A Study on the Problems of the Occupants for the Aspects of the Improper Construction of Housing ( II ) - The Relations between the Actual Conditions (주택의 하자발생으로 인한 소비자문제에 관한 연구( II ) - 주택특성에 따른 하자실태와 피해유형과의 관계 -)

  • The purpose of this study is to analyze the relations between the conditions of the flaws and the types of damage according to the characteristics of housing, and then to provide with some basic data for the construction of houses of good quality. The effective analytic data for this research are 558 of all 700 questionnaires gathered through distribution collection and personal interviews conducted from June 22, 1992 Through to July 6, towards the first occupants in apartment houses, tenement houses, multidetached houses, multifamily houses and detached houses that last 10 years after construction, located in Seoul and Kyungki-Do. Our major findings are as under:1) Our data reveal that the ratio of flaw occurrence by general type breaks down into noise 53.7%, crack 39.3%, dew condensation 36.9%, windows and doors 36.6%, structure and frame 35.3%, built-in materials 33.3%, the inferiority of equipments/facilities 29.0%, ill drainage 22.0%, and the leakage of water 19.3% average number of flaw occurrence, multi detached house is the highest as 13.7, apartment house 10.5, tenement house 10.5, detached house 10.51 and multifamily house 8.7.3) As regards the degree of flaw occurrence, the flaw of noise is as serious in the degree of occurence as it is high in the ratio of occurrence. Particularly, the following contrastive phenomena are found: multidetached house is normal (2.0) in the degree of occurrence but it is high in the ratio of occurrence: while multifamily house is 2.9 in the degree of occurrence but it is low in the ratio of occurrence.4) In view of the relations between the types of flaws and those of damage, the flaw type which significantly influences on the injury of spirit and health is built-in materials; the flaw types that have considerable effect on the damage of house and home life are the inferiority of equipments/facilities, due condensation, and inferior windows and doors; and the flaw types that have a bad influence over the reliance on the constructors are the inferiority of equipments/facilities, due condensation and built-in materials.

A study on the Household consumption of Tap Water and the Decreasing Rate of lpcd by the increase in the Number of Residents in Seoul (서울시 가정에서의 수돗물 사용량과 거주인수 증가에 따른 1인 1일 사용량의 감소변화에 관한 연구)

  • This study analyzed the lpcd of 25 districts in Seoul using random samples of residents in Seoul selected by computer selecting system. By classifying these samples according to the type of houses(tenement houses, apartment houses and detached houses), the type of districts, the effects of the number of residents in a house and the type of the houses on tap water use are analyzed. From these samples, the consumption of tap water per capita day(lpcd) in Seoul can be estimated statistically. It is also observed that the lpcd decreases as the flat-dwellers increase. As the dwellers increase from 1 to 2, from 2 to 3, from 3 to 4 and from 4 to 5, lpcd has decreased by 47.6%, 20.8%, 16.9%, and 9.0%, respectively. The regression curve, which fits the tendency of decrease well, is represented by an power function. And the estimated linear regression equation shows that the average decreasing rate of lpcd as flat dwellers increasing is 12%.

A Case Study on the Experience of Housing Environment - In the case of Middle class Apartment Residents - (주거환경 경험에 관한 사례연구 - 중산층 아파트 거주 주부를 대상으로 -)

  • The purpose of this study was to investigate the middle-class housewives` experience of housing environment through their own cognitive expressions. Subjects were 18 housewives living in the apartments at Junggye-Dong, Seoul and Field survey method was used. Indepth interview technique with planned questionnaire was used. The contents of individual`s housing life history were recorded by means of a recording machine. Cognitive expressions of subjects ontheir experience of housing environment were analiyzed by Content Analysis. Subjects have respectively experienced various housing types. The housing experiences were classified by stimuli and respones. Stimuli were again classified by the factors and characteristics of housing environment, whereas responses were classified by types and directions. Negative experiences were more frequent than positive ones. Negative evaluations were appeared more frequently In such case as the existence of community facilities, interior structure, bathrooms, and heating systems. The positive emotional experiences appeared more frequently were the natural characteristic$ of outdoors. When all the contents were analyzed by housing types experienced, subjects negatively remembered community facilities in high-rise apartments, and positively outdoors in detached single houses including traditional houses, and negatively heating systems in low-rise apartments and tenement houses. These contents, especially positive and negative aspects of past experience. can be used as basic data to understand residents` reponses and to plan furture houses more desirable for them.

Evaluation and Improvement for Enforcement of the Waste Recycling System in Pohang City (쓰레기 종량제 실시 후 평가 및 개선방향 - 포항시 중심으로 -)

  • This study conducted to determine the evaluation and improvement for enforcement of the waste recycling system in Pohang city and surveyed 4 areas at the southern and northern districts respectively by a team of two officials during the period 6 February 7 February 1995. The rates of the use for waste recycling system's envelope from home trash were 94.2% at the northern district and 92.8% at the southern district by areas, 95.6% at the group houses (apartments and tenement houses) and 91.3% at the separate houses by patterns of house, the low economic class 96.4%, the middle economic class 96.3% and the upper economic class 87.5% by the economic levels, and the bell method 96.5%, the container method 95.6%, door take method 86.1% in order, respectively. The trash from houses were garbage 57.4%, paper 18.7%, plastic 10.3%, fiber 7.9%, bottle 2.7%, metal and can 1.4%, and wood and rubber 0.7% in order. The rates of the reuse trash(reuse possible paper, plastic, bottle, can and metal) were 20.2% of the total, 21.8% at the southern district and 18.5% at the northern district by areas, 25.7% at the separate houses and 14.7% at the group houses(apartments and tenement houses) by patterns of house, and the door take method 34.3%, the bell take method 17.1% and the container take method 14.7% in order, respectively. There were the double envelopes of the plastic bag from stories 46.3% and the clear plastic bag 29.5% in the waste cycling system's envelopes. There were 1.9 double envelopes in the waste cycling system's envelopes. Garbage occupied more than half of the total trash, so it is need to be compost and provender.

