Effects of Exclusive Agency Listing and Real Estate Information Network System on Real Estate Broker' Trust and Customer' Satisfactions (전속중개계약과 부동산거래정보망제도가 중개업자 신뢰성과 고객만족에 미치는 영향 분석)

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

A Study on the Investment Determinants for Residential Real Estate Development by Investor Perspectives (주거용 부동산 개발을 위한 투자자 관점에 따른 의사결정 요인에 관한 연구)

  • This study analyzed the importance of factors according to the investor's perspective through a survey of residential real estate experts using AHP and fuzzy theory. Analysis results showed that rent, profitability, traffic accessibility, commercial and infrastructure, and financial regulation are important in common. By expert group, financial and credit groups cited profitability, rent, traffic accessibility, supply and tax benefits, construction and development groups cited traffic accessibility, rent, direct access, profitability, commercial area and infrastructure, and appraisal and evaluation groups cited rent, profitability, transportation accessibility, financial regulation and supply as the most important factors. This showed that it had a preference characteristic that was associated with work. In other words, it focuses most on the financial perspective in investment characteristics, and it values convenience such as accessibility to transportation and commercial districts and infrastructure as its location characteristics. In addition, it was found that easing financial regulations in the market is important to expand investment in real estate. This study aims to help the business feasibility analysis of residential property developers and rational decision-making of general investors who are consumers, taking into account the various perspectives of the expert group.

  • The brand value of apartment which affects not only sale percent and profit but also the worth of real estate is raised as an important point of sale competition in the apartment market. But now the market is occupied by a few construction companies, which have well recognized brand. So it's difficult for a construction company without brand to enter the apartment market because of consumer's ignorance. domestic construction companies are spending lots of money and effort to advertise their characteristic brandapartment based on classified consumer's desire and offer consumers what they want. Therefor, This study investigated the factors of recently characteristic brandapartment focusing on design, environment, materials, home automation and surveyed residents preference of a brand by P.O.E methods. Based on such results of survey, this study suggest the basically reference information on characteristic strategy of an brandapartment.

A Study on the Location Factors of Foreign Direct Investment Firms in Korea (국내 외국인직접투자기업의 입지결정요인에 관한 연구)

  • This study analyzed and compared the importance and priority of location decision factors in Foreign Direct Investment Firms managing the manufacturing business in the nation's southeastern economic zone, and in expert group by using AHP analytical technique based on examining the location theory and the prior research of real estate for industry. Also, it analyzed difference in importance and priority for location factors by corporate scale, by business category, and by location type targeting only foreign direct investment firms, and offered references necessary for location decision-making. In addition, to elicit useful information for policy related to location decision factors for foreign direct investment firms, the implications were elicited by analyzing the results recognized between foreign direct investment firms and expert group on information elements regarding investment satisfaction, business bottlenecks, and location decision process. The considerable gap was indicated in importance and priority of location decision factors considered between the nation's foreign direct investment firms and real-estate expert group for industry. As a result of analyzing by reflecting the corporate characteristic variable in location assessment model unlike before, the importance of the competitive advantage factor and the business strategic factor was indicated to be very high.

  • Then, it investigated the investment preference through the previous studies to analyze the influence factor of investment satisfaction and demonstrated the effects through the PLS (Partial Least Squares) regression. In addition, it separated the target type to institutional investors and retail investors and carried out the survey for comparing the investment preference of investor type. The result of analysis found out that institutional investors emphasis on investment preference such as the Inflation hedge, Early payback, Financial stability, Leverage risk and etc. Then, general investors emphasis on investment preference such as the Rental income, Facilities and Equipment, Business area and population, Ease of use, Leverage risk, Early payback and etc. In addition, common investment preferences are the Leverage risk, Early payback and Facility accessibility.

  • This study analyzed the influencing factors for urban redevelopment projects with a relatively long project duration in the context of Seoul's increasing urbanization rate and aging. Among the business areas that have been designated since 2005 and have been approved for the management and disposal plan of the entire Seoul area, 75 business areas have been set as targets. A hedonic price model was used to analyze the project area, economic, and locational characteristics as independent variables with the project duration from designation of zones to approval of management and disposal plans as dependent variables. As a result of the analysis, the smaller the project area, the larger the area occupied per union member, the larger the land price change rate, and the smaller the KOSPI index, the shorter the required period. This study has the distinction of empirically analyzing the effect of characteristic variables considering size and economic and locational characteristics on period. It provides implications that the area of the business area, the number of union members, and economic conditions should be considered when establishing a business area.

