 성능평가에 관한 연구가 필요하다. 본 논문에서는 국내 주택성능평가표시 제도와 일본의 기존주택 성능평가 항목을 비교하여 리모델링 공동주택의 성능평가를 적용하기 위한 방안에 대하여 연구하였다.
