An Economic Analysis of Steel Framed Modular Housing: Compared with Case of Urban Type Living Housing of Wall-slab (강재 프레임 주택형 모듈러의 경제성 분석: 벽식구조인 도시생활형주택과의 사례비교를 통해)

  • The technology-intensive unit modular method of factory production method is attracting attention by the limit of the labor-intensive and field centered wet construction method. In recent years, the unit modular method has been applied to the construction of schoolhouse and BOQ(bachelor offices' quarters), dormitories, etc. But the modular method still is not used in housing construction by the lack of verification of resident performance and construction cost. Therefore, this study analyzed the economics of modular house to vitalize the constructed residential building by modular method and to develop the modular method. According to the study results, the construction cost of the modular house was analysed more about 6.2% expensive than that of the existing housing. However, if the construction duration of modular house is shortened or the productivity of modular house is increased, the construction cost of modular house will be similar to the that of the existing house.

Characteristics of Cooling Temperature of Cold Water Pipes Buried in the Wall of a Small Mobile Modular House (소형 이동식 모듈주택의 벽면에 냉수배관 매설에 의한 냉방온도 특성)

  • A chiller cooler absorbs the thermal energy of water to generate cold water and supplies the generated cold water to a cold water pipe buried in the wall of a small mobile modular house to greatly increase the cooling area. An attempt was made to reduce the required cooling time significantly. A small chiller cooler suitable for the cooling load of a small mobile modular house with an area less than 3.3 m2 was employed. When cooling is done during summer using a chiller cooler installed outdoors, heat absorption energy loss occurs in the cold water pipe owing to the high temperature. To address this, a study was conducted to reduce the endothermic energy loss significantly. As the mass flow rate of the cold water flowing inside the cold water pipe increased, the temperature decrease gradient of the cold water increased. From the start of the cooling operation, the air temperature of the small mobile modular house decreased linearly in proportion to the operation time. Furthermore, the temperature of the air inside the small mobile modular house decreased in proportion to the increase in the flow of water inside the cold water pipe.

  • The purpose of this study is to evaluate seismic performances of a modular house system developed by a simple 4-clip fastening method and double metal assembly made of lightweight metals. In order to evaluate structural and non-structural seismic performances of the system. Shaking table test was carried out with full-scale modular units, and a nonlinear pushover analysis was performed to obtain suitable seismic responses for story drifts, displacements, force resistances and dynamic properties of the system. Through 3D analysis and shaking table test, the current method of lightweight modular metal unit assembly and systems with seismic performance of a 4-clip fastening type modular house were demonstrated safe and effective to seismic design.

Development of a Korean Modular Housing Construction Scenario (한국형 모듈러 주택 시공의 시나리오 개발)

  • A modular house is a house that is assembled on-site from modularized units. As such units are manufactured in a factory, the construction period is reduced, resources are recycled, and quality is improved. However, the construction technique applied to conventional modular houses has not overcome certain structural restrictions, as it is currently used to build houses less than 4 stories in height, which means that it lacks economic feasibility. For this reason, this research aims to develop a scenario of a construction method for Korean modular housing that can be applied to urban-type housing higher than 12 stories. This research is expected to provide fundamental data necessary for the future development of a construction method for Korean modular housing.

Study on Recognition and Satisfaction of Modular Housing through the Post Occupancy Evaluation (거주 후 평가를 통한 모듈러 주택에 대한 인식 및 만족도 연구)

  • Recently, many researches on the supply of public rental-housings that utilize modular houses have been conducted for the expanded supply of public rental house and consumer-customized supply. For this reason, a research on recognition and satisfaction of residents who live in modular houses was conducted based on their evaluations on public rental houses utilizing actual modular houses. Consequently planning guidelines that would increase residency satisfaction was drawn. Surveys and interviews of 'The Gongneung Hee-mang Housing' were conducted, and analyses of descriptive statistics, multiple regression analysis and importance-satisfaction analysis were conducted. The post occupancy evaluations inform that to gain extra recognition by promoting advantages of modular houses and engaging in educational activities are needed. Dealing with issues such as external noises and vibrations, proper common facility, interior space plan, taking account of facility plan is also needed. This study would contribute to establish modular house planning, reflecting the residents' practical demands.

