Construction management(CM) in the private building sector has been leading the growth of the CM market in Korea. The use of CM services during pre-construction stages has been recognized as a critical factor to succeed in construction projects. Understanding clients' needs of pre-construction CM services is important for CM fedms to strategically prepare and cope with market needs. The objective of this paper is to investigate the level of use of CM services in private building projects during pre-construction stages, and to identify key characteristics and implications. The most distinctive characteristics include the high demand and use of cost management and time management services during pre-construction stages.

It has been debating on the performance evaluation of professional construction management (PCM) services since its introduction to Taiwan's construction industry more than a decade ago. Several evaluation systems were proposed by previous researchers. However, there has no comparison study been conducted for the feasibility, effectiveness, and appropriateness of these systems to the performance management (PM) of practical PCM services. This paper is intended for this end to compare the existing PCM performance evaluation systems in Taiwan. A real world design/build (D/B) building project was selected for case study. The result of case study concludes and compares the pro's and con's of the three systems. At the end, it recommends strategies for selecting the most appropriate PCM performance evaluation for PCM services.

Construction management system has been needed to be anchored and revitalize in these days, since it was entered into a domestic market. We could consider application of CM services as a challenge of construction project system and a way to get to an advanced nation in construction field. Application of CM services could be possible in public projects by a regime. However, in case of private construction projects, it is hard to apply it without understanding of substantial necessity and propriety. so in this study, we find a application method of CM services to private small-midium construction projects, and make CM services item table of CM services for revitalization by examining the cases that applied to in private small-medium construction projects.

Quantity Surveying Profession is a new breed with a history of only less than seven years in S. Korea' s Construction Industry. In this paper, the research aims to investigate the background of the market entrance of this profession in Korean Construction Industry, and the current market direction and future market demands. The research concludes that climate changes in Real Estate markets in relation to Project Financing practices caused by economic crisis of late 1997's, enabled the UK originated QSP sustainable in S. Korea. Moreover it was pointed out that the services of QSP current available in S. Korea's market attributed the different aspect compared to traditional quantity surveying services prevailed in UK. Finally it was apparent that the evolutional direction of the future quantity surveying market in S. Korea is most likely toward multidisciplinary skilled services profession processing not only broader architectural knowledges but cost consciousness, specialty in construction costs and construction contract aspects and transparency in ethical manner.

Since early 2000s, the use of construction management(CM) in the public and private building sectors has rapidly grown in Korea. In addition, the use of CM services during pre-construction stages has been increasingly recognized as a critical factor to succeed in construction projects. Understanding clients' needs of pre-construction CM services is important for CM firms to strategically prepare and cope with market needs. The objective of the paper is to investigate and compare the usage level of CM services in public and private building projects during pre-construction stages, and to identify key characteristics and implications for CM firms. The paper identified that although there are some differences in CM service needs between public and private sectors, time management and cost management commonly showed the higher usage level.

The performances of the building service equipment relay on the individual superintendent's share for the assessment of performance, fault detection, deterioration diagnosis of the building service equipment. A major use of building energy management system(BEMS) is for monitoring plant and building's energy consumption. National building management system (N-BMS) presented in this study links buildings into a network group in order to monitor and control the buildings. How to construct the N-BMS was considered to save energy resource and to conserve performance of building service equipment. The FEMIS, facility, energy/environmental management & information system, for building service offer management process integrated with BAS, FMS and EMS and so on.

A system to efficiently utilize construction information has been in demand as a result of the changing society where information and knowledge leads to added value. Consequently, the government established a comprehensive information network system for construction industries to manage and utilize construction information which is the currently in use. However, this system is oriented toward management and business performance estimation for engineering and does not integrate a management system for design, construction technology, and construction engineering services. Therefore, this study proposes to develop object technology and management system of construction services and its evaluation to provide such information in real time.

This paper aims to identify patterns in users' requests for facility management (FM) services in higher education facilities. We analyzed data collected from 309 service request forms, made available via a department office and an enterprise resource planning system, at a private university in Seoul between May 2009 and February 2015. We found that the number of user requests were the highest in September and October. Requests for electronic and communication (E/C) services outnumbered those for architectural services and mechanical and plumbing (M/P) services. Repair requests for doors and windows were the most common under architectural services; repairs for air-conditioners and radiators were the most commonly under M/P services; and installation of electrical outlets, telephone wires, and internet services were the most sought-after E/C services. Maintenance requests were received every three months, while repair requests were received every six or seven months.