  • The factors that affect on the ratio of monthly rent to total rents in commercial real estate lease contract was empirically investigated. The theoretical basis for the research was location theory, retail trade-area analysis, bid rent, agglomeration theory, and demand externality theory. The data used in this study included information on goodwills per 3.3 square meters, deposit money per 3.3 square meters, retail rents per 3.3 square meters, and passing pedestrians' characteristics in 96 retail trade areas in South korea. As the results, using the hedonic price functions and multi-regression analysis, the independent variables does affect the ratio of monthly rent to total rents in the each retail trade area were goodwills per 3.3 square meters, deposit money per 3.3 square meters, retail rents per 3.3 square meters, and the number of Small Wholesale Retail Trade Firms at the level of nation. also, the results show goodwills per 3.3 square meters and the number of Small Wholesale Retail Trade Firms are important factors in determining the ratio of monthly rent to total rents in commercial real estate lease contract in seoul. In summary, not only the economic conditions in the retail trade area but also the passing pedestrian count should be considered to determine the ratio of monthly rent to total rents in commercial real estate lease contract.

Decision-making Factors and Characteristics for Buying an Unsold Apartment: Focused on Unsold Apartment Residents (미분양아파트 구매의사결정 영향구조 분석: 잔여세대 입주자를 대상으로)

  • The study suggested plans to solve the problems of unsold apartments that lead to social and economic issues in our society, analyzed the characteristic factors related to the unsold apartment residents, investigated the preference factors, and finally determined the influence structure between the characteristic factors of residents and the mitigation factor of unsold apartment, for the repurchase intention. From previous studies, this study determined the characteristic factors based on the physical, environmental, social and economic characteristics to make up the characteristic factors for the unsold apartment residents. Then, through a Focus Group Interview (FGI) among the members of a real estate specialist group, it summarized the suitable factors for analysis and analyzed the influence structure between all factors through Partial Least Squares Structural Equation Modeling (PLS-SEM). The study results show that the mitigation factors are the most profound cause of the decision-making for unsold apartment residents, followed by economic factors and residential factors. In addition, the residential satisfaction for the unsold apartment residents has a positive relation with the repurchase intention.

A Study on the Factors Affecting Land Prices Caused by the Development of Industrial Complex (산업단지 개발에 따른 지가형성요인에 관한 연구)

  • Since officially assessed land price system was introduced, it has functioned as the criterion for establishing and implementing real estate policies. However, there is a controversial issue about the adequacy of the officially assessed land price system. The problem is that it is difficult to establish a statistical model due to too many land characteristics. Also, local economy, macroeconomic environments and development plans are not reflected in the land price evaluation model. Considering longitudinal and cross-sectional variables, a two-way error component panel model was used in this study. This analysis model includes variables reflecting land characteristics, macroeconomic volatility, and development project. The Paju LCD Industrial Complex was selected as a analysis area and an empirical analysis was performed. According to the analysis, the number of significant land characteristic variables were 14(31%) under 5% significance level. Macroeconomic volatility has had an influence on the land price and year variable reflecting development project has consistently been significant since the industrial complex was designated. Therefore, this study suggests that the land price evaluation model should be improved by simplifying land characteristic variables and including macroeconomic and regional economic variables.

Development and Implementation of a 2-Phase Calibration Method for Gravity Model Considering Accessibility (접근성 지표를 도입한 중력모형의 2단계 정산기법 개발 및 적용)

  • Gravity model has had the major problem that the model explains the characteristics of travel behavior with only deterrence factors such as travel time or cost. In modern society, travel behavior can be affected not only deterrence factors but also zonal characteristics or transportation service. Therefore, those features have to be considered to estimate the future travel demand accurately. In this regard, there are two primary aims of this study: 1. to identify the characteristics of inter-zonal travel, 2. to develop the new type of calibration method. By employing accessibility variable which can explain the manifold pattern of trip, we define the zonal travel behavior newly. Furthermore, we suggest 2-phase calibration method, since existing calibration method cannot find the optimum solution when organizing the deterrence function with the new variables. The new method proceeds with 2 steps; step 1.estimating deterrence parameter, step 2. finding balancing factors. The validation results with RMSE, E-norm, C.R show that this study model explains the inter-zonal travel pattern adequately and estimate the O/D pairs precisely than existing gravity model. Especially, the problem with estimation of short distance trip is overcomed. In conclusion, it is possible to draw the conclusion that this study suggests the possibility of improvement for trip distribution model.