  • Today, the rapid economic growth and emerging new trends have been changed radically throughout the society and they especially have affected the changes of life-style and the diversity of residents'demands in housing life. This changes of life have brought the shift in family form from traditional type, thus new phase of nuclear family means that it makes on the whole, variable family forms such as single family, non-blood one, a generation one and so on. It therefore is time that we should not only explore current housing plans, but envisage concept of new living space to satisfy latent need of the occupants. But the forms, in spite of the diversity of user's needs and the change of life-style, of many houses as many apartment and tenement houses supplied so far have been clearly limted, and housing policy of the mass-supply causes monotonous space composition, over-occupation and non-changeability. Now, the collective houses have some limits owing to the commoness and assemblage, but they have failed to keep up with the variable and changeable life-style of residents. These problems, to put it concretely, lead to increasing needs for the number of rooms in proportion to family members, for the change of behavior using the space. We therefore need to propose the new living space. As the current plans for designing house are based on the average life-style of people, they can not cope with variable demands of the resident. For that reason, this paper will propose the manual space system as an alternative for it and the goal is to suggest new furniture system which we need to create the flexibility of living space.

The Business Model & Feasibility Analysis of the Han-Ok Residential Housing Block (한옥주거단지 사업모델구상 및 타당성 분석)

  • This study is to derive a project model based on potential demand for Korean-style houses, focusing on new town detached housing sites that LH supplies and to test validity of the derived model and to present the direction and supply methods of the projects. The existing high-class new town Korean-style housing developments that have been considered were found to have little business value due to problems in choice of location and discordance of demand, so 6 types of projects were established through the methods of changes in planned scale, combined use, and subdivision of plot of land based on the results of survey. The type that has the highest business value among the project models was block-type multifamily houses, and this can be interpreted as the increase in total construction area leading to increase inrevenues of allotment sales due to economies of scale. The feasibility of mass housing model in which small-scale Korean-style houses are combined with amenities was found to be high, and if the same project conditions as those of the block-type multifamily houses are applied, the business value of the Korean-style tenement houses was found to be high. Besides, the high-class housing models within block-type detached housing areas are typical projects that the private sector generally promotes, and the construction cost was found to be most expensive with 910 million won per house. In order to enhance the business value of the Korean-style housing development, collectivization such as choice of location, diversification of demand classes, optimization of house sizes, and combination of uses is needed. And in order to adopt Korean-style houses in the detached housing sites, the adjustments and division of the existing planned plots are needed, and the strategies to cope with new demand through supplying Korean-style housing types of sites can be suggested. Also breaking away from the existing uniform residential development methods, the development method through supplying original land that is natural land not yet developed besides basic infrastructures (main roads and water and sewage) can be considered, and as the construction of more than 1~2 stories building is impossible due to the structure of Korean-style house roof and furniture. So it can be suggested that original land in the form of hilly land is considered to be most suitable to large-scale development projects.

Study on Environmental Project Factors in Peripheral Spaces around Children's Parks within Low-rise Housing Areas by Using IPA Analysis - Focusing on user consciousness survey - (IPA분석을 이용한 저층주거지 내 어린이공원 주변공간의 환경계획요인에 관한 연구 - 이용자 의식조사를 중심으로 -)

  • The purpose of this study is to draw safe environmental project factors for enhancing the safety of children in peripheral space around children's park and suggest environmental project measures for peripheral spaces around children's parks, based on the survey of children's park users' consciousness on peripheral spaces. Physical space range for this study was limited to low-rise housing area wihtin the radius of 250m, as peripheral spaces around children's parks in which children's playgrounds were built. In addition, the target areas for examining users' consciousness on peripheral spaces around children's parks were selected according to following criteria. 1)areas with highter portion of children; 2) those with higher portion of single-family houses/multi-housing/tenement houses, which constitute low-rise housing areas; and 3) those with higher safety accident rate of children, which was measured based on criminal and traffic accidents. The finding are as follows: first, users' consciousness on safety accidents that are likely to occur in peripheral spaces around children's parks was examined to show that there is most prominent difference between satisfaction and necessity. This result suggests that users are clearly conscious of the necessity of environmental improvement rather than the satisfaction with the current peripheral environment around children's park.; second, for the difference between satisfaction with and necessity of environmental project factors for access/boundary spaces around children's pakrs, there is most significant difference between the satisfaction with and the necessity of establishment of facilities against illegal parking for clear visibility of community roads, for access spaces, and the separate establishment of bicycle racks around main entry into parks, for boundary spaces. Users' necessity of the establishment of them is judged to be derived from the fact that the safety of children and even adults is threatened, because bicycles invaded into the deep inside of children parks. This study analyzed a correlation between satisfaction and necessity through factor and IPA analysis, and should be initially considenred if the future environmental improvement project would be conducted to promote safe environment in peripheral spaces around children's parks in the future. It will be necessary to provide practical environmental project factors through a field investigation.