  • The use of light steel framing as a method of house construction has increased significantly throughout Japan, United States and Europe. Industrialized unit method are prevailing in developed countries. Unit modular house industry has supported an intensive technical development, and housing systems are now available, which are highly adaptable in form and use. Unit modular house have their own merits and demerits, but the more crucial aspect is that the constant design standard should be applied in each design procedure. It entails the necessity of industrial housing development on the open system basis. This paper describes the general forms of factory product system of unit modular housing system in Korea, United States, Japan. And this study attempts to propose the unit factory product system of which the rate of pre-fabrication is the biggest, that can cope with the demand of user on the basis of open-system.

  • Modular construction is attracting attention as the solution of recent problems in construction site. Such as lack of construction workforce, increasing labor costs, work delay due to extreme weather events and strengthening government regulations. However, despite the many advantages, Modular construction has not been activated dueto high construction costs compared to other construction methods. Accordingly, the object of this study is priority derivation of prefabricated house cost reduction factors and use as basic research data. For research performance, we have analyzed the blueprint and bill of quantities of a modular construction based public dormitory which was built in 2013. In result, the proportion of modular construction and on-site construction is 66% and 34%, and the construction cost proportion by activity was devided in to construction(79%), machinery(7%), electricity(5%) and civil(9%). Among these results in order to reduce costs, interior finishing(19.4) steel-frame(16.9%), metal works(13.5%), RC(11.8%), joinery(7.3%) is the order requires focused management.

  • Modular house is built by assembling various joints. Module assembly in the stage of on-site installation is very important process, because assembly process directly affects the structural stability and the quality. However, manual tools and electric-powered tools have a problem in that assembly productivity and quality are reduced during long-time usage. Although pneumatic assembly tools for modular house have been developed, but empirical analysis to compare and evaluate the performance of tools has not been sufficient. This study compares and analyzes the assembly quality and productivity by applying existing assembly tools and new pneumatic tools to the field. The analysis results show that pneumatic assembly tools are more excellent in terms of assembly productivity and quality.

  • In this study, Dr. Bae Kyu-woong of the Korea Institute of Construction Technology developed a concrete module that was lightweighted to 1700kN with KC modules and met housing performance standards. It solves Construction lifts problem that was the limit of the PC module, and is an innovative model that greatly improves Construction period and economics with boxed modules, and is manufactured in the factory by extruded molding in vibration, noise, fireproofing standards, etc., and has the advantage of excellent precision and high strength. Therefore, if the framing house of a precast concretecan only be standardized in construction, its potential for growth will be endless. To do this, standardization, standardization, and modularization of the design are essential.

  • In Korea, the modular construction method was applied to the construction of facilities such as military barracks and school dormitories, beginning with the pilot project of Seoul New Elementary School in 2003. In 2017, public modular houses were supplied to Busan(Yongho-dong) and Seoul(Gayang-dong), and modular housing is expected to continue to be supplied in the future. However, there is no clear construction standard for the modular housing construction yet, and there are few cases where the infill modular system is applied. Therefore, this study established the work breakdown structure and proposed a standard process focusing on the infill modular system applied to the construction of Dujeong-dong modular house in Cheonan. Level 1 of the work breakdown structure by construction stage of Infill modular was defined as modular manufacturing, assembly, and finishing process. Level 2 was defined as preparation, modular production, modular infill, modular fixing, floor plastering, building finishing, and other site finishing. Level 3 is defined as 57 detailed unit work of infill modular construction. The standard process of infill modular is proposed for the assembly stage that is commonly applicable to infill modular housing construction. The results of this study can be used for the process plan, transportation plan, lifting plan of modular housing construction.
