  • These days, Construction industries are getting bigger, more specialized and complicated. Accordingly, the items of management is increased, also owner's organization is reduced. For this reason, various a method of construction management is introduced in the domestic construction industry. But introduction of construction management have caused increase cost because role duplication of managers. This role duplication is caused by confusion of trial and error, irrationality of system. And every construction project have peculiar properties, also owner's organization of project have various properties. This various properties is not reflected in the construction management , and the regimental method of construction management applied. In order to solving these problems, this study suggested the commissioning model for CM service reflected the properties of project and owner. This study have to selection of the critical service, service item of construction management and definition of owner's role through analysis of the properties of project, owner's capacity and requirement.

Comparison on Physicochemical Properties and Antioxidant Activities of Commonly Consumed Coffees at Coffee Shops in Seoul Downtown (서울 시내 커피전문점에서 판매되는 커피의 이화학적 특성 및 항산화성 비교)

  • The physicochemical properties and antioxidant activities of commonly consumed espresso and regular coffees, at coffee shops in downtown Seoul, were investigated. Moreover, the characteristics between chain type coffee shops and owner shops were compared using t-tests. The serving temperature and volume of espresso were lower than those for regular coffees. Whereas, the pH and total acidity of espresso were higher than those for regular coffees. Coffees from chain shops, in particular, had a significantly higher pH and lower total acidity than those from owner shops. The L, a and b values of the regular coffees were higher than those of the espresso coffees. With the exception of the a value of regular coffees, all the color values of the coffees from owner shops were higher than those from the chain shops. The intensity of the brownness, soluble solid contents and total phenolic contents of the espresso coffees were about 7∼8, 8∼9 and 4 times higher, respectively, than those of regular coffees. In addition, the free radical scavenging capacities and antioxidant activities of the espresso coffees, using a chemiluminescence assay, were higher than those of regular coffees. Espresso coffees from chain shops, especially, had higher activities of free radical scavenging than those from owner shops. In conclusion, the characteristics of coffees from chain shops were significantly different from those from owner coffee shops.

  • This study was analyzed and researched into each gradual properties of housing owner's decision making, for preservation of traditional scenery and search for the way its succession, on the basis of search of the rural area housing owner and the virtual research data. As a result of this study, public company should care and advertise significance of traditional scenery succession to housing owners and architectural planning offices, because the model what public company has been developed and distributed should not be ignored influence on the process of housing owner's decision making.

  • In this paper, survey of technical methods for protecting intellectual properties and proposal of art works plagiarism detection are accomplished. For this, in this paper, a survey of technical methods for inspecting of program source code plagiarism, analysis of natural languages plagiarism types and existing inspection methods are accomplished Also, author verification system and plagiarism detection about ancient literatures or art works is proposed because of ancient literatures or art work are important in the aspect of cultural properties control, protecting of author's intellectual property and owner's property estimation.

  • Latex modified concrete (LMC) has grown to be accepted as a standard material of construction overlaying bridge decks in America due to its superior physical and chemical properties. The properties of latex, combined with the low water-cement ratio, produce a concrete that has improved flexural, tensile, and bond strength, lower modulus of elasticity, increased freeze-thaw resistance, and reduced permeability compared to conventional concrete of similar mix design. LMC overlays have been service in excellence for 30 years on thousands of bridge in U.S.A. This may, also, prolong the life cycle of bridge deck once it is adopted in Korea. The self-contained, mobile, continuous mixer is most appropriate particularly for concrete quality assurance. Assuring quality on a bridge deck overlay project should begin in the design phase and continue after the construction is completed. Quality should be the concern of everyone involved-owner, designer, and contractor.

Author Verification by the Analysis of Edge Structures in Art Works (작품의 경계 형태 분석에 의란 예술품의 진위 판정)

  • Author verification system of ancient literatures or art works are important in the aspects of cultural properties control and owner's properties estimation. For this, experts of cultural properties administration have been done in inspecting the author verification. But inspection fee of experts is expensive. Therefore, social demands are increasing the automatic author verification system. For this, this paper proposes the automatic author verification system by the edge structure analysis of art works. The method of edge structure analysis is adopted because of these feature factors are significant in the several feature factors. In the near future, 1 will develope the entire system to teat the various art works by comining several feature vectors. Finally, the effectiveness of this paper is demonstrated by the several experiments.

A Comparative Analysis of Customer Choice and Satisfaction Factors among Three Types of Coffee Shops (커피 전문점 선택요인과 만족도에 관한 비교 연구)

  • Purpose - Theorists and researchers in the area of customer satisfaction generally agree that product satisfaction intervenes between expectancy disconfirmation and various post-purchase cognitive states including attitude and behavioral intention. Studies in a variety of settings have supported the effect of expectation and its disconfirmation on satisfaction, but only a small number of studies address the cognitive consequences of satisfaction decisions and none report data on choice processes such as brand selection. This study examines the influence of satisfaction and its determinants on behavioral intention and product preference in eight coffee shops across the country. Generally it was found in both overall and summed attribute analyses that satisfaction was a function of expectation and disconfirmation, that intention was a function of satisfaction, and that preference was influenced by satisfaction and disconfirmation, the latter having the greater effect. Research design, data, and methodology - The main objective of this study was to assess the dimensions of consumer selection and satisfaction in choosing a coffee shop. In order to achieve this objective, a study of coffee shops across the country was conducted. This study comprised in-depth questionnaires distributed to coffee shop customers. A survey was conducted from September 1, 2011 to September 30, 2011, involving franchise coffee shop, independently owned coffee shop, and roastery coffee shop customers. Results - Hypothesis 1-1, which states that coffee shop choice attributes differ based on the type of coffee shop, is accepted. It has a significance level of 0.05, according to choosing properties of coffee shop by convenience of transportation, varieties of beans, residence of the owner (manager), information, and relationships. Hypothesis 1-2, which states that satisfaction with the choice factor differs depending on the type of coffee shops, is accepted. The P-values for cleanliness and varieties of beans were 0.04 and 0.00, respectively, and have a significance level of 0.05, according to the satisfaction with the chosen coffee shop. Hypothesis 2-1, which states that the importance of the choice attributes in coffee shop selections differs based on the demographic characteristics of the customers, is accepted. According to the t-test result, convenience of parking and residence of the owner (manager) are significant. Hypothesis 2-2, which states that satisfaction with the choice factor will differ depending of the type of coffee shop, is accepted. Conclusions - This study has shown that intention to revisit a certain shop is most likely correlated to satisfaction in all cases. In order to offer subsequent developments for coffee shops, this study also identifies relations between customer satisfaction and selection by finding significant factors. In order to maximize customers' satisfaction, coffee shops should analyze and satisfy customers' needs and wants in terms of coffee service. While the findings do not generalize beyond the mall sampling procedure used here, we have hopefully identified a close approximation of the process of satisfaction decisions used by consumers generally.

A Study on the Intervention of Property Management Enterprises in Community Governance Model - Based on Property Management of Public Product in Attribute Perspective -

  • At the end of 2019, there was the major outbreak of "COVID-19" in China. In this outbreak prevention and control campaign, the property management enterprises(PME) performed actively, playing a vital role in China. This paper puts forward that the property management enterprises(PME) should be included as subjects of national urban and rural community governance from the perspective of the public product attribute of property management. Based on the properties of public goods in property management, this paper redefines the functions and positioning of PME with public affairs management, establishes the qualification of PME to participate in one of the main bodies of community public governance. And it forms a new model of community governance with community residents committees, owner' committee and PME as the main body. This research provides implications for national urban and rural community governance models by applying existing theories and practical examples.
